During this past winter we performed many emergency
jobs at the property of *** N *** for *** Property ManagementProperty manager information: *** *** email: ***@w***.com
We had a conference call for the particular issue Mr *** is referring to and had full board support to proceed with the investigationWe have a written signed contract to perform the workThe customer was unable to meet the finical terms of the contract initiallyWe went forward and completed the report with full pictures, written report and costingThe board accepted all the informationPlease contact Westward for copies of all correspondenceWe received the balance of our payment days later after a full review and satisfaction of the board and management company
We have documented over site visits to above location with and without property managersThey chose only to complete one small section of the outlined workI personally meet with Mr *** and reviewed all the documentationAbout weeks ago the property management company asked if we could help resolve this issue complaint with Mr ***They said if we returned between $500- $ 1,this would satisfy all parties
We met in the middle and returned $ to the end customer to maintain our good faith and dedication to our customer( even though legally and contractually it was not required) Upon acceptance of this payment they informed me this issue was resolved
Items to be forwarded: signed contracts /CD with all pictures/ written reports/ pricing guidelines /unpaid invoices / paid invoices / returned funds / emails and correspondenceOther jobs performed onsite information

DMC response does not address why the tests were not performed and correct cause of water leak was not delivered as stated in the Proposal/Contract for $
The roof area under the deck was not inspectedOther four contractors found no evidence of roof membranes opened up for testingOther contractors found no evidence of drilling on the parapet wall for testingDrywall around windows was not opened for inspectionDMC's report does not state supporting evidences resulting in DMC's conclusionsThe report states opinions after observation and taking pictures
*** Management Company's manager Mr*** *** recommendation was to have DMC perform the inspection then obtain bids based on DMC's reportAs the president, I insisted on obtaining minimum of bids after meeting with representative of DMC to hear his explanation because DMC's report does not state the path and mechanism of water leakWe have collected $30,special assessment initially and had planned to collect additional $40,for masonry repair around the windows based on DMC's $70,repair estimate One very honest contractor who submitted an estimate stated that they will do the repairs as recommended by DMC at approximately $30,but thought most of the work is unnecessaryThey proposed an alternative repair based on their inspection totaling $9,They sealed the roof leaks with silicon based polymer coating, fixed the stair well roof leaks (which is not mentioned in DMC report), fixed all inner stairwell wall cracks, and they removed north wall copings to install new flashing between wall and copingWe had exceptionally heavy rain this year after the repairs were made but no water leaksThe window repair (*** The *** *** , IncXXX-XXX-XXXX) found no evidence of water penetration through masonry causing damage to windowsThe water inside the window glass was due to failed windows in extreme cold and not through penetration of water through masonry
We hired Westward's expertise to effectively manage our condominiumHaving gained knowledge in this matter, the board feels hiring a contractor with conflict of interest to inspect at extremely high price and bid on the repair is very poor recommendationAverage independent inspection cost is $500-$Mr*** *** is no longer managing our condo associationWe received confirmation from *** that $was received from DMC out of $refund proposed by DMC(attached)The board never agreed on a settlementIn our internal communications, we did discuss $3,refund if offeredWe still may consider $3450-$750= $2,as a settlementIf we can't settle this dispute, we will have done our part in warning other potential customers
