that can be called upon later as things break down, or after a hail storm that damages rooftop equipmentAn open ended warranty is not part of a home inspection, it is not something we offer nor advertiseAn open ended warranty would cost much more than the $he paid usThe time span between our inspection and his initial complaint was monthsHe took possession of the home at the end of the summer in Presumably if there was a problem with the cooling system he would have raised it with us thenInstead he waited for the system to break in July before callingThat is suspicious.He claims the unit was hail damaged and that may be the reason the unit failedIt’s obvious to me that the hail came sometime after our inspectionHe filed a claim with his insurance company and they are paying itOwning and maintaining a home is a financial commitment that Mr*** does not appear to be prepared forI feel that Mr*** is using his position as an attorney in our community to bully a small business into paying for his home maintenance and insurance claimsI don’t take lightly his threat of legal action nor his threat to damage our reputation by other meansBBackgroundI reviewed Mr***’s inspection report and found it to be excellent work that meets our internal standardsIt is attached hereSee page for the Cooling section.It is clear that our inspector checked out the air conditionerThere is a photo of the rooftop unit, its serial number, and there are photos of the temperature drop between supply and return registers inside the condoTemperature drop is the test to see if a cooling unit is working properlyThe temperature drop was degrees, which means that it was cooling very well on the day of inspectionThe minimum acceptable drop is degreesThe cooling unit was noted to be years old based on the serial number, putting it in roughly the 75th percentile in terms of ageNormally they last about years.It is not at all surprising to me, nor should it be to Mr***, that an 11-year old unit that has been hail damaged after our inspection could later fail.We inspected the house on August 8, His complaint was not until July 14, 2017, months later and after several warm months where the cooling system would have been usedWhy did he not complain to us earlier? Was it because the cooling system was working just fine until it later broke down or later was hailed upon?If Mr***’s insurance company is buying him a new air conditioner due to hail damage then why is he making a claim against Call2Inspect?
