Schumacher Homes has been attentive to the warranty concernsWe have made numerous repairs and provided reimbursements to the homeownerMost recently we are in the process of completing the one year warranty, including replacing brick mold, drywall repairs and paint touch upThe only item beyond this warranty service is the repairs to the cracks in the stone mortarAll of the repairs are in process and will be completed soonIn addition, we will schedule an appointment with our warranty representative to visit their home to verify that all are completed Please review this information and let me know if you have any questions,

I would like to take this opportunity to respond to your concerns: Cabinet hardware was ordered twice by our Ashland officeUnfortunately the manufacturer sent the wrong finish both timesThe correct hardware will be installed Missing cabinet sliding shelvesOur standard cabinets do not include sliding shelves; however, our Ashland office has honored your request and ordered the shelves for you at our costThe shelves were delivered to the Ashland office and will be installed tomorrow during your warranty appointment Our siding contractor has been contacted to address your concern regarding the sunroom door I spoke with our Ashland General ManagerHe confirmed that our warranty representative did camera the drainAs you noted, he did find a small amount of sand in the lineThis is typical and will not affect the functioning of the system as there was no blockage created Thank you for your patience during these repairsShould you have any further questions, please feel to contact the Ashland officeYour warranty with Schumacher Homes will continue, as well as your ten year 2-Structural Warranty

Schumacher Homes has made numerous attempts to repair items for this homeownerOn several occasions, the homeowner either was not present during the repair calls or had someone at the home who knew nothing of the repairs to be addressesThe tub repair and drywall repairs are scheduled for the end of MarchThe door has been corrected and inspected by the manufacture's rep and determined to be working as designedThe door still needs to be paintedSchumacher Homes will complete these items at this service call provided the homeowner confirms the appointment and allows us in to make the repairs

I have reviewed this complaint with our [redacted] *** General Manager Our BR office and CAD Department have spent considerable time with Mrs [redacted] redesigning one of our copyrighted floor plans to suit her needsThe changes have been extensiveWe subsequently provided a price quote for the homeThe quote for the foundation was incorrectly based on the total square footage rather than just the foundationOur General Manager called Mrs [redacted] and provided a new priceIf Mrs [redacted] wants to move forward and build this home, then Schumacher Homes will be happy to enter into a purchase agreement and do soIf Mrs [redacted] wants to build with another builder, that too is finePlease remember though that all of our plans are copyrighted, so she cannot build this plan and any derivative of it unless built by Schumacher Homes.At this point we do not have a purchase agreement or deposit

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below Several of the aforementioned items have been completed, and several remain undone However on December 30th we did close on the house and gave Schumcher the final $21, We worked the next two days to move all of our belongings to our new house, finally, after being guaranteed to be in September 10th We needed to be out of our rental home to prevent paying rent one more extra month However January 2nd we had a local contractor out to the house to hook up our propane tank (after being delayed because we had to hire a local contractor to do final grade work) and we found out that Schumacher had not installed a ground on our gas line as required by national code AND there was a gas leak at our hot water heater So we now are unable to live at our new house and have moved out of the rental home, and are in my in-laws basement I left two voicemails today with our Schumacher builder [redacted] *nd one voicemail at Schumacher warranty center operato [redacted] and did not receive a return call from anyone I cannot underestimate our frustration with Schumacher The electrician came this morning to hook up the ground wire, but I am not going to move my wife and year old baby into a house with gas leaks, and Schumacher needs to make this situation right immediately Regards, [redacted]

Yesterday our [redacted] called the homeowner to review all of her concernsAfter the conversation, she followed up with our Lafayette team to review the outstanding concernsOur Lafayette office will be in contact with her to coordinate the repairsAs far as the cabinets, the cabinets that were installed in the home are [redacted] CabinetsThese cabinets are the same cabinets as provided for and described in the purchase agreement, same as in all Schumacher Homes' models nationwide and same as in all homes we buildWe have very few warranty claims on the cabinetsHad we known of previous issues prior to the homeowner electing to replace the entire kitchem with custom cabinets, we would have addressed those issues as well.Please review this information and let me know if you have any further questions

Attached is a complaint to the Revdex.com from [redacted] ** [redacted] We have been responding to their warranty issues, mentioned, and not mentioned, since October and have completed all requests with the exception of the tile and the ceilings The tile work has been hard to schedule with them as they are not responding to the tile company's voice mails requesting time to get inThe tile company is continuing to reach out to scheduleThe repairs are to replace cracked tiles, replace an uneven tile at the drain, and redo the top of the shower seat as it holds water We will not be addressing the ceilings againThey are fineThe history of the ceilings being unacceptable dates back to the month before closingThe butt joints were noticeable and we removed and replaced the ceilingsThey were still unhappy so [redacted] had the painter coat all the ceilings with a level spray coatThey accepted and closed on 5/31/They complained directly to the painter/ Drywall vendor and he offered them lights for the rooms they were unhappy withThe owners have tried to involve us with the light deal speaking with [redacted] and [redacted] about the painter having us to order the lights

