I have been renting at Skycrest Apts, for 10 Months. This is a smoke free apartment complex. I have an infant which was born with lung problems. The marijuana smoke has leeched into my apartment on many occasions. I have filed a complaint every single time which is over 30 times. They have yet to handle the problem. Things have gotten phyiscal with the other tenant and threatened the livelihood of my family. I have asked repeatedly to simply move him or move me more than willing, I was assured that wouldn't be necessary. MY MISTAKE! It's been 2 more months past this point I tell them I'd like to leave at this point after filing numerous complaints and dealing with this for over 5 months. They hit me with a breaking the lease fine, I understand this but after so many complaints and trying to work with them will be seeking legal action for the health hazard created with no genuine attempt at resolvence.

We have reported mice in our apartment on five occasions. On the first occasion, they sent a service technician out to patch a hole. After every other occasion all they did was lay traps and did not attempt to address the root issue of how or why the mice are actually getting into our apartment. Until I complained to the office manager, nothing else was done besides setting traps (that I would have to dispose of). On the fifth occasion when I complained to the office manager the apartment was finally inspected an the holes were patched.

Likewise, our refrigerator has been broken for over a week and a half. When I initially submitted a ticket through the service portal, it went unaddressed. I had to call the emergency hotline to get someone to come look at it. They initially told me the compressor was broken and would need to be replaced, but that they couldn't do it that day. The next day, someone came by our apartment and they said they defrosted the lines. This did not fix the issue and no one followed up to check that the fridge was actually fixed. I emailed the office manager to complain about our fridge still being broken, and he said they would order a new fridge and we would have our fridge replaced. It has been 9 days and our fridge still does not work and has not been replaced. We asked for our rent to be prorated for the days we have not had a working fridge as we do not think its fair to pay for an apartment that does not have working appliances. We were flatly refused on a rent credit, and when we replied we were ignored despite sending a follow up email.

I have been living in the property of Equity Residential (***) in Arlington, VA. There have been many issues in the recent years with the new management.

I am afraid to walk into the main area, my floor and reception area because the residents here own very dangerous big dog breeds (German Shepherds, Pit-bull, Stafford Terriers and some mixes that look very dangerous). The owners let the dogs come close to people and it is impossible to pass by them because their owners are not doing anything to prevent them from coming to people. Every time I walk into the reception area, there is always an instance that somebody's dog (breed legally not allowed in the building) is either in the elevator, the reception desk or walking into the building through the same doorway. I have to use different door paths to avoid them. This is not safe and illegal. They need to be removed from the building. It is not part of the contract to allow those breeds and sizes anywhere in the building. When I signed the contract, I specifically asked what breeds they accept and none of the breeds that I consistently see in the building were ever allowed. This is a disturbance of privacy and injection of anxiety. I feel limited walking in my own building. This is discrimination. I have told the receptionist many times to let the management know and do something about it. They have done nothing about it; instead, I saw more illegal breeds in the building. Also, the people that own those breeds do not clean up after them. There is dog poop virtually everywhere I walk by and had to throw away 3 pairs of very expensive new shoes. There is constantly broken glass and it is not safe to walk by the building. It is the management's responsibility to look after the residents and the property. The area looks like a dump. I have reported it many times last year and they have done nothing about it. I had to throw away 3 pairs of very expensive new shoes which I was not able to clean after I stepped in the poop.

Dear Sir or MadamI hereby file a complaint against *** Apartments located in Gaithersburg Maryland.In order to summarize that position the property manager Denise F and I negotiated an early termination of my lease effective no later than 1 July 2017. In addition to other sources this agreement is partially evidenced by the written record and the fact that all future rent charges were waived from my online statement on or about 29 June 2017. Moreover my family and I were constructively evicted from the apartment due to an unremediated mold infestation. Property managers Ms. F Ms. A and Ms. S were all made aware of the mold in writing on innumerable occasions. Upon information and belief despite receiving assurances that the problem would be addressed no appropriate remediation actions were taken. Every member of my family experienced and may possibly continue to experience respiratory illnesses that were otherwise unexplained and typically associated with black mold exposure. Furthermore the entire complex was generally unsafe for a variety of reasons including but not limited to numerous unleashed pit bulls noise pollution frequent reports of criminal activity inoperable and failed-open security gates and doors excessive amounts of fecal matter in public places etc. By way of example I am ashamed that I allowed my family to reside in an apartment complex where my four-year-old daughter was exposed to men on multiple occasions at the swimming pool wearing law enforcement or court issued tracking bracelets on their ankles. Despite the property manager's assurances that the lease would terminate on or before 1 July and despite a clause in the lease that limits early termination fees to no more than one month's rent *** unlawful alleges that I owe more than 3000 and is threatening to turn over the matter to collections. For the aforementioned reasons inter alia my family and I were constructively evicted.Furthermore the move-out inspection was improperly conducted in violation of the express terms of the lease as it occurred without notice and without tenant representation. More than a month existed between the day I provided notice to vacate and the day we actually moved out. At any time during that period the inspection could have been scheduled; however no attempt to do so occurred. I dispute all of the inspection findings but even if one were to find some of the charges valid the actual fee for carpet cleaning as recorded on the departure cleaning form is 100 not 150 as charged. The 48 blind replacement charge is absurd on its face and requires no further explanation. My family departed the apartment on 17 June 2017 and spent a significant portion of the following 12 days cleaning the apartment. I assert that it was left in better condition than it was received.
