My name is [redacted] and I am the Vice President of Student Housing for PRIME Multifamily Investors/Bristile Properties and oversee The Lodge on BroadwayThe original complaint was received and reviewed by all key members of the executive team at the home office of Bristile PropertiesOn Thursday, July 16, 2015, three days following the initiated complaint, myself, [redacted] Brisendine (President, Bristile Properties) and Walker Molinare (Principal, PRIME Multifamily Investors) traveled to ***, [redacted] for a property visitWhile there, we met with ** [redacted] and discovered the condition of her unitWhile it was very apparent that ** [redacted] needed to be removed from the unit due to the condition, an appropriate remedy was needing to be discussed as the original proposal was declined by ***After a second meeting, it was determined and agreed upon that The Lodge would do the following: Credit back the charge for July rent in the amount of $499, withhold from charging utilities for the month of July (she was still held responsible for utilities for the month of June), full refund of her security deposit in the amount of $and an additional credit of $to cover the cost of replacing her pots/pans as well as cleaning/moving expensesThe total refund amount agreed upon was $Additionally, it was agreed upon that the Revdex.com complaint filed would be removed as it was filed against Bristile Properties and not The Lodge Venture Group, LPShould you require any additional information, feel free to reach out to me by email at [redacted] or phone at [redacted] .Regards, [redacted] Vice President ?

Good Afternoon,Bristile Properties took over the management of this unit in June of Unfortunately, we did not have any documentation or copies of conversations between the resident and the previous management company concerning the condition of their home The charges for the vertical blinds and the two door stops were determined by the inventory and inspection form that was turned in by the resident upon mowith the previous management company Due to the fact that the resident did not have a positive experience while under management with the previous company, and the fact that these items could have been an issue prior to Bristile Properties taking over, we have agreed to refund the $per the tenant's request Respectfully Submitted,Bristile Properties

The complaint concerning the charges to unit *** were addressed with the *** *** on September 16th via a phone conversation I explained to him his charges were compared against his move in checklist to prevent double charges The items on his original move in checklist that he
provided were repaired with go backs by the maintenance vendor *** and I reviewed the charges together During my conversation with *** it was agreed to remove the cost of the keys since he did turn them This was a miscommunication from the office staff The remaining items which included replacement of broken vertical, outlet cover (had stickers on it), missing door stops, clean toilets and set of shower doors, and carpet clean with stain removal He was also charged for a utility bill of $for 7/30-8/14/ The items came to $which gave him a refund of $ This payment was processed on 9/20/

I, *** ***, SVP, Management Services, took a phone call from *** *** in regards to her complaintAfter reviewing her account, I confirmed that the backdated charges were illegitimate due to the lack of an executed renewal agreementAdditionally, I noticed the renewal agreement signed by
the tenants but it lacked the execution signature of the managementAt that point, I told *** that I would remove the $back dated charges which has been done and that I would send her a copy of her executed lease, which has also been doneI also sent a follow up email to *** following our phone conversationTo my knowledge, all has been resolved with *** as of the end of our phone conversation. In regards to the text messages, *** spoke of her irritation of the text messages from the communityWhile she claimed there was a harassing tone, after personally reviewing them I did not deem them to come across in that nature as all communication by the staff was perceived as cordialNonetheless, the staff has been instructed to contact the tenants via phone calls, emails or paper notice

Complaint: ***I respectfully reject your response During my phone conversation with *** on September 16th and in a certified letter I explained that I left the unit in better condition than when I took possession on July 19, The carpet, still wet from the attempted cleaning, was filthy, leaving our feet/socks blackened with filthDays before moving out, I made sure to vacuum and shampoo the entire unitI also left the restrooms in better condition than they were when I took possessionThe damaged blinds were replaced and still had the tags on them when I moved outBottom line- I handed over the unit in better condition than it was when I took possessionIf needed, I have pictures and video to show the condition that the unit was left in, as well as people willing to give statements regarding its condition moving in and moving out. This has been the worst experience I have had as a tenantI can only hope the conduct of *** *** ** *** *** does not reflect the conduct of Bristile Properties as a wholeThe unit I was shown was not the unit I was moving into and I did not get to see the unit until after I signed the leaseTaping a day notice to the front door without the courtesy of a phone call or hand delivering is unacceptableHad the day notice blown off my door, I would have had no ideaI had to find a suitable home for my family with little notice and no prior planningWhen I found a suitable home, I had no choice but to act quickly causing me to move out a month earlier than the end of the leaseI’m amazed that even after you give me a day notice, you refused to work with me on my final month of rentAs a result, I paid the full amount of rent for a unit that I did not step foot in during the month of August

We apologize for the delay in the repair to the ceiling. After speaking with the maintenance contractor, when he checked the ceiling for a leak it was determined to not be leaking, however, he did not repair/paint the ceiling damage. A second maintenance technician will be going out to the unit to...

address and determine if that is still the case. In regards to the dishwasher, there is only one service request reported by the tenant on 3/28/17 which was completed out in May 2017 after confirmation with the tenant. No additional reports have been made that the dishwasher is not working properly. The issues with the toilet were as follows:-The 1/2 bath toilet was reported on 4/28/17 and the flapper was replaced accordingly.-The second bath upstairs was reported on 7/28/17 and cancelled because maintenance could not find anything wrong with it and the tenant confirmed that they no longer heard it running.-The second bath upstairs was reported on 8/5/17 and was completed in the system that same month after confirmation of the issue being fixed.As of right now, the only pending issue is the ceiling in the master bedroom but we will have the maintenance technician also look at the dishwasher if it is still not functioning properly.

Thursday, July 16, 2015, three days following the initiated complaint, myself, [redacted] Brisendine (President, Bristile Properties) and Walker Molinare (Principal, PRIME Multifamily Investors) traveled to [redacted] for a property visit. While there, we met with **. [redacted] and discovered the condition of her unit. While it was very apparent that **. [redacted] needed to be removed from the unit due to the condition, an appropriate remedy was needing to be discussed as the original proposal was declined by **. [redacted]. After a second meeting, it was determined and agreed upon that The Lodge would do the following: Credit back the charge for July 2015 rent in the amount of $499, withhold from charging utilities for the month of July (she was still held responsible for utilities for the month of June), full refund of her security deposit in the amount of $250 and an additional credit of $429.79 to cover the cost of replacing her pots/pans as well as cleaning/moving expenses. The total refund amount agreed upon was $1300. Additionally, it was agreed upon that the Revdex.com complaint filed would be removed as it was filed against Bristile Properties and not The Lodge Venture Group, LP.
