Dan Geesaman General Contractor Reviews (1)

Review: This Contractor promised he had lots of employees under him to get the job done. Told us he would start soon. We let the other Contractor bidding for the job "go" seeing This guy was going to start sooner. The day we signed contract he told us we will have to wait another month yet till he and his family gets back from vacation. So wife and I "sighed" but went with it ! The day project was to start he handed us a permit and we didn't see him for three weeks after calling him.He said he had like 12 guys. When he finally started he had one worker of his own and one he sub-contracted. First couple weeks he put 15-20 hours a week after that project sat with no work at all for few weeks. After seeing that I called and angrily let him no what I thought, as project was already 3 weeks behind from the start. My wife and I were moved out of our bedroom a week before the original start time.We are adding 8 feet on to bedroom to enlarge it that includes master bath !It was to have a roof including covering the deck, and basement underneath it, as it is a bi-level home. As few months had gone by it was down to two days of work a week. As it is now !Our insulation board has been exposed to many storms and probably retaining water its been least two months without siding. The addition was to have a roof over the bedroom and deck as one roof. At time of roof Contractor told me cant do the roof over deck and allowed me 4000 for an allowance. Really wanted the roof, assured me before signing that he could do it !Our addition was sitting 2 to 3 weeks with roof open and they had put wood floor on bedroom there were a variety of storms that dampened floor and left water marks. The basement floor witch is cement just got poured two days ago after. Contractor had to tear out about 3 rows of paver blocks in back yard to make room for addition. After they needed put back he told me I'm responsible for that. So we had to pay 1,864 to have block put back.24th of this month will be 5 months for simple addition .Desired Settlement: Could pay half of paver blocks. Could take off insulation board and replace with new. Could give me break for lousy ceiling that the seam from the old ceiling and transition to new can be seen clearly !could give us break in price, for starting 3 weeks past date on contract (but wont) as we did ask nor did he offer any grace .

First I never said I had lots of employees. I said back in 2008 I had about 6 guys working but now with the way the economy is I only have 1 full time and a subcontractor.

Second, I told him we r running behind schedule about 3 weeks . was told I will let him know in advance when to move out of bedroom he moved out in advanced on his own.

original contract called for no basement was to be put on pillars when we got there he said how much to put basement under he was told price also said if we add basement we need to update permit with new drawing witch requires making an appointment with county planning for new permit (DELAY) He said ok.

Also insulation board that was used does not retain water . His new siding installer is siding over insulation board that was on addition, if so concern why didn't he remove

as for flooring , flooring is a 3/4" [redacted] it can get wet as per manufacture that's is why we us it and not 3/4" plywood. u can not predict the weather

as for roof over deck it was never in contract .

as for paver blocks was never part of contract customer said he will take care of it he will call his paver contractor because he wanted to change steps.

he was always changing his mind after work was done and we had to redo what we just did. no expense to him.

as for ceiling he used his relation to repair, said job is ok.

This is his settlement, On November ,6 2013 he signed and release me from contract were he got $2000.00 back in a check and also there was over $4000.00 owed at end of job and he was ok with that settlement Price. Of over $6000.00

when we went to order supplies he would delay them because he could not make decision, he would call me or the next morning or text me and say I changed my mind and I would have to call supply house and cancel order. ( in return would delay work)

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the response. If no reason is received your complaint will be closed Administratively Resolved] Review: [redacted]I am rejecting this response because: ( GC= General Contractor ) First off GC contract is one sheet of paper with sloppy writing and not at all professional ! It has hardly any descriptions about the entire job and most completed work is not on the contract, I've come to believe GC covers himself by not having an itemized contract ,so when something is questioned, he will reply, "it's not on the contract"! I questioned the unprofessional looking contract and in reply, he said he does all contracts this way and doesn't charge for change orders! I decided to trust and go with it ! Nothing was itemized and nothing written as to what types and names of supplies or sub contractors he would be using, just sizes and measures !

GC did not say at anytime he will be 3 weeks behind starting project (complete lie !), that is why wife and I were so upset ! He most certainly did not mention when or when not to move out of our existing bedroom! We moved out 1 week before start date.

