I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
The situation was not resolved in a timely fashion after I had originally called in to have a work order made up. Five days after a work order was made up, a repair man showed up in the late afternoon.  Attached is a copy of the my phone record stating the original date that I made a call to CAM Properties and was told a work order was made up on the 22nd of January.  I had placed several phone calls between the 22nd of January and the 27th of January to find out when a repair man would be out to fix my leaking sink(even after my phone broke, and always I provided a contact number). When I reached the CAM Properties office on the 27th, I was told that a work order had been sitting there for days.  Each time I spoke with the rude staff, I was yelled at and regularly hung up on without an answer to when my sink would be fixed. The only reason I made this complaint is because of the time it took for CAM Properties to acknowledge that I had a potentially dangerous situation(water leaks can cause serious health threats). This is not the first time that I have been ignored by CAM Properties. When I moved in, it took 3 1/2 months to replace a non-working stove and when replaced, it didn't even fit in the provided space(pictures also provided). I will be happy to be moving away from such an ignorant company. I give you my hard earned money for the worst service I have ever received from any company.

It makes no sense that a floor cannot be installed. Had I been given a reasonable answer the multiple other times that I asked, I may have been able to understand and have this issue resolved weeks ago. There are 12 units in the complex, two of which have laminate flooring just like I am asking for and that we agreed to. Three of the apartments have the awful flooring like mine and I know for a fact that one other tenant has been begging for the same issue to be resolved. Another unit has tile and the others have carpet. There are so many options here. Why can we not just refinish and seal the concrete? That would be just fine and would resolve the issue of not being able to properly clean it. I have asked for the floor to be sealed numerous times and I just get ignored. If CAM wishes to respond, I ask that they actually answer the questions that I have asked.

CAM Properties made every attempt to replace the flooring as desired by the tenant.  We had a licensed flooring company come out to the unit Ms. [redacted] lives in and they determined that flooring was not able to be installed as she had wished.  We communicated this to her along with our...

willingness to allow her out of her lease with no penalty to her.  We understand the desire to get this resolved and we are willing to help Ms. [redacted] in finding residence at a different property if she wishes.  The corporate office as well as the [redacted] office have responded and been in contact with Ms. [redacted] on this issue.

I have lived at Tidewood Apartments for a week and half now, the first day I moved in I seen alive and dead bedbugs in the bedroom and the bathroom. I called the 24 hour maintenance service twice that day I finally got a call back. The leasing manager Irene) stated no one could come because of Labor Day weekend. I

was confused because it said 24 service and it was only 5pm that day when I called. Tuesday came and nothing still was done, Wednesday came she had someone come and inspect (I Ask can someone spray my apartment), Thursday comes and I brought the leasing manager a bag of bedbugs to show her I was not kidding about the bedbugs. The pest people come and spray that day but when I returned home they removed the plastic from my mattress which they had no right. I went to the office and spoke with her about that. I ask to be release from my lease and nobody has gotten back to me about anything. I'm getting the run around about a situation that is on their part by allowing me to move into an invested apartment and no one is helping me. I sent in a compliant note to the Cooperate office about this matter and not yet have I heard from CAM properties, I've called

them numerous times and keep saying that Courtney is not in or lying saying she is in then changing the story that she is. This is highly disrespectful for having me live in an invested apartment. No one cares because it not them. Living here has been a huge problem for me I'm super stressed, crying every day, and itching.

It's sad to be going through this and to have to deal with nonprofessional people.

Manager on site is great, property management company is sickening. Apartments in Phoenix are considered inhabitable at certain temperatures. I've had several maintenance requests sent out before for such emergent situations. No acknowledgement of any maintenance requests made on the 24/7 EMERGENCY LINE are acknowledged or responded to. During business hours they can contact your specific manager but... At that point who cares? This place has left me very heat stroked and ill this summer and frequently leaves me in tears of frustration. Why would anyone let people suffer in the summer like this or claim to have a maintinence line they don't have? I'm not even sure if they are in business as of tonight because their main phone number says it's currently not in service.

