I have been renting from 4 Success for a few years and it has been the best experience. I rarely have any issues with my home but when I do it is handled in a timely manner. I love my home and if you rent from them you!

I've been renting in Memphis for a while now, and by far 4 success has been my best experience. They respond to questions and concerns in a timely manner, they have properties in decent areas of the city and well kept. They make you feel like you matter, and that is rare in the real estate business.

I moved into a property managed by 4 Success Realty & Property Management in August of 2017. The application process and move-in was seamless. Kewanna, Jannica, Bert and Joyce are all very professional and a pleasure to work with. I've only had to call them twice for maintenance issues and the response time was excellent. If you're looking for a property management company 4 Success is top notch!

Very professional, patience, and reliable rental company. Mrs. A was very positive and patience when it came to me picking my home and walking me through the process. I will refer anyone to them for rental needs.

4Success refused to fix damages I found during my move in inspection.

On 1-22-20 I *** put down a $700 deposit to hold the property at *** I was unable to do a move in inspection because there were occupants still in the home. The occupants was not due to move out until 1-27-20. Ms. P explained to me my deposit is non refundable if I change my mind. However, Ms. P also "reassured" me that if I was to find any damages upon completing the walk through inspection that it would be repaired before my move in date of 2-19-20. P stated that if things found was not fixed prior to my move in date that I *wouldn't be penalized. Please see attached photos of damages that were flagged to be repaired. I was told by your "Office Manager" that the owner will not replaced the two bathrooms mirrors or outside wood work. The mirrors are clearly worn out around the edges. Ms. K told me the owner would fix the broken glass to the front security door. The owner Half Completed fixing this door. He replaced the big glass, but did not replace the mid section of the door. This is a "Security Risk" because the broken mid section of the door is located near the door's lock. These were *unacceptable rental conditions I was giving no other choice but to seek housing else where. 4Success Realty & Property Management Failed to keep their end of the agreement. This is a Clear Breach on your company end. Therefore I am requesting my holding deposit back in the full amount of $735.00. I do hope we can resolve this matter promptly & quietly. If not I would have no choice but to take legal action. The owner having the option to fix Part of the security door, but not the *entire glass is totally unheard of and once again it's unacceptable. I made several attempts with Ms. K & The office Manager to have the door completed. The answer was *no. Therefore I rightfully should be refunded my deposit because 4Success didn't uphold their end of the bargain. Trying to rent out a Townhome to me in *unacceptable conditions is a Clear Breach Of Contract. The Office Manager was Rude, Nonchalant, & Calloused about my situation they placed me in.

Desired Outcome

I am seeking a full refund. I paid & holding deposit in the amount $700. This held the property for 30 days. The property had plenty of time to get this residence presentable & satisfactory prior to my actual move in date, but completely failed to do so.

Thank you the opportunity to respond to the complaint. Our office moved from one location to another on Monday February 17th and internet service was reactivated on Thursday February 20. We are playing catch up and did receive an email from the prospective tenant on Thursday. It obvious she was not willing to let us reply just as she has not revisited the house from the initial inspection.
On 2/12/20 the tenant performed a move in inspection of the property and the attached work order created and photos of the items of concern are attached. At which time as the property management company we take those things to the owner to see if they will address them. The owner replaced the glass, repaired the hole and repaired the closet doors. The owner stated he would eventually repair the exterior but these repairs can only be addressed once the weather has changed and the temperatures are above 60 in order to paint outside (hence in the spring March or April). The mirror was not broken only worn and the vent was only bent. These are only cosmetic items; nothing that is a safety or hazard to the tenant. I have attached the repaired photos as well.
On Monday February 17th the tenant sent a text to our leasing agent and stated she saw that the bottom glass had been replaced but now a crack was in the middle glass and if the owner would replace that . The owner stated it was not safety or security issue and he would not. The tenant later told our office manager she would probably not be moving forward and knew she had signed the attached document and would lose her holding deposit. See form attached as well.
The reason we have this form in place is in part to eliminate taking a house of the market and the tenant find another house and the owner has missed other potential renters. The tenant has not been back on the inside of the home to see that the other items have been addressed; she has only been driving by looking from the exterior.
We are willing to compromise with her but we have to look out for the owner as well. We are by no means trying to make her move forward with renting from *** because when things start rocky they usually end that way. *** can contact the office and after speaking with the owner he is willing to refund half of the money in good faith because all health and safety repairs were completed.

