During the week of September 4,
*** *** caught one of our maintenance technician working on another unit and notified them that he had a leak in both of
his restroomsWe sent our employee *** out to his unit right away to
address the problemWe at that time notified *** ***
that work orders
needed to be done in writing or given to the staff in our office, per his lease
page paragraph "REQUESTS,
REPAIRS & MALFUNCTIONSOur complying with or responding to any oral
request regarding repairs does not waive the strict requirement for written
notices under this AgreementYou must promptly notify us in writing of: water
leaks; electrical problems; malfunctioning lights; broken or missing locks or
latches; and other conditions that pose a hazard to property, health, or
safety." We have this policy because work orders are delegated to our
maintenance personnel and from there the situation is assessed and they keep in
communication with the office at all timesOnce again *** *** had his son
call on September 7, to let me know the AC was not cooling properlyI
sent "*** ** cooling and heating company" to the property that same day and
the AC Technician said the unit was cooling at degrees and the only thing
needed was a coil cleaning, which he completedOn September 19, *** *** came into our office and notified us the downstairs toilet was over
flowing when flushed, garage lights don't work and the AC unit was not cooling
properlyWe sent our maintenance technician *** out to his unit the next
day September 2017, he found that the toilet had been plunged and was not
overflowing, the garage light was working properly and the AC unit was not
cooling properly due to the thermostat needing to be replace, he replaced the
thermostat and the unit started to cool off immediatelyOnce again on October
9, *** *** came into our office and put a work order in regarding his
AC not cooling properlyWe sent our maintenance technician out to his unit the
next day and *** found the AC needed to be replaced due to the condenser
wire no longer being sold in storesWe had *** go to *** and buy a
interior unit and install the unit*** says the unit is cooling properly
We went to the unit on October 11, around noon to verify the unit was
still working great and the townhome was coolingWe have no way of knowing the
unit was going to stop cooling several times but I can guarantee every time we
were notified in our office we went to the unit and did everything in our power
to make sure the unit was workingAttached with this letter will be several
different receipts from *** ** cooling and heating, *** our
Maintenance technician, *** and ***'s cleaning serviceIf you need any
