Andover Park - gross negligence
My husband and I lived at Andover Park ( formerly Carrington Park) for three years, 2019 until May 2022.
We moved out at the end of our lease on May 25th 2022. We had put a written notice in, and provided a forwarding address in a letter included with our rent/ utility / garage payment on May 3, 2022.
We moved out of state. Because our deposit was just $150, we weren’t overly concerned when we initially didn’t receive a final statement or anything from Andover Park/ Cohen Esrey at our new address. In fact, we pretty much forgot about it while getting settled in, unpacking, dealing with elder family issues, etc…Until we got a letter from a debt collector at the end of September stating we owed $3409.68 to Andover Park. We were floored. There was no statement or breakdown of amounts, but I suspected it had to do with the rental assistance award we had been approved for back in November/December 2021.
Dispute letters were sent to both the debt collector and Andover Park Management, first class Certified Mail on October 12. The debt collector got their letter on 10/15 and USPS tried to deliver at Andover Park on 10/15 as well, but was not able to access the office. The debt collector sent a statement of our account to us. Andover Park is trying to collect for rent that is either already paid for, or has been awarded by safhr, but it looks like the new management had neglected to take the correct steps to have the rental award check sent to them. But that’s not all, they are also trying to collect for utilities and garage rental fees that have already been paid. We have cleared checks with their name on the back. All were paid on time, but they are also attaching a $100 late fee for no reason at all. There are other assorted made up charges and the terrible part is that I spent months ( December 2021- May 2022) emailing, messaging, calling the office and putting letters in my rent payment envelope each month, as well as going down to the office to talk with someone about the rental assistance award being credited to our account; about the fabricated late fee; about our overpayment of water/ sewer charges because our meter wasn’t working ( no fault of ours, but consumption and charges more than doubled for well over one and a half months at minimum) and so on and so on. I even went out of my way to contact the safhr team about the award and if it had been paid out. I engaged the Regional Property manager in April after all management from our complex simply disappeared.
I passed along much of the prior communication to Sarah Cranford with Cohen Esrey. Ms. Cranford had knowledge of what was going on and my concerns- but still, nothing was done.
Instead, no one did anything but inaccurately and negligently submit a fabricated statement of account to a debt collector without providing anything to us at the mailing address we provided months earlier.
I have done the legwork again, sending emails and requesting an investigation into the rental award check. According to an email I got from safhr, they had been trying to contact Andover Park but no one ever responded to them.
I have made two requests for a copy of my tenant ledger from Andover Park, but as per the usual- no response.
Today, I found notice that the debt collector has ignored our dispute and the absolutely made up, completely fabricated amount of money submitted to collection in absolute negligence by Andover Park, is now reported to all three credit bureaus and I have now got to work to get that removed. As if we did anything to even have it there in the first place.
After this complaint, I am moving on to other complaint areas. Consumer complaints, The Missouri State Attorney Generals office, local and state agencies that regulate rental and property management entities, government officials and of course any other place I can find that will listen.
It’s no small matter to be accused of owing thousands of dollars because an employee or group of employees or the company itself is grossly negligent in keeping tenant accounts accurate. I certainly hope there aren’t other Cohen Esrey tenants who have experienced or are experiencing what I am going through. I also hope Cohen Esrey doesn’t have a misguided notion that because my last name is Hispanic or because I filed last year for rental assistance , that I am an easy target to screw over. I am not.
I expect swift resolution.

Had a $400 security deposit placed when we moved into the complex. Upon moving out was told that everything was good and should get our deposit back in a check the next week. It is now over 2 months and still no check. When we try to call we either get the run around or they won’t answer at all from the caller ID.

As a resident that lives adjacent to Justin Place Apts., the management of this apt. complex deserves "0" stars. Over the last 4 years they have repeatedly neglected this place by leaving trash outside of and overrun in their dumpsters. I have filed multiple complaints with the City of KC concerning the health hazard that they have caused. The managers are NEVER on cite and repeatedly ignore residents complaints and phone calls. If it isn't the overrun trash dumpsters, then it's the lack of routine maintenance on the premises, including trash in my yard or not cutting the grass and rotted trees that they have refused to remove. I have filed enough complaints with they city and am at my wit's end about what my next move will be. I have plenty of pictures of the uncut grass and full dumpsters if they deny this claim.

I found out from checking my credit report that *** (a property managed by Cohen-Esry), sent a collections amount to *** for $247.00. When I was moving out of my apartment, the management company had just taken over the property, did not have their systems up an running, could not provide printed bills (they added numbers manually from a screen since they could not get their information loaded in), they were operating with paper files. I sat in the office after performing the walk-through with office staff, and paid everything that was presented to me as owed at the time. I left a forwarding address, and phone number. I learned from *** that the management company was sending a bill to the apartment complex I clearly moved out of, since they have all of my move out documentation. Nothing was ever sent to my forwarding address. No phone calls made to explain why I suddenly owed an additional $247 after paying all bills presented in the office at the time of move out.

The resident below broke her lease and was charged a lease break fee that I can see she paid. The resident moved out on 09/30/2019. After going through email I can see we were having system issues with Onesite. It appears the resident was moved out of the system on 10/08/2019 which created the charge that technically is an error as she was already moved out. I will go in and adjust the charges as she is not responsible for them. We were having ongoing system issues if you can recall with *** which would have caused the delay with the move out being process.

They took over. Raised rent $60. Not enough Time given before our lease runs out. Floors coming up fire alarms aren’t working. Rude office staff.

This company took over as the management company at the apartment complex I reside in they expect 1500.00 for rent with tenants that have no regards to someone living below them trash being thrown all over the place I went to complain was told by the manager I was being disrespectful and he didn't have a boss that I could file a complaint with, I was given the management companies corp number to call I left a message for 2 corporate representatives to address my issues they never called back nor emailed me back when your busy working who has the time to be in court fighting these companies that want that rent but have no resolution.

I've placed request to have the kitchen sink in my home repaired numerous times since October of 2018. The sink is still yet to be repaired. I have to keep a bucket under the sink to catch the water. This leak attracts pest and can cause mold. The pest are out of control I have requested for a exterminator to come out and one is yet to come.