The concrete needs to be level in order to install any type of laminate product into this unit.  The work that would be required to get the floor level cannot be performed while a tenant is occupying the unit.

I currently live in the Onyx Apartment complex that was recently taken over by CAM Properties within a month of living here.

I totally understand that within a management transition there are issues that pop-up that may take time. Well... time is just exactly what CAM Properties is taking.

Soon after CAM took over, the Wi-Fi situation has gone down the drain.

The complex advertises that they offer "Wi-Fi" but it's going on two (2!!!) months of having NO WIFI. Okay, we all can live without Wi-FI but do you know how inconvenient it is? Especially being a college student? Especially when we were promised to be provided Wi-Fi.

Originally, we were told that it would ONLY take 2 weeks for their internet providers (Cox Communications) to come out and fix the issue. A couple weeks after that we were told that they are going to wire each unit because all of the wiring was cut while the renovation. Not only are we restricted from getting our own individual internet providers, we are also restricted from getting cable. As of today, we are being told that it will now be done by the end of the new month (October). So another month without Wi-Fi??????????????????????

Another issue that rises out of this is that we are NOT being issued any type of credit towards our rent. Each of us pay a flat-fee that includes all of the utilities and "Wi-Fi". Once we called CAM and asked for a credit of some sort we were told that it is not within our contract so they are not obligated to do so. BUT... I have talked to another resident within this community and they have been granted a credit due to the Wi-Fi situation.

This issue arose soon after CAM Properties took over. Prior to that, we did have Wi-Fi, it did suck but it was something!

To whom it may concern, 

Ms. [redacted], called our office on 1/27/14 to submit a work order. My staff then asked if we have permission to enter her apartment if she was not home. She replied NO! We explained that someone would be out there that day but and our maintenance...

technician will call her when he is on his way. She replied that she did not have a phone and wanted to know an exact time. Since we could not give her an exact time frame she became uncooperative. Our technician was there that same day and repaired the water leak. All issues were completed in a timely manner. Regarding wanting her deposit back, deposits are only refunded after a tenant moves out and after a move out inspection is completed. If you have any further questions or would like documentation that the work was completed please advise and I will forward immediately.

CAM Management took over the property and things have gone straight to hell. Pool is not being properly maintained, a/c went out in the middle of the night and was not reset until 1pm the next day and all was needed was a reset on a tripped circuit breaker. Apt Manager accused various tenants of not paying rent and even claimed that the state subsidiary was not paid but a second phone call confirmed that it was.

Also empty apartments are being used as one night hotel rooms as strange cars are showing up late at night and leaving early in the morning.

There is something really wrong here.

Com properties has the most slip shot apartments that I've ever seen I've lived here for 4 years and I'm now being thrown out for them failing to renew my lease I have had no complaints against me from other management or residents

I’ve yet to receive a mail key or any mail since I’ve moved in. Clearly this should have been handled upon my move in. I’ve been living here since May. I’ve been late on my internet bill and gas because of management’s incompetence. Leaving me paying an extra amount monthly due to the late fees that have accumulated. My mail has been returned to sender on numerous occasions which has left me unpaid from my job and worried that my work check might end up in the wrong hands. The insufficiency of the management team has caused me to put an alert out on my credit to make sure my identity hasn’t been compromised, which by the way has been an extra expense as well. I’ve had credit cards returned to senders and never resent back out to me. This has caused an enormous headache and has put me under a significant amount of stress. As a management team you should all be more concerned with your customer service and the rapport you have yet to establish with a new tenant. “Ryan” in particular has been well aware of the fact that I’ve yet to be given the correct key. Leaving me to jump through hurtles to have my mail box rekeyed. I have reached out to US Postal Service more times than I can count. Not that you we’re all aware of this but for future reference the US Postal Service isn’t held accountable for rekeying YOUR mailboxes, this is handled by Osborn Places maintenance supervisor. I had to call off of WORK and meet the mail man at my unit.. Luckily for me, they were so gracious enough to give me a key that was already sitting in a vacant mail box and just move my mail to the vacant box. Which should and could have been done by the property management team.

