Initial Business Response / [redacted] (1000, 5, 2015/03/31) */ On or about Sept 8, 2014, I visited MS [redacted] home where she wanted the leak in her roof top package unit repairedThe existing unit was mounted on top of a plywood platform where the supply and return air connections were cut through the platform and the unit was sealed to the top of the platform with black mastic around the edgesThis improper way of flashing a unit was a major cause of leaksThis unit was installed by another contractor and I do not know, and suspect it was not inspected by the City of Concord We provide a proposal: Disconnect the existing roof top package unit from the gas, electrical and duct connectionsSlide the unit on to the roofMeasure up a roof cap to go over the existing duct plenum - connections and have manufacturedSet the new roof cap on top of the duct plenum - connections and sealRe set the unit over the new roof cap and sealReconnect the existing gas, electrical connections She accepted this proposal where we performed the work on the air conditioner She called and stated there was a leak from the work that we didWe dispatched the installer on Dec where they crawled in the attic and observed the underside of the repair during a rain stormThere were not leaks from the repaired units flashing She stated she called RoofMax to inspect the roof in FebruaryShe stated a man named Dino inspected the unit and stated that the roof curb which we did not install needed to be increased in height so he could install a cricket on the back side to shed the water that was pooled in the center to the sidesI pointed out to her, that a curb for a package unit usually does not have a cricket built in to the back side She also stated that the air conditioner needed to be raised 4" to meet city codesI have attached copies of a photo I took of the before and after work we did, and you can see the unit is setting on x wood to raise it off the metal flashing to allow any water that runs through the unit to exit out the flashing When I took the second photo, I did observe a indent in the roof surface directly behind the unitThis is most likely the cause of the pooling of the water behind the unit and the possible leakageI would suspect that the weight of the unit in the middle of the roof is causing this defection, and further investigation should be doneI do not know if the roof is supported in the attic or if the unit is just resting on the roof rafters I pointed this out to her in our correspondence, which I have attached copies that I feel that the additional work to fix the leak in her roof should have a general contractor to inspect the roof and perform any repairs to the structure and roofThis way she will have a single source to coordinate the work that should be done Initial Consumer Rebuttal / [redacted] (3000, 7, 2015/04/02) */ (The consumer indicated he/she DID NOT accept the response from the business.) I believe that everything he has written makes sence, however I did pay Dollars plus his worker, [redacted] an extra When he came for the second timeAll I have to say is that I still have the problemWhen it rains, water comes inside and I can see the wet inside the master bedroomMy problem is still there and I am short of DollarsThe man that wrote all that NEVER went on top of the roof to see the problem or to see the water that is still sitting there after every rainy dayThe workers where men, Hispanic, [redacted] and his brotherThe man that wrote all the above went to Google Earth, then he gave me the estimateI am a single woman just trying to get my problem fixedI go to work to the police station everyday and make ends meet, but things like this just does not make me smileThis is not correct Final Business Response / [redacted] (4000, 9, 2015/04/16) */ MS [redacted] in her response states that what we have recommended to her makes sense, but she is not proceeding with any of our recommendations to have the leak in the roof or roof structure repairedShe keeps circling back to the $she spent to repair the leaking HVAC unit that was so poorly installed it was the major part of the water coming in to her homeNow that this has been repaired, we hoped that this would fix the water leakage problem, but she can see that more work is required and the next step is to repair the roof and roof structure At this point I do not know how I can help her; we are not roofing contractors or a general contractor, but a heating and air contractor that manufactured and installed a cap to sealed a very poorly installed unitIf she wants to have one person responsible for the repair of her home, then call and have a general contractor coordinate the repairIf she would like to save the cost of the mark up a general contractor puts on the project, then call a roofing contractorYes this will cost more money to do, but the step approach to this problem might save her some costs If she distrusts this way of doing the project, then the only approach I would recommend would be to replace the HVAC unit, curb, and the back section of roof completelyWith that she can get a guarantee that roof or unit won't leakBut it would be the most costly