2-25-20 First & Foremost I do not want anyone reading this to be misinformed. I did not keep riding by the potential residence. I stopped by the property once on 2-17-20 which is two days prior to my signing of the lease. I went to inspect the front security door to see if it had been *completely repaired like I had discussed in writing with Leasing Agent K Upon my arrival the mid section of the glass door was broken & being held together by tape. A security door suppose to be just that "Secure". A broken glass being held together by tape invites *unwanted guest such as "burglars". After seeing the front door still in this unsafe condition as well as being held together by tape I *No longer wanted to re-visit inside of the home or rent the property. I am well within my renter's rights to decline a property who refuses to make a much *needed *complete repair on the front door to a dwelling. Secondly, the Office Manager never stated the owner would paint the outside of the home when the temperature warms up. Her exact words were "No the owner says he is not going to fix any outside work". I then asked did the owner say why, she replied with one word and that word was "No". Prior to 4Success moving to their new location I continued to call the office hoping they would decide to honor my request so I would not be burden with finding another dwelling who provides safe & secured doors. I was unable to reach anyone. I made attempts to call from the moment the business opened off & on until closing. I have "records" of conversations via text messages between Agent K & I. It proves I made every attempt for the company or owner to completely repair the door not just part of it. The texts also shows Agent K acting as a Liaison for the Office Manager. In which she made it clear according to the texts that the owner would not be returning to fix the rest of the glass door. Be mindful this is only 2days before I suppose to sign the lease. I have forwarded copies of these conversations to Revdex.com's Resolution Investigator. Along with pictures of the door as of 2-17-20 & proof I purchased a money order to cover the first month rent in the amount of $735. All of this *proves I had all intentions in moving into the property if "only" they had fixed the entire broken glass to the security door which once again is a Breach Of Contract & violates my "Renters Rights" to be in a safe dwelling. I hereby request to be refunded the full amount of $700.00. Not as you say a "good faith" payment. I wasted time, money, & efforts. And rightfully so a full refund is due to me for 4Success failure to resolve repairs. You stated the mirror was *Worn not broken, & the vent was bent not broken. These are things that also should have honored when a tenant points it out during a walk through move in inspection. That is the Whole Point of an inspection. The inspection is pointless if you and the owner get to rent out a property with *worned mirrors & *broken security doors. However, I was willing to compromise & accept the mirrors, but the door is definitely a deal breaker & a *Legal Breach. If 4success refuses to accept this resolution all parties involved can plead their case in Civil Court. I request the office contact me either via phone or email. As I stated before I am always unable to reach a person in the office.

We are aware of the text thread and when she said she was not moving forward there was no need in explaining the owners position on the wood. She chose not to check the remaining repairs on the property. The tape on the bottom of the door was from the replacement and the mid section was only a hairline crack as noted in the photos provided and was causing not immediate security issue to the tenant. The items noted were cosmetic issues as I explained and nothing causing due harm or safety issue for the perspective tenant. The purpose of the holding letter is for issues like this where tenant change their mind or have unreasonable expectations. The deposit was paid on 1/22, prior to the previous tenant moving out, with her move in inspection being done on 2/12 for a move in on 2/19 it was February 17 or 18 when she advised she was not moving forward cause of the door was cracked and never checking the other requested repairs. The owner has only agreed to refund 1/2 of the deposit because we missed several other potential tenants due to her signing the holding form which removed the house from the market.Our position has not changed and we are open to a face to face with the tenant to explain the process again to come to some type of understanding.

There is no further explanation needed from 4Success. My level of understanding of their process is great. I also understand the company will to never accept their accountability of our proposed deal going wrong. I would have liked to accept their invitation for an in person meeting. However, I cannot due to the fact I will be out of town training starting on Tuesday for (three months.) Therefore, I am ready to resolve this matter so the company & I can place this entire ordeal behind us. I accept their offer to refund 1/2 of my holding deposit in the amount of $350.00. As I mentioned I am not able to pick up the payment. I request for the office to make check payable to me & mail it to the address their company has on file for me. I also would like to know when can I expect it? So I can have someone to check the mail. Thank you in advance.

