Cameron M Schultz Construction Reviews (1)

Review: In late June, 2013 Cameron M.Schultz Contracting and I agreed that the company would remove and replace the back patio and front sidewalk of my house. The work was to start after July 4, 2013, was done and completed in good time. About 10 days after completion we had some rainfall which showed two depressions in both patio and sidewalk that did not drain as the rest of the surfaces. I called Mr. [redacted], informed him of this. He never came to examine the fault himself. He said he would send another company to widen the drainage slits he had put in the surfaces.I told him the slits were nowhere near the depressions and wouldn't work.On Aug.30,2013 this company, which had no name on its equipment, arrived and agreed that the problem would not be solved by widening the slits. However they said they told the construction company they would widen them and they did. This exposed the concrete on both sides of the slits and they said that these would have to be refinished with the original sealing compound. They did not offer to do this. I called Mr. [redacted] and asked him who and when the exposed surfaces would be covered. This company also informed me that this surface was slick in icy/snowy conditions, a fact about which I had not been informed or I would have chosen another surface. I wrote Mr. [redacted] on Sept. 1, 2013 asking why I had not been told by him that the surfaces were icy in these conditions. I said in my letters I was not wanting to be exposed to injury lawsuits. I also told him this would decrease the value of the property when I wished to sell the house. No reply to this has been received to this date, Oct. 25, 2013.Desired Settlement: On Sept. 1, 2013 in a letter to the company I suggest a solution which is a railing of my choosing which would give visitors a place to hold on when it is icy. It would be something decorative, not requiring repainting and not detracting from the looks of the house. Another alternative I offered in my letter of Oct. 9, 2013 was that he level the surface, which has a distinct finish, adding a layer that would not be slippery. Whatever is done is to be at the his expense. No responses.

Business

Response:

This letter is in response to the above reference case ID filed by Mrs. [redacted] on October 25, 2013.

I first do need to apologize for the lack of response to Mrs. [redacted]'s two letters requesting assistance.

There is no excuse for the poor communication other than I was out of town beginning August 18, 2013 through the first part of October for a large project. That being said, I should have taken the time to make a phone call to remedy the situation in a more timely manner.

When bidding Mrs. [redacted]'s concrete patio and sidewalk project, I offered three different surface finishes: broom finish, exposed aggregate, and stamped. I recommended that she stay away from the exposed aggregate because it does have a slippery reputation and I felt it would be unsafe for Mrs. [redacted] and anyone visiting her property. Mrs. [redacted] agreed to the stamped concrete because of its attractive appearance over the plainness of a broom finish. I requested that Mrs. [redacted] do some research online regarding stamped concrete, in addition to showing her the texture of the rubber stamp mold and its imperfect surface. I do agree that stamped concrete, by nature, can hold minimal amounts of water in the imperfect surface grooves, but it was not a concern at the time and we did not discuss the possibility that it would hold water and cause a liability concern.

I reached out to Mrs. [redacted] with a phone call the week of November 4. We discussed the situation and agreed upon adding a non-slip product coating in addition to adding saw-cuts and decorative crack chasing to assist water drainage from problem areas.

Today, November 14, 2013, I completed the non-slip product coating application, saw-cutting and crack chasing to Mrs. [redacted]'s concrete. The appearance of the stamped concrete is intact and still very attractive. It is my hope that Mrs. [redacted] will be satisfied with her patio and sidewalk and the water drainage problem has been remedied.

Sincerely,

[redacted]. [redacted]
