July 6, 2016Regarding: Complaint ID [redacted] To Whom It May Concern;Thank you for contacting us regarding this matter.We strive for nothing less than a beautiful and welcoming community for all of our residents, and take great pride in the customer service we provide each and every day.When we were contacted via email by our resident regarding her concerns of the irrigation-system wetting her patio, we responded immediately, and re-directed the sprinkler head away from the patio.Unfortunately, the force of the water was too strong, which moved the sprinkler head back into its original position, facing and wetting the patio in the early morning hours.The resident contacted us again, and we had our maintenance team address and correct this issue, again.Furthermore, to avoid any further inconvenience for our resident, we requested for our irrigationContractor to Come out to disengage and shut off this particular sprinkler headWe were told it had been completed, which, in turn was communicated to the resident as wellUnfortunately, it had not been shut off.Upon notifying the office a third time, the sprinkler head was immediately disengaged.The resident who had filed the complaints has communicated with our leasing manager at [redacted] on several occasions in person and via emailEach time, her concern was acknowledged immediately, responded to, and action was taken.Furthermore, she has also spoken with our leasing manager about the possibility of a reimbursement for her damaged possessionsShe was asked to provide us with information regarding the damaged items, and its valueWe have not received this information yet.We will be happy to reach out to her to discuss an appropriate reimbursement of her water-damaged belongings, which were located on the patio.Julia S

Dear Mr***:Please see our response below to complaint ***:We Screen and qualify all applicants at *** *** Market the same exact wayThe ADU program is no exceptionWhen paperWork for an ADU applicant is received, all of the documents are reviewed thoroughly and typed into a spreadsheet for verificationIf the onsite team at *** *** Market does ever have a question, they do reach out to DCHD for clarificationThis is a regular practice since We Want to ensure accuracy and Compliance within the ADU programUnfortunately we are unable to disclose perSonal information or facts regarding other applicants however, we do report all qualified ADU applicants that lease an apartment at the property annually to DCHD for auditing purposesIt is incorrect to say that any applicant at *** *** Market was illegally qualified.It is also possible to apply at another property and pass through the screening results and qualify for the ADU program but not somewhere else even if the income and documents are the sameThe settings for passing applicants through Credit/background screenings are property specificAdditionally, all properties have an individual ADU lease covenant with specific procedures and guidelines for that particular propertyIn effect, the ADU program does not function in the exact same way at all properties.The property is in receipt of Ms***'s notice to vacate for December 15, Her December rent will be prorated at her leased rate less the month to month fee which was waived in bothNovember and December.Best,Bridget R

*** *** *** claims that “Bozzuto.” owes *** *** *** *** *** $4,for a “firewatch bill” relating to a sprinkler pipe failure that occurred at the condominiums in January *** *** claim is without merit.First, “Bozzuto" did not develop, build, or sell the condominiumsThe developer was *** *** *** ***Second, the design and construction of the condominiums complied with all codesThere was no “defect” with the sprinkler pipe in question that would trigger the developer’s warranty obligations.The sprinkler pipe that failed was located in *** *** garageThis particular garage configuration is uniqueIt is the only handicap accessible garage in the communityBecause of the accessibility requirements, this garage was built wider than the rest of the garages in the communityThe wider garage configuration required a small extension to the side of the building at the rearThe extension requires thc addition of a steel beam to carry the exterior wall above the bump out.The steel beam is set under the floor truss system, and projects down from the ceilingThe projection is extended further from the ceiling since the steel beam blocks the path for both the gas and electric services that feed each of the homes on this side of the buildingThose services originate in the meter room at the side of the building and terminate in each homeThe bulkhead’s projection requires the addition of two additional sprinkler heads in the garage below the bulkheadThe bulkhead was intentionally built slightly oversized to allow for the proper amount of insulation to be placed around the sprinkler pipesThe pipes were completely insulated on all sides.*** *** *** *** *** *** ** *** ** *** * *** That this home is several years old and faced several winters (including the polar vortex of 2014) confirms the area was fully insulatedFurthermore, the County inspected the area in question prior to the developer obtaining its certificate of occupancy, and the County noted no issues with the installation of the sprinkler pipes.The sprinkler pipe failure was a result of the unique blizzard conditions this past winter; it was not due to any defect in design or constructionNevertheless, the developer paid for all repairs relating to the sprinkler pipe failure as a gesture of good faithIt had the drywall and insulation removed and replaced, the sprinkler pipe repaired,and the bulkhead air-sealed and re-insulated.The developer is not responsible for the firewatch bill associated with the pipefailure.Please contact me with any questions,