Work very hard to keep their tenants happy

In every relationship, there will be some ups and downs. We moved into this property five years ago and have had only a few problems. 4 Success Realty acquired this property from another management company and was not aware of the pre-existing issues. They cannot be blamed for that. When we contacted them, they were prompt about getting the repairs done and we never had to wait many days getting a work order completed. Last summer our air went out and the part that was needed could not be replaced for a week. The office made sure that my family did not suffer in the excessive heat. One of the office staff personally delivered a portable air conditioning unit for us to use until the work was completed plus, they would call to check on us to see if the unit was cooling down the house. When one of the electrical outlets sparked, they had an electrician out to the house within one hour. Also when one of my family members was robbed and we were short on the rent, they made arrangements for us so that we were not evicted while we were gathering up the rent payment. I don't know many management companies that would have done that.

I may not always agree with a few of the decisions or actions that they have made in regards to our business interactions with them but in all honesty, they are a good company to do business with.

Property management agreements were made with the tenants regarding the last month's rent, the rental deposit and appliances that were in the rental

Property management issues

1. 3 appliances were given away without my knowledge or permission.

2. Rental deposit was refunded back to rental, last month rent was partially paid and property was left very dirty

Desired Outcome

I payment for my appliances, and $300 of the last months rent.

Thank you for the opportunity to reply to the complaint filed by *** 4 Success Realty took over the management of the property located at *** in March of 2014. ( Property Management agreement). At the time the property was occupied and was being turned over from another management company. Those tenants vacated and new tenants moved in June of 2015.
In May *** and I started discussing her listing the property for sale and her submitting to do a short sale on the property. In June we received an as is offer from an investor and accepted by seller. After which all documents were submitted to*** for approval to sell for less than what was owed.(see document#1) but part of the approval required the seller to pay her own attorney fees which was$400. She then stated she would use the rent from the tenants to pay that. When we received the original approval August 17th it was only good thru October 4th.(see#2)
The tenants already knew the property was listed for sale and lease was not being renewed but we didn't know how long the approval would take. We informed the buyer of the approval and they were still interestedn since it had been several months and they wanted to do the visual inspection of the house and accepted it in the current condition. After which the buyer wanted to know if the tenants would be out by closing, this was on Sept 4th. I texted *** about the situation and even suggested we offerfree rent to get them out of the house in time for closing and she and I spoke on the phone Sept 7th during the day in detail. She says she didn't agree but on Sept 11th she texted and wanted to know when they would be out. And I explained I would call and talk with the tenants about what was going on. I spoke to the tenants and informed her they would need to be out by the end of the month in order for the house to be sold. They under stood and would start looking for a place to be out of the house in 3 weeks. At that time we had not received rent and I told *** the goal would be to get the tenants out so she could sell which was the goal since she had not made a mortgage payment in 3 or 4 months.
4SR negotiated with the tenants to be out of the property, leave it clean and they would receive their deposit back. Our field inspector did the final walk thru and received the keys from the tenants. (***. *** asked about a stove initially but I told her when we moved the new tenants in, there was no stove listed. (see #5). Later she asked about a washer and when I asked the tenant she said it went out and she replaced it(see#5) referenced the appliances provided were as is no warranties. Again on any property we manage that rents for under 1k we do not warrant the appliances. I would like to add most owners who leave appliances in a unit don't want them back. Also there were no appliances listed on the property management by *** (see property management agreement). And lastly what condition would the items be in after 4 years. I have included text threads and emails for reference of conversations. After all of the back and forward with the tenants needing to be but hadnt received rent I negotiated with the buyer to pay the attorney fees of $400, that the seller had originally agreed to pay. We had to go back to *** to get the close date extended because *** was under bankruptcy the buyer had concerns over creditors staking claim to the house so we had to wait additional days after the court approval to satisfy the buyers attorney. She and I emailed back and forward about this issue and on October 9th at 11:27, I asked what did she to see happen at this point. 317pm on October 9th her response was getting items needed for closing. We texted about funds we had on file for her that I dropped to the attorneys office because I was out of town (see #3 copy of check issued and cashed). In closing the house closed buyers had no complaints, she was relieved of the debt, the tenants moved as needed and left the house in satisfactory condition as it should have been after living there 3 years. 4SR should not be held responsible for an appliance that was at least 4 years old if not older (she originally bought the *** in May 1993) when we took over management in 2014 , I did research and *** bought the house she lives in now in October 2010. There was no stove when her original tenants moved out so I will not be liable for that. When the June tenants moved in there was a washer, dryer and dishwasher. The tenant stated the washer went out and she replaced it. I admit we have had some turn over at our front desk and I can not verify the account of what happened. But I have text the tenant stated it was not working and she replaced.
I was under the impression as I told her several times via text emial and phone that we working to get the house sold and negotiation with the tenant to make that happen was what I did.