To whom it may concern, 

I do apologize for the delayed response but needed to review the complaint with my staff. Arizona landlord tenant act states that all maintenance request be done in writing. I do not have record of any work orders in writing from Ms. [redacted]. I can not confirm Ms. [redacted] called as many times as stated but I do have record of the call on 1/27/14 and the issue was rectified. As for the previous work order Ms. [redacted] was made aware that the stove size that was originally in her apartment was no longer available and that we were ordering her a new stove. We also explained to Ms. [redacted] that if we went with a larger stove we would have to do some remodeling of her kitchen and she would be without a stove longer. She agreed to the slightly smaller stove and we never received any further concerns about the brand new stove that was installed in her unit. If you would like copies of invoices for all repairs done to her unit during her lease term I would be glad to forward to you. I was also informed that Ms. [redacted] put in her notice to vacate the apartment at the end of February. Refund of her security deposit will be determined after the move out inspection is performed. We will refund any monies owed in the time frame allowed per Arizona landlord tenant statues.

Omg...Where does one start when you have a company and it's employees who just don't give a [redacted]about the complex or tenants..The owner who bought are complex in july is related to the property management co.that is supposed to be running the place...I have never seen such a horrible management co in my entire life...and it is not the flunkies and undocumented workers who don't know what there doing..all the fault definitely falls on the people who call them selves the boss such as Debbie D[redacted] and the rest of her upper management buddies...They don't know there jobs they don't care enough to know landlord tenent law basics....If you ask them something they lie straight to your face and don't have a problem doing it...so yesterday 2 guys in two white trucks show up about 2:30 and they rip out the water heaters there was nothing wrong with them ..no leaking hot water was fine..didn't notify any tenants that this was going to happen and guess what nobody has hot water and theres nobody here fixing the problem and its 10am the following day...You would have thought that if you going to remove the hot water tank you would replace it the same day...but. No..We use to have a completely full two complexes and there was a waiting list to get into our complex....Now [redacted] we are only between half and less than 2/3rds full and there is no waiting list at all...the word is out and nobody wants to live at any of there properties they manage if they don't have to because they run the properties like slum lords...

They are the worst managment co. I have ever had misfortunes of dealing with....not only do they not know there job but everytime they open there mouths all that falls out is lies.....they property its self has been let go it's like living in the gehtto with a bunch of slum lords wanting money but yet they do nothing to deserve it....unfortunately the real owner who bought tidewood as a investment i'm sure has no clue to the mismanagent of this property even though his family member owens the prop.managment co....there favorite saying is we didn't recieve that call complant...we went from a waiting list to get a apt ...completely full prop to just over 50% occupied...that should say it all....there are so so many thing's wrong with that co....I could write at least 10 more pages...this is just a small look into the nightmare we now have to live with besides the crack dealers and bugs.....

Casa Maribela Apartments have so much potential but of course Cam properties dont care what so ever I've sent in complaint after complaint about Karen in the office being rude. It also does not make sense that management parks in front of the office and makes people and residents park far away from the office. One more thing to say the maintenance guy who lives here gets his own private parking (129) and takes up two spots while us resident who pay rent have to literally park far away from where you live while he gets his parking right near his apartment and if you park in the spot you'll be towed. Brought this up to Karen who was extremly rude saying they use those spots for deliveries witch is a lie. cockroach infested pest guy never shows up even after I cleaned out all my cabinets just plain problems here. CAM needs to get there priorities straight at Casa Maribella. Also I was always ontime paying my rent and Karen decided to think its funny not to renew my lease becuase I submitted complaints on her. Im not the only one whos have had problem with her take a look and google amd the reviews. Thanks Cam for karen guess she reports to no one huh?

Although the apartment manager for [redacted] is awesome, this property management company is horrible! They refuse to put screens on our windows, the a/c blower will NOT work and they will not turn on the a/c cooler..according to [redacted] at CAM "We are not obligated until its 90 degrees consistently for six days" OBLIGATED??? It got to 102 in my apartment yesterday. These are roach infested horrible GHETTO HOOD apartments. In fact, we all call it "the projects".... DO NOT MOVE HERE!
