After moving out of the rental home that MTC, LLC managed, they tried to bill us for bogus charges of supervisory fees and landscaping fees. We were moving from Washington to Collierville so our parents met with[redacted], the manager, to take a look at the home. It had previously been vandalized and left vacant for over 3 months. We needed to find a home fast and [redacted] assured us that the home and the severely overgrown yard would be cleaned, cut, & the interior would be move-in ready by the time we got there with our furniture. Well it wasn't. The interior of the home still had derogatory words written on the walls, a bag of rice poured in the fireplace, paint spatters on the wall , black grease on the kitchen floor, and mildew covered the shower floor. Besides the condition of the interior, the exterior had ivy growing all up the front of the home and over the windows. Bushes were so large and overgrown you couldn't see the front windows. The left side of the home was completely covered in English ivy that had grown into the air conditioning units and all the window screens of the master bedroom were damaged because the ivy had grown into the screens. The home is surrounded by large trees and all along the supposed flower beds were heaps of leaves that [redacted] said would be cleaned out. Needless to say, none of this was taken care of. When we arrived with our furniture from Washington, you can imagine our surprise when NOTHING but new carpet in some of the rooms had been done! MTC did have someone come back and clean the house while we were having movers unload our furniture which was extremely awkward him trying to clean around the movers. We were so upset at the condition of the home when we got there that I complained enough to get them to come out and paint the interior. This dragged on for a few weeks but they were making no effort to clean the yard. I finally hired a man to at least weed the front of the house and add mulch to the front, and pull all the ivy from the front of the home. I spent $250 & called MTC to see if they would either reimburse me for it or deduct it from my next month's rent since they had made no attempt to do anything to the yard. Mind you, there was still so much more that needed done, but it wasn't my financial responsibility to re-landscape this rental home's yard. I was told I would not be reimbursed and no work would be done on the yard. It states in our rental agreement that the yard [redacted] be maintained. We maintained the yard by regularly cutting and edging the yard which was not grass but green weeds in the summer. I had also called MTC to see if they would ask the homeowner if he would at least pay for half of a service agreement with chem-lawn and was told no. This is not my home & yet I was still willing to pay half to try to improve the yard! After no reimbursement and no interest in taking care of his own yard, I went back to maintaining what was there when I moved in. I have 5 people that live on the street that [redacted] attest to the condition of the yard prior to my move in. They said that the yard had never been maintained and that the 3 months or so that it was vacant,the yard had only been mowed a couple of times but no trimming of bushes, no pulling of weeds, no mulch, no pulling ivy off of the home, and leaf raking had NEVER been done. Now, 4 years later when I move out, they have the yard re-landscaped & try to stick me with a [redacted] of $890! After several back & forth emails to try & resolve this with MTC, they said the owner would credit me $250 since I spent that when we moved in...really? So I'm still responsible for $640 so you can have your yard landscaped now? There's no way I'm responsible for these charges & I have credible witnesses that I have spoken to that are willing and ready to speak up on my behalf. Also, we had pets that damaged the carpet & we are willing to pay for those damages but MTC added 10% on top of the carpet fee saying they acted in a supervisory capacity which again is bogus charges. I [redacted] reimburse any legitimate charges but not made up ones by a company that has not proven to be honest.Desired SettlementThey are billing me for the following:faux wood blinds $65light bulbs $5photos $18carpet replacement $2046floor wash/seal $655yard landscaping $640minus my deposit -$1050Their total that I owe $2379Here's what I am willing to pay and reasons associated with the charges...faux blinds $65carpet replacement(original charge by carpet company and same depreciation rate of 40% even though all the carpet in the home was NOT new when I moved in) $1661floor wash/seal(original charge by vendor) $590minus my deposit -$1050My total I'm willing to now pay is $1266. Mind you, I'm not even throwing in there the credit of $250 that I spent on the yard initially. I will pay for the things that are legitimate charges only. They are trying to charge me $18 for digital pictures they took of the property when I moved out. Where in the world were they with the camera before I moved in? Why weren't photos taken of the property then? was it because they knew the condition of the home and yard were so terrible they didn't want proof of how bad they are at managing properties? Business Response Contact Name and Title: Tom Conlee, BrokerContact Phone: 901/756-4469Contact Email: [email protected] with all our properties, we do not own them, and are agents for the property owner and limited by the owner's wishes. While this home could have used more preparation for a new tenant, the Burnhams were in a hurry to occupy, and accepted the home, and all deficiencies were noted. The lease the Burnhams signed states that the tenant shall at all times maintain the grounds and landscaping to include cutting, edging, pruning, mulching, etc. Upon vacating,none of these tasks had been performed over their 4 years of occupancy, and everything was grossly overgrown. While the owner expensed $890.00 for corrections, he did credit the Burnhams $250.00 as they requested. Regarding the carpeting costs, our management agreement provides that we be paid a 10% fee on all "market-ready" costs, and that, like the carpeting, is a cost to the owner. Had the Burnham's pet not severely damaged the carpet, the owner would not be forced to replace the carpet, and management would not have needed to go through the bid and installation process, which takes a great deal of our time, thus our compensation. As to photo cost/charge, we charge the owner $0.75/photo to document tenant damage. All local courts REQUIRE photo evidence to support tenant charges. Yes, the are originally digital, but must be printed for presentation in court. Considering the time involved, ink, photo paper, etc., it's a fair charge. Again, if there were no damages, there would have been no photos.To close, we have bent over backwards with the Burnhams trying to fully explain and justify each and every charge, even after they have slander us in writing, and they just continue to drag this out, each response requesting something that's already been discussed in great detail. They vacated the premises over 3 months ago, and were given more than normal time to arrange for payment of their account balance of $2,379.00. As they have chosed to delay and delay, this matter has already been referred to our attorney for collection.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)Attached is the highlighted section of our signed lease that states we will cut and edge lawn. There is no mention like Mr. Conlee states in his rebuttal of pruning, mulching, and whatever his etc stands for. Unfortunately he can't make up words and add it to a signed contract. Also in the second attached file is where I had emailed MTC about the landscaping charges and Christy who is the manager for MTC responded that I wasn't charged $100 for the cutting and edging of the yard since we had done that just three days prior to our moving out. Therefore MTC is acknowledging that WE DID CUT AND EDGE the yard as it states in our lease agreement!I also would like to add since Mr. Conlee that we were in a hurry to occupy that we accepted the property as is, is just untrue. The property was viewed with Carol a few days prior to 2/24/10 because that's the day the contract was signed. I have email conformations from our moving company that confirms our furniture and family did not arrive until the second week of March giving them three weeks to get the house and severely overgrown yard clean and ready for new tenants. After all, isn't that what a management company gets paid to do by the homeowners? Where was MTC with the camera taking photos of the property then? Again, neighbors will attest that nothing in those months prior to our move was done to the yard. Even if MTC says that three week period was not enough time to get things in order before we moved in, isn't it their responsibility even when the home is vacant to maintain the home and landscaping? Looks as though someone failed to do their job and is trying to pass the buck forward. Final Business Response In response, paragraph #15 of the lease agreement Mr. Burnahm executed states "...LESSEE agrees to, at all times, maintaint the lawn and all landscaping, at LESSEE's expense, including but not limited to regular lawn cuttings and edgings, shrub pruning, weeding of all landscape beds, and watering, as necessary...." and after receiving their notice to vacate, our office sent an e-mail on 4/2/2014 telling them in advance to make sure the yard was cut/edged, flower beds weeded, mulched, trimmed..." However, that was not the case once they vacated the premises. As stated earlier, we were charged $890.00 to prune shrubs, weed the beds, and mulch, and prune crepe myrtles off the house. From that, the owner gave the Burnhams a credit of $250.00 so they charged $640.00 for correcting the condition of the shrubs, ornamentals and landscape beds... nothing was charged regarding the lawn. As stated earlier, we can only perform services our client, the property owner, authorizes us to perform, period. We supervise the services and pay the bills for services he has authorized and THAT is what we get paided to do! To close, no one forced the Burnhams to accept the property, and there are NO exceptions noted by the Burnhams on the "Move-in" report they signed. IF they were so unhappy, they could have rejected the property and selected another property to lease.