The deal closed on October 12th and I have not heard from her since she sent a text verifying she closed, the condenser was still present and said thank you at 3:26pm October 12th.

I don't accept this response because it doen't aknowledge the fact 4success never told me any my applances went out and why they were gotten rid of them without my knowledge or permission. They did document an agreement with the tenenant and 4 success, without me regarding the applances. Secondly the tenant didn't pay the last month's rent and the deposit was refunded after I ask 4success not to refund the deposit if the rent wasn't paid.

We worked on her behalf the owner and the tenant.
Because there was such a shirt window of time to meet the deadline given by the bank and removal of the tenant. Again after the sale was approved and the buyer stated the house needed to be vacant at closing. Some type of incentive needed to be given to the tenant in order for the sale to proceed. Which it did on Oct 12,2018.
The complaint is unreasonable and she has received everything due her through the sale of her home. We are not responsible for appliances that placed in rental properties... All owners are aware of this.

Again we apologize she is unhappy with the outcome but we cant give what we don't have nor should we be penalized for a successful cllosed transaction.

There's a moldy/sour smell coming from underneath the tile in the main bathroom. Refuse to repair, deemed it to be only "cosmetic"
On September 4, 2018 I completed my initial walkthrough of the home with Jannica A. Upon entering the home there was a strong odor that I initially thought it came from the home being vacant. In the main bathroom the tile right in front of the toilet was lifted, pointed out to Jannica. The home was cleaned on the 5th of September and I began moving in on the 6th of September. From day one "maintenance and communication was an issue". When I entered the main bathroom on the 6th the smell was stronger. I immediately began to investigate where the smell was coming from. When I stepped in front of the toilet it was soak with water underneath the tile. I immediately reached out to Jannica to have someone to take a look as the smell was unbearable and unhealthy for my 3 year old. She did not send someone to come look into the issue until September 11, 5 days later, which she never communicated to me until the vendor advised her I I was not home. We were able to schedule him to come back September 15 at 9am although he didn't show until after noon. He determined the water came from a worn out wax ring which he replaced. He then asked me for liquid ***, I advised him I only had fabulous not knowing the reason. He proceeded to pour fabulous in the crack of the lifted floor to "kill the odor". Here it's been 29 days and my smoke detectors have never been installed, back door was never power washed, blinds are filthy, and I can't allow my son to stay here due to not knowing how serious this floor situation is. Jada Bowie, repair specialist, has told me two days in a row I will receive a call from a vendor I have yet to receive. This is by far the worse experience I've ever had.

I would like the tile in my bathroom floor pulled up and the issue fixed.

It's very unfortunate that *** felt the need to submit this complaint when she was advised on 9.25 that the bathroom floor would be replaced on 9.29 (see attached text thread). The repair was completed as scheduled on 9/29 (see attached before and after pic). Initiately, the wax ring was replaced however, it was later discovered that the urine smell from the damaged wax ring had caused damage to the floor surrounding the toilet..Please note: there was never an issue of mold which is an emergency as that seems to be every tenant's favorite word when they want to get immediate attention. *** has complained and been over the top about every repair that she has called in since she moved in only a month ago. Her expectations are simply not in line with our business model. In reference to her dirty blinds and a dirty back door... We use a professional cleaning service and the property was professional cleaned before she moved in (see attached move in inspection which clearly shows a clean home), it sounds like it just wasn't cleaned to her standards. This is a frivolous complaint in that we weren't given ample time to address the issue..Repairs are handled in the order of importanance; heat, air, plumbing and electrical all take precedence over non-emergency repairs. This was explained to *** however, because this isn't what she wanted to hear, she threatened us with the fact that she would be going to code enforcement, Revdex.com, etc.(see attached). We've been in this business long enough to know that you simply can't satisfy everyone. *** will be given the option to void her lease without penalty so that she find housing suitable to her needs and her expectations.

