Good afternoon, I am writing in response to your letter dated July 7, I have attached the correspondence with Ms*** as well as a copy of the lease agreement she signed and the rental policy including the cancellation policy which she signed that she had read and agreed to I
have been in the vacation business for years and can tell you that 99% of all rentals go for one week minimums and rent from Saturday to Saturday The calendars that we have online are set up that way too Had Ms*** indicated she needed a rental for a wedding we would have explained that they don't work for weddings that are on the weekend She indicates that she clicked on "book now" to make a reservation which simply can't be true as we don't book through *** nor do we book online We email a lease packet (copy attached) By her own admission she states "I admit that I did not notice that the date was still saying 9/17-24....my daughter's wedding is 9/so it seemed like the right date" We are all busy and I am sorry that Ms*** did not thoroughly review the lease packet and accompanying documents before executing a legal document However, that does not relieve her from her legal obligations under the terms of the lease I have indicated to her that we are doing everything we can to try to re book the cottage so that she can be relieved of her obligations under the lease The time that I am having to spend gathering information is taking away from time that I could be spending doing that Please let me know if you have any further questions.best, ***CC: Counsel-- *** ** ***Maine Island Properties*** *** ***

Ms *** states that I did not book through *** by clicking on the "Book Now" buttonIf you go to the page for the booking you MUST click on the "Book Now" to begin the process of renting this unitNowhere does it state that you have to say for what reason you are booking a unit so why would I have told her that it was for a weddingThe calendar does NOT show that it has to be booked Saturday to Saturday which you can also see simply by looking at the *** siteI have two other houses booked in Bar Harbor for the same time for my daughter's wedding for other guests and neither of them required a week or that it be Saturday to SaturdayHer statements would be true for renting directly from a real estate company but how does the consumer know that it isn't through *** and that the advertising for the unit on the *** site will not be honored? This is my main complaintYou can't advertise one thing and then send out a contract with things changed without making clear that it is different than what was requestedThe company should not be advertising on *** if they cannot honor the information they are advertisingAgain, it's not like we are cancelling days or even weeks in advanceIt is months during a low demand part of the seasonI have requested to have the booking extended to include a couple of days early check in and pay the extra but even that has not been acceptedThe business is not willing to work with the renter at all.