Their renters who live above me cause water damage to my condo (my master bathroom). I called MTC and I have spoken to two different people (one named [redacted] and another named [redacted]). Neither one is of any help at all. They say they will look into it and they don't do a thing. I really need help here. MTC is the worst management company that manages a unit. They may be nice people, but they don't do their job.Desired SettlementReplacement of a partial ceiling that has a big hole in it.Business Response This issue has been resolved. Our contractor had a difficult time trying to schedule the repair with Ms.[redacted]. We were unaware with the leak issue until she called and was very hateful that we had not done anything. The tenant never reported the problem to our office.

This company manages my house as a rental property, and refuse to communicate with me or provide the services they are contractually obligated to.On September 1 the current tenant moved out of my property in Bartlett, TN. The tenant did not clean the house when they moved out, and several items in the house, such as doors, flooring, and paint, required repair or replacement. MTC did not correspond with me regarding the condition the property was left in nor when repairs and service to restore the property to rental condition. MTC had been authorized to re-rent the property. Between Sept 3 and Sept 18 I sent five e-mails requesting information about the status of the property and when the repairs and cleaning would be performed. MTC did not reply to any of those e-mails until the one on 9/18, when I threatened to report them to the Revdex.com and to the [redacted]. The owner, [redacted], responded that they had been trying to get money from the previous tenant for the repairs. I have sent four e-mails since 9/21 requesting an update as to when the repairs/cleaning will be performed, and they have not/will not respond to me. The e-mail status shows that MTC and [redacted] have received and read the e-mails. They are contracted to "diligently" manage the property and perform repairs and cleaning once a tenant has moved out in a timely manner, and it has now been over a month that no work has been done. MTC kept 1/2 of the September rent due to me for purposes of fixing up the property for re-rental, and they have not performed the work. They have collected over $1,500 from the previous tenant to do repairs and cleaning of the property for re-rental and as of Oct 2, 2013, that work has not been performed. They have responded only one time, on 9/19, to over 9 e-mails between 9/3 and 10/1 to give me a status update on the property.Desired SettlementTo have the services performed that the company has collected money for, or to have the money refunded to me so that I can have the required repairs/cleaning performed.

