The unit rented by this individual was advertised without reference to the method of determining electricity cost or the mailbox To do so would have been oddThere were no roaches The bugs the tenant refers to were approximately outdoor beetles that found their way into the unit and died over the course of a weekThese dark beetles, often referred to as "water bugs" are quite common plant dwellers in this part of California and are attracted to light at night We offered to and did spray the exterior when the tenant informed us of her discomfortWe took on management of the property very shortly before the tenant rented the unit When she brought it to our attention that there is only one mailbox for the property (it was thought that the large box had a separate interior compartment for each unit), we naturally offered to install a dedicated mailbox for this unitUtilities for the property are divided between the two units based on the number of people in occupancy I remember the tenant and I discussed this because I pointed out that I wasn't sure how a baby should be counted I'm sorry the tenant apparently did not listen to me in regard to electricityIt was explained to the tenant that our preference was to do everything in our power to make the tenant happy and have a long stable tenancy The tenant declined to itemize a list for that purpose with me She said she simply wanted to nullify her contractIt was never a question that the tenant would receive her full security deposit back And though the tenant was only entitled to a rent reimbursement from the time a new person rented the unit and to this day has never returned keys - the owner out of the goodness of her heart agreed to give the tenant her full April rent back out of appreciation for her cooperation in the re rent of the property That money was picked up by the tenant on or about April 15th
