This company took over the property of ***. They are changing the terms of the lease agreement by charging for things like: sewer, water usage, trash pick up, pest control, and something "miscellaneous income." This bill comes separately periodically from a third party management company. I asked about the bill, I was told that the company estimates the bill for the unit (I'm in a unit of 24). The bills are all over the place from $7 to $135.00. There are no separate meters. I signed a three month lease, which by now would have expired. I went to the office to get a copy of my lease and I found that they had in their possession a one year least that I did not sign. They seem to have created a lease by combining two different leases: my old one and a new one that I was not privy to. We were never given a copy of the three-month lease. I have put in several work orders but nothing has been done to my apartment. They say they are coming but they don't come. I have to fill out additional work orders for the same repairs.

This letter is in response to the above referenced complaint (ID ***) from ***. 2B Residential is the management agent for the owner of ***. We did recently implement billing for water, sewer, trash removal and pest control at *** for all new residents, and for existing residents at their lease renewal. All residents were notified prior to signing their new lease agreement that they would be responsible for those fees, and that they would be billed by a third-part company.

The invoices are allocated to residents using RUBS (Ratio Utility Billing System)) based 50% on square footage and 50% on occupancy. this means that the residents living in larger size units will be allocated more of the water charges compared to someone in a smaller unit. Also, residents with multiple occupants will be allocated more of the water charges compared to a unit with only 1 occupant. We send the actual invoices to YES Energy Management, and they allocate the charges to the residents and bill them appropriately.

The initial invoice was prorated based on either their move in date, if a new resident, or their renewal date for existing residents. We understand that this has caused confusion with residents and have met with many of them on an individual basis as well as mass email blasts to help erase any confusion. We do realize that being billed for items such as water, sewer, trash removal or pest may be new to this property, but it is the industry standard, and has been for over 20 years now. We will not be waiving those fees for *** as she agreed to them by signing the lease.

*** signed a 13 month lease renewal earlier this year which began on March 1, 2020 and will expire April 30, 2021. Residents are required to initial each page of the lease and sign the last page. This is done to show that the lease was not changed at any point during the lease term. *** initialed each page of the 13 month lease document.

My apartment got broken into on Feb 4, 2020. I was given the option to transfer to another apartment or to break my lease. I said I would think about it. Seeing that the apartment that was offered to me was facing the same way I felt uncomfortable and didn’t want that apartment. On February 14, 2020, I gave my 30 day notice to vacate since I was on month to month. I asked *** if my 30 days concluded on March 14, 2020 and if I were to be billed from March 1-14 I was told yes. Received a balance statement saying I was to pay the full amount for March. That is not what I was told up front and should not be held responsible if I was told from an employee that my billing stops

To whom it may concern:
*** was offered to transfer to another apartment home after the break in, and not offered to break her lease, as she was on a month to month contract. Per her lease agreement, if her notice was put in 30 days prior to the end of the month she wouldn’t be rent responsible until the end of the next month however, *** put her notice in 2/14/2020 which would make her rent responsible through the end of March. After speaking with upper management, we came to the decision that we would only charge her through her move out date of 3/14/2020. I contacted *** directly to inform her of this on Friday March 13, 2020. We have not received a payment for ***’s prorated rent from 3/1/2020- 3/14/2020 as agreed upon.