Hello Revdex.com, I have a complaint with MTC Management.As of yet they have not removed the tree from my backyard from the storm earlier in May.I had a down tree and powerline on May 1,2014 due to the bad storm that we had. My power was off for 5 days during that time. After the power came back on, on May 6, I asked MTC when they were planning to get the tree cutting company out to my house to cut the the trees down, they said it has been schedule but they don't know exactly when they will do it. So today is May 28 and the tree still hasn't been removed and I am getting really impatient with them. I've sent out emails and called for an update but still get the same answer. I was hoping you guys can help me. Terrible company to rent from. Over priced properties located in the hoods. You'll never see your deposit back they'll make up things and over estimate repairs making it impossible to ever see your green again. ","neg-1

Company refused to refund security deposit after the house I was renting was for closed on because THET didn't pay the mortgage even though I paid renMtc will not refund my 850.00 security deposit on a house owned by the company's owner. The home was forclosed on when he didn't pay the mortgage for over a year even though I paid all rent. The company agreed to refund the deposit since they no longer owned the home and had no reason to hold it for damages, but have failed to provide this refund after several months and will no longer return my calls. Not refunded deposit on rental propertyWe began renting the home at [redacted] on June 25, 2010 We paid deposits for our two dogs, part of which was suppose to be refundable and also a month's rent up front. When we decided to move out of the premises in February of 2015 This company gave us a hard time about even moving out and then we received a letter of so called "damages" that we had done to the property. They tried to say that we had done over $5000 worth of damage to the house! We were livid! I am a smoker & they knew this from the beginning and they tried to charge us for the nicotine in the house on the walls and mini blinds. They also said we might end up responsible for replacing the HVAC unit because of nicotine. When we moved into the property they mini blinds were old and dingy then and there were a couple of doors (bathroom & back bedroom) were damaged and had scratches from dogs on them. We pointed all these this out on our walk through before taking occupancy and it was supposedly written down on our walk thru list. When we ask where our list was from the walk thru when we received the list of "damages" they claimed we did to the house, they had conveniently lost it. Imagine that? They also tried to charge us $600 for yard work that they said was not done. At the time we moved we had snow & ice on the ground and we actually had to pay an extra week to get our belongings moved. We had 10 days to dispute the letter they sent about the "damages" and I wrote an 8 page letter back to them calling them out on everything that had put on the list. When we received out final letter from them, it ended up that they had changed their minds or god knows what, but they had dropped the charges except for the amount of our deposits plus $63.24(not sure if that is exactly right but $63 and some change). We contacted an attorney just to ask if there was anything we could do about it and he said we shouldn't pay them any money because as for the so called "damages", they were all normal wear & tear for a 5 year occupancy. There was also a fire in the house while we lived there and nothing was done but a coat of paint put on the walls & new mini blinds put in the bedroom where the fire took place. Nothing was done to the rest of the house except for removing the carpet in the living room, dining room, hallway & said bedroom, which was damaged due to melting plastic from the fire. We feel we did nothing to deserve this kind of treatment form these people and then staring reading reviews online about them and found out that they obviously make a habit out of keeping their tenants deposits and trying to charge tenants false charges on other work or services done to the properties.Desired SettlementI would like for them to refund our money for deposits and also give us a decent report for renting further property as they tried to keep us from renting the house we are currently renting at this time.Business Response The first damage letter had estimated costs of $3,503.25, not over $5,000. In the letter it states "we realize these estimates may be higher than the actual final costs, but if necessary, only the actual final costs would be assessed to your account and deducted from your security deposit." After all of the actual costs came in, it brought the total down to $1,148.63, after being applied to their deposit of $1,075.00, they now owe $73.63. The owner took several charges off from the damage report and they were only charged $75 for the yard, not $600.00. [redacted], the lease holder, not [redacted] (she was listed as an occupant) was aware with the final amount owed and was okay with it. We do not make a habit of keeping tenant's deposits. As far as rental verifications go, we get the information from the tenant ledger and they were late multiple times and at one time had to be turned over to our attorney for non payment of rent.

The most soulless,heartless people I've ever encountered! I lived in the same apartment for 10 yrs...they take over and throw everyone out. Will not fix anything! Forced us to live with mold and roach infestation. I am considering a lawsuit.","neg-2
