[redacted] ***I am responding to the above-referenced complaint filed 7/24/Our goal at Fielder Crossing is to providean enjoyable experience to our residents, from the application process through move outI regret that we didnot fulfill Ms [redacted] expectations.Ms [redacted] moved into apartment 1805-C on 3/10/2014, and should have received a signed copy of herlease at that time from the previous management companyWe took ownership of the property on 4/1/2014and provided a copy to her at her request.Our maintenance log (attached) indicates that Ms [redacted] maintenance requests were completed in atimely fashionUnfortunately, a water leak is probably the most difficult problem to identify, and on occasionrequires return visits to completely identify the leak sourceShe reported leaks on three separate occasions,and all were responded to immediately; work was completed within to days, depending on the severity ofthe leak, dry time required, etc.At the time of Ms [redacted] move out, our property manager walked the unit with her and the visualinspection indicated that the apartment was cleaned and left in good conditionWhen I walked the apartmenta few days later with one of the owners, the first thing that both of us noticed was the strong pet urine odor.This odor is not always apparent immediately after the carpet has been cleaned due to the masking scent ofthe cleaning solutionWhen we pulled back the carpet we found several areas that had been stained by peturine, and the odor was so strong that we were unable to remain in the apartment.We tried to salvage the carpet, but even after repeated pet treatments, we simply could not get the pet urineodor out of the carpet/padThe carpet/pad replacement was charged back to Ms [redacted] at a pro-ratedamount of REPLACEMENT COST ONLY (invoice attached) based on the amount of time that she occupied the [redacted] apartmentThe flooring vendor confirmed that this was definitely pet damage when he removed the existingcarpetWhen flooring is replaced in any apartment, the vendor removes the discarded flooring at the time ofreplacementIt is not our practice to retain used flooring of any kind, and especially not urine soaked carpet.Ms [redacted] outstanding balance is $as detailed below (statement attached) :Carpet and pad charged at 75% of replacement estimate of $$617.43Pet Treatment for urine odor @ $$ 65.00Pet Treatment @ $per treatment (additional treatments applied) WaivedLess Security Deposits ($500.00)Balance Due $182.43I am not certa in why Ms [redacted] believes that we charged her $plus her Security Deposits, but thatwas certainly not the caseWe truly valued her as a resident, and we did appreciate the effort that she madeto leave her apartment in good condition