Refund of security deposit

On 10/28/2017 I moved from ***. After moving I return to the property to clean it and have an inspection completed. I contacted the company about my refund and was given different number of days for refund when the lease states 30 days after move. I continually contacted the office and was finally told that I could pick up my check which is $175.00 dollars short with the explanation that they had to paint which is not my responsiblility nor stated in the lease.
To my understanding it has to be painted by the landlord after a tenate vacates by law.

Desired Outcome

I am seeking the balance of my deposit.

Received her deposit back less $125.00 for the damages beyond normal wear and tear, as explained to her previously and again on 12/30/17. We actually met with her and showed her the pics of the damages and the invoice for the repair. She was not happy but now understands why we deducted $125.00 (not $175.00) from her deposit.

I did see the pictures she was talking about which was where an older model TV was setting in front of a wall and from the heat and/or dust developed a stain on the wall which in my opinion would be considered normal ware and tare of a 2 year period and it still had to be painted regardless. I am not pleased with the so call justification of charging me to paint. There fore I am at a point of having to except their reasoning, but I really don't except the explanation.

It is unfortunate that *** is not satisfied with the decision of 4 Success Realty as it relates to the damages to the property. We have showed *** pics of the damages and the invoice for the work performed (that are not normal wear and tear) as the wall had to be primed (which is an extra expense) due to the damages that occurred during her stay. Unfortunately, we have did all that we can do in this matter.

4 Success has been my property management company for over seven years, and based on my experience with the company, I can't imagine a more ethical, knowledgeable, responsible, or friendlier company. I reside in California and I had numerous problems with two of the three previous managers of my property. Please believe me when I say that, for the last seven years, I have no problem sleeping because with 4 Success, I have little to be concerned about. With one of my past managers, it wasn't uncommon for questionable charges to appear on the statements. That is absolutely not the case with 4 Success. All charges are clear and unambigous. Moreover, never has any tenants of the five properties I have complained to me about a slow or late response to any problems they have experienced. Indeed, Deborah, from the beginning of our partership made it clear to me that any reluctance on my part to pay for repairs in a timely manner would unacceptable. In other word, the last thing 4 Success will tolerate is a slumlord. I'm very happy with 4 Success Realty!

When I rented my first investment property- I used 4 Success - Deborah. The experience was truly comforting in an unfamiliar world. This has been over 5 years- I still depend and trust my properties to be managed with care. I recommend this company without hesitation to get the job done!

We were new out of town investors who unknowingly bought a rental property in a below average neighborhood. For the first 2 years, we lost a lot of money to a few property management company's which took advantage of us. We were really ready to give up but thought we would give one more property management company a chance to help us manage our problem rental.

Fortunately, we found 4 Success Realty, LLC. Fast forward another 2 years later, Ms. W and Bell-W*** continue to do an outstanding job for us. As a consequence, instead of selling our problem rental and leaving Memphis, we actually purchased 5 more rentals through 4 Success Realty. I would not hesitate to recommend this professional, friendly and very trusting property management company to anyone.

There are a lot of property management companies in Memphis who boast that they are good at what they do. However, they do not tell you that they will manage only the easier properties. To me the true strength of a management company is one which can do a good job on any level of rental property and 4 Success Realty has clearly shown this.

I just wish they could manage my other rentals located in other states.

4 Success Realty has done an excellent job as the property management for our property. They keep the property rented pretty much all the time and don't have excessive repair bills. Always have a detailed repair list from the contractor prior to any repairs being completed. This company does a good job to make sure the property owner has rental income from the property.
