The first week in my Heinrich owned/managed apartment:
Backed up kitchen sink. PG&E coming out to turn the gas on and informing me of a natural gas leak in the unit. The upstairs neighbors being so loud that I had to go to a hotel.
Second week: kitchen sink backed up again. Discovered dry rot in the bathroom and it was hidden by new base-boards instead of being repaired. Had to call on on-site manager due to commotion above me/not being able to sleep at midnight.
Third week: kitchen sink backed up again. P___ (the only person you will probably ever get on the phone) told me that the plumbing not working was my fault and argued the semantics of "backed up" versus "clogged." I texted the on-site manager (as I was told was preferable) but she "never got the text." How convenient.
Fourth week: two of the three dryers on the property are "out of order." Before I signed the lease, I was told there were "six washers and dryers..." That means either 6 of each or 6 washers and minimum 2 dryers.... My mistake for thinking logically; there are 3 washers and 3 dryers for 35-40 people (perhaps more) and the dryers are not working... I am waiting for the kitchen sink to back up again. Still kept awake some nights and have to resort to shifting my work schedule or sleeping on sofa. Thankfully my boss understands. Management said they would work on a solution but they haven't and I still experience 2-hour long "earthquakes" in my apartment because they upstairs neighbors cause it to shake. There are 20 parking spaces - one for each unit. Many units have two cars which means you will be parking down the block on the street because there is no assigned parking.
If you try calling the main number for Heinrich, chances are you will get a voicemail telling you that email is better. If you want to see a property, you have to coordinate with an on-site manager who doesn't really care if you want the unit or not. Heinrich portrays themselves as a professional company that cares about you, but they do not.
Don't let the website or any sweet-talking people fool you like I did. On the website, Heinrich claims to be 120 years old. Heinrich Properties was founded in 1999. They claim to be "clean" and "quiet" and "high-quality." Don't be fooled and re-read my experiences above. The property I live in is anything but clean, quiet, and high-quality. They slap a fresh coat of paint on something and replace some tile to make things look nice on the outside, but once you're in the unit and once it's too late, you begin to experience a backed up kitchen sink over and over, or a natural gas leak, or not being able to sleep in the unit you pay rent for and having to get a hotel room, or not being able to do laundry, etc...). I won't cook or have company - it's embarrassing. I have informed management. They don't care.
There are so many other places to live in Sacramento. Do not do what I did and say to yourself, "It will be okay for now. I can always move." You will regret it. I was in a hurry because I had less than two weeks to relocate for my career. If you find yourself in a similar situation, or if you are a Sac native and have not had the "pleasure" of the Heinrich experience, keep on keepin' on! This company/owner performance is far below average. Don't be fooled.