GC mentioned to me that addition would be better with a basement but would up the cost, wasn't going to go with it , but GC kept recommending it, so went with it ! GC did not have me sign for any changes nor did he write change orders.

GC never told me of any such delay in work to await for new permit for basement ! GC Bumped start date at contract starting a month from promised and didn't start for three weeks past ! When we did it wasn't 40 hrs. a week as expected is was on average 15 to 20 some hrs a week and some less, some almost no work at all !

The "mason" whom by word of mouth I was going to hire to put back paver block walk, was the same "mason" he hired to do foundation and footers! After the surprise of knowing I had to pay to put back pavers ! I hired this mason to come back when pavers need put back in! When time came to put back block, GC said he called mason guy to return ,and he'd be here next week! Next week came and no mason guy ! GC said to call another person as he seemed disgruntled by the other mason not showing up! So it cost me approx.. 800.00 more as to what the first guy was going to do everything for ! Few weeks later got a call from mason saying," he is sorry", but he did not want to work at GC's job site due to GC owing him money from next job after us that he never received ! On that note, plumber came to do pipe work and told me if he doesn't get paid by GC that he could put a lien on my property to get money back,GC said he didn't get bill from him ! The Electric contractor showed up told me GC owes him from first time at our home and prior job and only reason he was there now was because he likes me as a person. I said I would cover charges and he could pay me back when GC finally, if at all, pays him in entirety !

When we established changing to a basement in very beginning we also established a roof covering addition and deck ,GC never logged any changes ! GC came to me later in project and told me roof over deck and addition can't be done!

The only change I made that effected time was to shorten up shower they had rubbing right up next to toilet ! Nothing like his change! Where was my roof over deck and addition as promised ! I call that a major change on his part !

The delay of this project was totally from GC having to many logs in the fire and broken promises ! MY wife and I have our bed in living room and dressers and wardrobe, stress has been incredible due to extended time trying to get productive work from G.C. , we also have 8 yr old child dealing with stress also!

End deal was by word of mouth that he would have all supplies needed for us to complete project with someone else. Come day of ending deal ,I signed his form made from a computer and he gave us check for 2000.00 . I had to pay new contractor 6000.00 to complete job, 3300.00 just for installation of bay window and 2000.00 just to complete siding and lots of other smaller tasks. GC said siding and soffit were on the way next day and gave me shelving needed to complete closets. I was content ! The next day came and soffit was missing from delivery along with some siding ! New contractor said missing supplies valued at 1000.00 give or take. The deal was he was supposed to have everything needed material wise for completion of the project addition. So GC ripped me off $ 1000.00 knowing the delivery would be without the soffit stuff ! He also owes me 50.00 for lights the dry wallers broke they are reimbursing him for it! Was to be paid Nov.6th,but left without giving it. He E-mailed me saying I'll give it to you , bet I never got it !Regards,[redacted]

Response:

Let me say this I don't know were u r getting numbers from but soffit material cost is under $250.00 . your new GC ordered 7 square of siding to do other work that was not in contract and returned 3 square.

And for your information subs were paid.

IF I would of known you wanted all demolition debree such as lumber, drywall , etc , u should of STOPPED ME AND SAID I AM KEEPING IT when I was backing trailer in for debree

And on clean up you never told me there was a wash room and I told u I was sorry about that, and we used wash room from then on.

On your window you told me how much and I asked you what size you said I don't know and I measured it you were there on the deck the whole

time.

What I don't understand is why you keep changing dollar amounts

If seam is bad call Jeff he is the one who fixed it. he is related to you.

I TOLD YOU FROM DAY ONE PAVERS WOULD LOOK NICE THERE

first you say it costs about $8000 to complete job then u say $6000.00 plus $7400.00 in other materials something just don't add up you were fine with $6000.00

seams like you have problem with new GC.

THIS IS MY LAST RESPONSE Revdex.com PLEASE REMOVE.

I HAVE HAD ENOUGH OF THE LIES AND BASHING.
