One days rent The tenant's lease expired April 30, 2016, therefore all keys were to be turned in by that date and if not needed to be in our office on the morning of May 1, A walk through was scheduled with Ms [redacted] for April 30th but was informed that the cleaning was not complete and at the time of my visit to the house on April 30th, the only person at the house was the house cleaner I asked her how much more she had to do and she informed me that she had to come back on Sunday, May 1st to finish the cleaning and she was going to bring a trailer to haul some of the items away that Ms [redacted] had thrown away and was sitting on the curb On May 1st I showed the property to a prospective tenant at 11:AM and the house cleaner was still at the property On May 2nd, the keys were found in the mail slot of our office, therefore with possession of the property on May 1st, Ms [redacted] was charged a days rentHouse cleaning: On May 5th,a walk through was performed and found that there were areas of the property that was not cleaned such as around the kick plate of the kitchen cabinets There were scratch marks on the back of the bathroom and closet doors where the tenant had hung a rack that needed touch up painting The element pans on the range were not replaced as per the Lease In this property, there are two HVAC return vents One filter had been changed but the other not The grates were dusty and dirty Other areas were cleaned but not listed, if needed they can be supplied At the showing on May 1st and the walk through on May 5th, the grass in the front and back had been cut but was not cut or trimmed approximately two feet out from the house with weeds growing It is written in the lease it is the tenants responsibility to trim bushes around the house and this was not done There was some debris in the yard and this was cleaned up also $***charge for burnerMs [redacted] called our office on February 14th to let me know that she had a stove fire An appliance tech was sent to the house to find the problem and found that underneath one of the elements had caught fire due to an excessive amount of grease build up in the burner pan The $was a service call fee and the element did not have to be replaced The charge was for neglect in keeping the appliance clean and in good working condition Disposal repair: Ms [redacted] called on April 29th reporting the garbage disposal was not working and clogged [redacted] Plumbing was sent to repair on April 29th and found rice in the disposal He informed the gentleman at the house that you cannot put rice down a disposal because it will stop it up, Mr [redacted] reported that the gentleman told him his nephew had put the rice in the disposal after he advised him not to This charge was $**.** There was no charge of $**[redacted] for a range element replacement as per the complaint All of the charges from the tenant's security deposit were noted in a letter to her with the same explanations and a copy of all invoices for repairs The landlord has been consulted and no reimbursement will be made

Review: I rented a property from Century 21 from 10/15/15 to 4/30/16. I am currently assigned to Fort Hood, Texas. Joyce U[redacted] the property manager was unable to conduct a walk through until 1 May as I had midnight of 4/30/16 to move out. My security deposit was $1050 and only $522.26 was returned. I paid the $200 for house cleaning after cleaning myself. I was charged for unit in the range ($70) even though it was not replaced. I was charged for garbage disposal problem that resulted in huge leak that flooded the floor. I was charged for yard work that I paid for and for house cleaning that I paid for. I was charged for 1 days rent when I could only returned the keys the next day May 1st as my deadline was at midnight on April 30th.Desired Settlement: Returned of $70.00 for element replacement, $225 for house cleaning, $42.50 for range element replacement, and $35.00 for 1 day's rent. for a total of $372.50.