Schumacher Homes has been very responsive to all requests of Mr [redacted] The mounds in the back of the propertyMr [redacted] is the owner of the propertySchumacher Homes was contracted to build the homeThe lot, lot characteristics and associated expenses are the responsibility of the homeownerThis is provided for in our purchase agreementIn addition, our employees told this to Mr [redacted] on numerous occasions and even asked him to get in contact with his developer to resolveWe have all of the emails and correspondence should you want a copyDrywall repairsSchumacher Homes sent a crew out to the home to make drywall repairs and paint touch up at the end of our warranty periodAgain copies of service work orders and paid purchase orders are available upon requestFloor squeaks are common in homesWe sent our warranty representative out to the home to resolveCracks in basement wallsThe cracks that our employees witnessed were typical shrinkage cracks and well within industry standardsSchumacher Homes completed the final grading around the perimeter of the home per contractIt is the homeowner's responsibility to maintain the grade and to perform additional grading as described aboveProvided the grade is maintained, Schumacher Homes provided a 2-Structural Warranty with this homePer documentation, the homeowner was advised of this warranty and told to provide a copy to his realtorSchumacher Homes relocated the gas line.Schumacher Homes responded timely to all requests made by the homeownerThe home was inspected by the building department and passed prior to the homeowner moving into the homeSchumacher Homes then completed all service repair requests during the warranty periodThe warranty has now expired since the home was built in All properties do require ongoing maintenanceIf the homeowner has any structural concerns of the home, the ten year warranty is still in place.Please review this information and let me know if you have any questions

[redacted] I had received this service request a few weeks ago The house closed six years ago I had [redacted] contact the customer and explain the warranty period She offered contractor contacts to have their concerns addressed, but they refused That was the last communication we had with the homeowner Please let me now if you have any questions Thank you, [redacted] | General Manager [redacted]

Revdex.com: First, I reject the response regarding all except the pedestal sinkWhile I do not recall the document submitted by Schumacher with its response, my initials do appear on the document that says there is a pedestal sink in the powder room.However, with regard to the cabinet materials and the size of the cabinets, I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaintFor your reference, details of the offer I reviewed appear below As stated in the document submitted by Schumacher, we initially agreed to "rich oak kitchen and vanity cabinetry." We later changed that to have maple doorsAt all times, we believed we were buying solid wood cabinetsNowhere did we hear, see, or sign anything stating the cabinet material would not be solid woodIn addition, while the plans we were allowed to view at the preconstruction meeting MAY have said the kitchen wall cabinets were inches tall, all plans we have seen or received show inch space above the kitchen's wall cabinetsWe did not have a chance to take the plans home and go over them in fine detail as we did not receive a copy of the actual plans, until after we closed on the construction loan, which was long after we signed the contractWe understood at the preconstruction meeting that there would be inches above the cabinetsThe plans also show a refrigerator end panel that does not match the cabinet over the refrigeratorThe plans simply do not accurately show the layout of the wall cabinets on our foot kitchen wall.We rejected a proposed extension to make the cabinets look taller that the response calls a "soffit" because we do not want a non-functional soffit above our cabinetsWe want no more than about inches above the cabinets, which means taller cabinetsAnd we want SOLID WOOD cabinets, which is what we thought we were buying from SchumacherNo one explained to us before we signed our contract that "standard" size meant that, UNLIKE the cabinets in the Schumacher showroom and model, there would be a inch cabinet on an foot wall, with about inches or so above the cabinets! We also rejected a proposal to purchase another set of wall cabinets that are inches tall because they, too, would have been made of particle board instead of solid wood Regards, [redacted]

Our construction manager has met with the homeowner to complete the Homeowner Orientation meeting. A list of outstanding items and adjustments was developed from the meeting and is in process of being completed. We are near completion and currently working on the Certificate of Occupancy so... that the homeowner may close and move in.Please review this information and let me know if you have any further questions.

Our staff spent a tremendous amount of time with Mrs [redacted] on her plansOur [redacted] *** personally followed up with her immediately via a telephone call regarding the change in the price for the foundationTo date we still do not have a deposit or signed purchase agreementHow can we be held liable for not following through on a contract when the potential home buyer never even signed a purchase agreement? Until we have a signed agreement, we will not move forward
