My experience w/GEF on one hand might be referred to as 'bittersweet' but in the final analysis they did a truly great job in assisting me in getting a VA-Refi loan When the application process first began I was expecting it to take a week or two to complete Before all was said and done the process took several months GEF was extremely patient with me, with answering my questions, with explaining the process as it unfolded Admittedly there were times I was getting frustrated with the process and undoubtedly it reflected in my emails and phone inquiries GEF did not take it personally and still provided both outstanding customer service and encouragement until the loan was finally approved as disbursed

My situation was somewhat different because my retirement income happens to be paid out per annum Didn’t seem like a strange duck to me, but it appeared too difficult to all the biggies like Wells Fargo, Quicken, etc Those folks simply pinged (hard credit inquires) my credit score, hence lowering my credit score, then informed me “the underwriter won’t buy into it” Whatever …

Global Equity evaluated my specific personal situation and applied some common sense Specifically, that while my per annum income did not neatly fit the 80% standard cookie cutter mold, my income happens to be virtually guaranteed, unlike a per whatever paycheck from a mere job, which is hardly guaranteed Roy and staff worked with me & his underwriters to arrive at the common sense conclusion: While a bit “different”, my situation was in fact a very safe loan, hence a good deal for all

I am writing in response to the complaint received by our office on July 24, According to
the team members that worked on your file, below is a sequence of events:
You needed to
have repairs done to your property (having two sheds removed)There was a
miscommunication for the first final inspection; *** *** spoke to you regarding the
repairs and gathered from your conversation that they had been completed, so he ordered the
first appraisal and charged your credit cardThe appraiser came back and said the condition had
not yet been met*** *** took blame for that miscommunication and paid for the next
inspection himself, but the appraisal came back as incompleteHe then told you to contact the
appraiser and figure out what exactly what was needed to complete the appraisalWhen you did
contact the appraiser, you found out what needed to be done to complete the appraisal report.
Unfortunately, the loan was already denied at this point because of the late payment (explained
below)You demanded that the report be completed, and *** *** stepped in and agreed
to do it*** *** paid for the final inspection to be done, it was completed and the entire
report was sent to the borrower.
With regards to the late payment, *** *** told you to hold onto it for the month because
there was a good likelihood the loan would fundTowards the end of the month, you called him
to check on the loan status, where he told you to make your payment for the month because
the loan was delayedYou then explained that you spent that months mortgage payment on the
repairs to be done on the property and thus went late on the payment, causing the loan to be
denied
Based on the series of events, the company did not wrong you or violate any federal mortgage
laws during your loan processAppraisals and inspections are part of the standard protocol for
any mortgage loan transaction, despite whether the loan does or does not close.
