Red Door Housing Management does not acknowledge that I left a new, unused premium air filter as well as new air filters that I removed upon my move in to the home in the house upon my move outI agree that filter maintenance is my responsibility, however, I should not be penalized for not changing a filter when I have left more than enough to replaceThere were mold conditions present in the home from a repeated water incursion problem and I did not have a air mask to wear to change the filter when I leftAlso, I disagree with their response statement saying that there are filters needed in this houseI lived there for a year, there is only filter intake in the homeI disagree with their statement regarding the deduction to my deposit for this item. The light bulbs that I am being charged for were not bad bulbs, the bulbs had been unscrewed because the light was too bright in that areaIf I had been permitted to be present during the inspection as I had requested, I would have been able to share this information and crew the bulbs back in in their presenceI disagree with their statement regarding the deduction to my deposit for this item. The deduction for the replacement of the stove top vent, as I am a Property Manager myself, I am well aware that this item can be easily cleaned by running it through a dishwasher for the cost of a few penniesGiven the fact that, as I previously stated, this fixture did not work for 50% of the time in which I lived at this property, and the fact that this item should be considered as wear and tear since no replacement is needed I must disagree with their deduction from my deposit for this item.This home flooded for the third (3rd) time during my month lease term on April 15th, The water incursion is based soley on the fact that the drainage for the rear yard of the property flows directly into the foundation of the homeThe landlord is well aware of this factThe management company re-hired by the Landlord effective Mai 1, (Red Door Housing) is well aware of this factThe trash that the manager claims that she "graciously" didn't charge me to remove was a water-damaged box spring, a water damaged tv console table, and vacuums that blew out due to water coming through the carpetingI had all items neatly stacked at the curb for the heavy waste pick up scheduled for later the same weekI notified Red Door Housing when I returned the keys that this was present and that I was still living nearby and would maintain these items by driving by every day to make sure that it stayed neat until it was picked up. The owner of the property verbally told me during a conversation regarding the policy of Red Door Housing to refuse to allow tenants to be present during a walk through inspection, that he would not charge me for any damage short of a hole in a wall due to the repeated water events and personal damages that I had received while renting thereThe home had an active mold issue, all parties were aware that for over a month no interior work was done to address mold/mildew in the home and now I am being "nit-picked" for items that are in the first place, but also truly out of line for a tenant that has lived through the repeated water damagesComments such as "the floor moldings were dirty", well of course they are! I notified the landlord two weeks prior to my physical move out date that water damage was again visible in the home again in areas that were brand new in January after the severe damage on October 31stThese deductions were wrongfully withheld by a business that is behaving in a truly questionable mannerThe $may not seem like a lot of money, but it isAdd to that the principle of this whole mess and that the only option I have is filing a complaint in this manner through the Revdex.com regarding these business tactics.

In response to Ms*** ***'s claim of improper deductions made against her security deposit, we feel we were more than fair with the outcomeShe was charged for the replacement of an ac filter since two ac filters were needing replacement and only filter was left thereShe was charged for
burnt out light bulbs because several light bulbs were needing replacementShe was charged for a replacement vent hood filter because the one left in place was dirtyShe was not charged for any cleaning although several baseboards and cabinet drawers were left dirtyShe was not charged for leaving nail holes and scuff marks on the wallsShe was also not charge for the minor trash that was leftWe too have pictures of how the home was left and feel that $worth of deductions is very minor

Because there was a
delay in providing keys to the overhead garage door, we installed two garage openers with remotes, which is not normally something we even do, in exchange for the delay. We do not feel that a rent reduction is justifiedAccess to the garage was always availableUnlocking the garage door from the inside and manually pulling it up which would have to be done with or without keys, would have allowed access for vehicles and bicycles at any time

I moved out on 08/01/I was charged $for the grass being mowed on 08/20/I mowed the grass in the front and back yard on 07/31/15, and should not be charged for growth after I moved outI was charged $for trash leftThe only trash that was left was contained in proper bags or boxes placed at the curbI paid the city for trash service.I was charged $for cleaning the stove and the ovenI was charged $for changing the air filterI paid over $for a month air filter that I had just put in the home less than days priorI was charged $for spraying for roachesExtermination is in my lease as the landlord's responsibilityI called and complained about rodents and all the maintenance man did was throw a couple of glue traps in the attic and never follow upI did not have any roaches except the large ones that came inside when it rainedWe are in Texas, there is no way around this unless the outside of the house remains properly sprayed. I was charged $for light bulbs, all of the fixtures had working cfc bulbs that I was not required to leaveI was charged $for the shower headI had to replace the shower head when I moved in with my own money because it did not workThe shower head was not cheap or brokenI was charged $to replace the closet door and $for repairing itI had work orders for the doors to be fixedThe maintenance man could not fix them on either of the three occassionsHe removed the doors and put them in the garage, which is where I left themI was charged $for door stops, there were no door stops when I moved inI was charged $for pressure washing mud "due to dog". I did not have a dog, I did not use the backyard except to go and mow itThere are opossums living under the house, as I previously called and complained about but nothing was doneLastly, I was charged $for paintThere were no holes in the wall, no chipped paintThis an extreme, erroneous charge added on just to make me forfeit my deposit. There was no damage to the home, only minor wear due to living in the home for over a year and a half. The maintenance man told me that no matter what, when people move out, all the properties are painted.*** ***

Although we agree that keys were not given to the tenant for the overhead garage door on the day of move in, the garage has been accessible through the kitchen as well as through the backyard this entire time. We have since given the tenant keys to the overhead garage door.

We are aware that there are issues with the current septic tank. We are working with a company that will be replacing the current system. Because there is a process of submitting drawings and obtaining [redacted] this is not something that can be done overnight. We are progressing though and...

will keep the tenant informed. As far as the flooring is concerned, arrangements were already made prior to receiving this complaint, to be repaired tomorrow. Thank you!
