Green Coast Enterprises

Review: Green Coast Enterprises was contractually liable as an agent for both the Seller and Buyer of the property at [redacted], New Orleans, LA 70125 to inspect ongoing work to assure the quality of the work. Green Coast was to inform the Buyer if the ongoing work did not meet quality standards. Green Coast failed to perform the duties it had under the contract. As evidence that they failed to assure that quality work was done, THE FOLLOWING DEFECTS WHICH WERE NEVER CAUGHT DURING CONSRUCTION STILL EXIST ON OUR PROPERTY: large hole in upstairs bathroom floor where plumbing fitting for tub is stubbed out; gap between porch and home where water is entering because threshold to front door and sidelights never installed; kitchen door that does not swing properly; tiles that are not grouted correctly in master bath; upstairs bath door, storage closet door under stairs and downstairs powder room door that are not plumb (for a company who is supposed to check quality THERE WAS NO STANDARD FOR DETERMINING IF THE DOORS WERE INSTALLED CORRECTLY); missing canopy in fireplace; laundry room doors that were not installed; glass in kitchen cabinets that was not installed; and gaps in framing of front door and sidelights so large that you can literally see outside. Further, during construction, Green Coast signed off on work that was not completed. This work is now complete but they did not meet their obligation to inspect the ongoing work and these matters were discovered by us and not by them. Windows were not refurbished in home as specified on the plans. Green Coast signed off saying the back deck was complete when a cement footing was not present on one of the support posts and where another post was not attached correctly to the deck as required by code. Green Coast signed off on the water heater, although the water heater thermostat was not installed until months after closing. (Because the control was not installed, there was no hot water in the upstairs bath until corrected.) They outright lied regarding the paint that was specified on the home. [redacted] paint was specified. However, Glidden paint was used to paint the home. [redacted], project manager for Green Coast, said she had checked the paint to make sure it was correct but if she had in fact checked the cans, she would have discovered that an inferior brand of paint. (House was never repainted with correct paint.) Again, [redacted] tried to convince us that a decorative medallion that was placed under a toilet which was specified to be placed between the toilet and the sink looked fine. Our final concern is that while it is clear that inadequate inspection was done of items that are visible, what other defects might exist that are not visible that might come up in the future!!Desired Settlement: Green Coast Enterprises, President [redacted] admitted to me, [redacted] that they did not do a very good job in inspecting quality and apologized. However, an apology is insufficient. We are asking that monies paid to inspect the work be refunded since the work was inadequate to catch the defects as they occurred; because Green Coast failed in their duty to inform us as required under their contract; and because Green Coast failed to follow through with having the defects corrected.
