I will see to it that the back door is replaced. I know the owner special ordered it but you are correct it has taken too long. I also know the owner also agreed to cut you a check for the flea treatment once you submit a paid receipt to our office

The inspector for this house was a third party company accompanied by a staff member. When send out a deposit refund letter the tenant does have the right to submit proof of anything that might have been charged to them by mistake that was pre-existing. We are currently reviewing the
inspection reports prior to his move in but so far we found the carpet was new prior to him moving in yet it was left smelling like a pet. There is no record of complaints about the home not being cleaned prior to his move in. I have attached pictures of how dirty the house was when he moved out. We legally cannot give credit to a tenant for improvements made to a house. We are still reviewing each charge but as of today we have not found any mistakes from the original inspection

I do understand this tenant's frustration for the time it has taken for our firm to get approval and fund to replace her unit.  Unfortunately this owner was caught off guard by having to come up with 4000 to replace the entire unit.  Although only one section of the unit was not...

working it had outdated Freon so the entire unit had to be replaced.  We did have a difficult time getting her to understand the new environmental laws.  We had to also get her more than one bid and wait for her funds to purchase the unit.  The bid was approved 2 days and per the contractor who was awarded the job he has been trying to get [redacted] to the house to replace the unit.

First Class Reality did not recognize our move-in inventory document, which is the only form they did not aggressively seek out, which reflects poorly on their document management and ethics. Mr. [redacted] was sent a full report with pictures of the items that were charged against his deposit.  The cost he was charged was the cost the owner paid to put the home back into the shape that the owner claimed it was when [redacted] moved in.When [redacted] sent us a notice...

disputing some of the deduction we did revisit these items with the owner since we were not the property manager when he moved in.   We advise the owner to go ahead and refund the landscaping cost since we had not idea what it looked like when he moved in.  A check was sent to the tenant on December 4th 2015 via certified mail [redacted].  Per the USPS website a notice was left at the tenant's address on December 7th 2015. Attached is a copy of a package you will receive via certified mail [redacted].  A copy of this was also sent to you today via e-mail by our property.  As you were told when you original disputed the deposit refund letter, we based the charged on a physical inspection we made at the property.  Since you failed to turn in a move in form we had nothing to compare to the inspection.  The move in form you submitted to this site was never sent to our office as it is missing my signature.Today we received documentation from the owner which included pictures of the property before you moved in and copies of invoices for work he paid for prior to your occupancy.  With this information we did find a few items that were charged to you in error.  Those items will be credited back to and sent in a check enclosed in the above package.   However we also included in the packaged the pictures that show the items you were charged for since they have now been proven to not be pre-existing.  The packaged and check will leave our office today.
