We were contracted by *** and *** *** to replace there flat roof on there home after a few hail storms we had in and After the installation of the new roof in December of I Erasmo Jr received a few text messages and photos from Ms*** on the weekend of January
2017.Mr*** at the time stated that she had leaks on her new roof according to her due to our bad installation or workmanshipI advised Ms.*** that we would be able to go out and check the roof that following week Monday morning February at 9:Due to the fact that is was a weekend and we had solid rain off and on trough that saturday and sunday 15,and we would not be able to do any roof repairs if needed because of the wet surfaceSo that monday morning we arrived to the *** residence at 9:amWere received by Mr& Ms*** we looked at the areas that were leaking shortly after that Ms*** had to leave to work so then Mr*** was still present I told him that I was going to get on the roof and see what was going onAfter my inspection of the roof I seen that the roof was in perfect shape and the leaks were not cased by improper installation or workmanshipSo then I got off the roof and went to let Mr*** know what was going onI told Mr*** that we were going to water test each area with water where I believe the leaks are coming trough so that way we could rule out the roof and find out where the problem is coming fromSo the first leak was coming in a bedroom by the front entry way trough a smoke detectorRite above that area there is a 1'X1' window that caused the leak the stucco around the entire window has a gap all the way around itSo I took the water hose up on the roof and directed the water on the window and in about 3-minutes it stared leakingThe second leak was in the dinning area over a large window So I took the water hose and watered on the out side of the parapet wall on the stucco over the large windowThere is a large crack in the stucco above the window that is about 1/wide and 4' longThen in about 1-minute of me directing the water above the window it stared leaking very fastThe third leak was in the master bathroom over a 2'x2' skylight this area did not require any water testing because I seen a small cut on the Mineral surfaced cap sheetThat could have caused the leak so we resealed that small crack with plastic cement and fiberglass webbingThe fourth leak was in the master bed room, that was leaking from 1-light fixtureOver that area where leaking there is a small pony parapet wall that measures about 2' tall by 15' longThere are about 5- hair line cracks in stucco so I directed the water on that are and it took about 30-minutes to start leakingThe fifth leak was on the rear porch over a chimney, I took the water hose and directed it on the stucco about 3" above the roof levelThere are 3-large cracks in the stucco that run horizontal that are about 1/wide and 3' long, so I let the water run and in about 2-minutes it started leakingThe sixth leak was by the kitchen in a small pop out decoration areaDirectly over that there are 2-6"x4"x24" cannily flashings that the stucco has cracked where the flashing joints the stucco and there also hair line cracks on stuccoAt this point we did not preform the water test because is was very obvious that the roof was not leaking and that the leaking problems were coming from the cracked stuccoI advised Mr*** to get in contact with a stucco professional because there are numerous cracks on the stucco throughout the entire home, and that there was noting we could do to prevent those leaksI had also let him know that I had taken a videos and photos of each leak and the areas that were causing the leaksAt that time Mr*** was present and was seeing us preform all the work to determine the problemsMr.*** told me that he would inform Ms.*** about all of our findings and solutionsWe were done with our appointment that started at 9:am and ended at 11:amThen at about 12:pm I was having lunch received a call but I did not answer and they left a voice mailIt was Ms.*** she stated that she only had 2-leaks on her roof before we had worked on her roofThat we had caused all these new leaks and that we had to repair all of her parapet wall stucco because it was in our contractOur contract is specific and explains our parapets wall detail workShe also stated that she would have a professional company inspect our roof and provide us with a copy of there inspection, and that she will be suing usSo at this point I called Ms*** and explained to her what we had found and what the best solution would beI told Ms*** to chose any independent inspector and that we would be more then happy to meet out there with them to inspect the roof and show them what our findings wereSo in the same conversation we did not come to a agreement she told me that she was defiantly going to Sue our company, create a web page to burn our reputation on it, make flyers and hand them out to all of her neighbors so that way they would not use or roofing companyAnd last but not least tell every one that I E*** Jr was committing fraud and misleading costumers with my proposals.So later on that evening around 5-pm Ms*** contacted my father who is Erasmo SrTold him that she would like for him to inspect her roof because that I Erasmo Jr did not know any thing about roofingSo my father Erasmo Sr set up appointment with Ms*** the following day Tuesday January at 8:amHe preformed his inspection and let Ms.*** know that her roof was in good condition and advised her to seek a stucco professional.So at this point we understand Mr & Ms *** frustrationBut we have both inspected there roof and have tried to explain what is going onAnd we know it has nothing to do with the reroof instillation and workmanship.Thank You For Your Time On This Matter.
