Dear Dispute Resolution Department, Thank you for the opportunity to respond to the complaint filed by *** *** ***. Gori Property Management manages properties owned by individuals and LLC’s. Many of the properties we currently manage are owned by the same investors as our
management company the property at *** *** *** *** is not one of these. Our agreement with this property owner states that any repairs totaling more than $must be approved by the owner, who at that time may decide to complete the repairs him/herself. Our leasing agent showed *** *** the property at *** *** ***. On December 3, *** *** filled out an application for the rental of this property. She listed some items that she wanted addressed/repaired prior to moving into the apartment in January. These items where shared with the property owner since the amount was over $300. He assured us he would have them completed in time for her move-in. This did not happen. *** ***’ rent was prorated for the month January reflecting the days the owner said he needed to complete the job. *** *** was given access to the property as of January 1. We believe she moved in on the 8th. There were still items not completed as promised by the owner. A credit of $was applied to her account on 1/reflecting an additional days of rent. *** *** said she would take care of the closet rod and the cleaning of a bathroom if she could be reimbursed. She was credited $on 1/22. Unfortunately we cannot control the owner’s schedule nor that of the worker’s he hires. On Wednesday, 3/*** *** notified us that the freezer part of the refrigerator was not working and there was water in her basement. We sent one of our property management maintenance people to check it out that same afternoon. It was not flooding, is was seepage from what appears to be a hole made when a stud was anchored to the inside basement wall during the construction of this wall prior to our management of the property. We had no knowledge of any water issues prior to this time. An estimate to fix the problem was submitted to the owner. He said he would take care of it rather than have us do it. We called appliance repair people regarding the freezer and the soonest anyone could get there was Monday, April 2. This problem is resolvedYour letter to us was the first communication from *** *** stating she wanted an additional $for her inconvenience. This was approved by the owner and posted to her ledger on 4/4. We recognize that as the property management company we are the face of the owner to the tenant. We are the liaison between the tenant and landlord. We have always immediately shared *** *** requests with the owner. When issues arise that surpass our authority or responsibility, we relay those requests and concerns to the landlord/owner and act on the landlord's/owner’s directivesThe owner, not the management company, has the final word on if and when repairs/requests will be completed.
