This is the response to the claim filed by [redacted] against McNatt Rentals. We did sell the house in question to Ms. [redacted] on Feb. 18, 2010. This house was not a...

total remodel. At the time of the sale it was listed with Century 21 as newly updated, not remodeled. The skylight was not installed by us it was already there when we purchased the property. We did send someone over to seal around the skylight when Ms. [redacted] called us. We also tried to find a replacement for this skylight but this style is no longer made.

We did install the new central heat and air unit. We used a licensed installer by the name of [redacted] When we sold this house to Ms. [redacted] there was a home inspection done prior to the sell. This home inspection should have found any problems with the central H/A unit, hot water tank and it should have noted if there was not any insulation in the attic. McNatt Rentals would have taken care of these issues before the sale if they were noted on the inspection. But since they were not we can only assume everything was done properly at that time.

As for the chimney starting to leak, Ms. [redacted] has owned this house for 5 years now and with the weather that has come through here in the last 5 years one might expect to have some roof issues. This is what home owners insurance is for and they would also repair the skylight at that time.

We can get a copy from the listing agent that shows this house was not listed as a total remodel. We also have paperwork for the work and repairs that we did to the house while we owned it.

WHEN I BOUGHT THE HOUSE I WAS AWARE IT WAS NOT A TOTAL REMODEL, BUT WHEN YOU PAY FOR SOMETHING YOU DON'T EXPECT PROBLEMS TO OCCUR JUST DAYS LATER. TO ADDRESS THE SKYLIGHT FIRST, AT THE TIME OF THE FIRST RAIN IT LEAKED AND MR. MCNATT WAS NOTIFIED, AND TO THE BEST OF OUR KNOWLEDGE NO ONE CAME TO SEAL IT. SEVERAL MORE CALLS WERE MADE AND HIS RESPONSE WAS HE SENT SOMEONE, EVEN THOUGH THE SKYLIGHT CONFINUED TO LEAK AND TOLD ME THAT "I HAVE A $10,000 ROOF AND IT LEAKS." I WAS ALSO TOLD THAT "HE HAD TOO MANY PROPERTIES TO KEEP UP WITH!" NOW TO ADDRESS THE AIR CONDITIONING UNIT. IT HAS NEVER KEPT THE HOUSE COOL. I ASSUMED THAT WOULD BE THE WAY IT WAS. THIS YEAR I HAD A PUBLIC SERVICE ASSESSMENT FOR ENERY AND THEY FOUND THAT THE DUCT WORK TO THE BACK BEDROOM WAS NOT EVEN HOOKED UP AND NO INSULATION WHAT SO EVER. DUE TO TRYING TO REFINANCE MY HOUSE I WAS TOLD I HAD A HORRIBLE LEAK CONCERNING MY AIR CONDITIONING UNIT AND DEHART AIR CONDITIONING CAME TO FIX IT AND THERE WAS NO DRAIN FOR THE AIR CONDITIONER THAT WAS UP IN THE ATTIC AND THE UNIT ITSELF WAS ABOUT TO FALL THROUGH THE SEILING! ALSO WHEN THE INSPECTOR CAME CONCERNING REFINANCING MY HOME, HE FOUND THE HOT WATER HEATER WAS COMPLETELY MISWIRED AND STATED HE WAS SURPRISED THE HOUSE HAD NOT CAUGHT FIRE! AND IT HAD NO DRIP PAN! ANOTHER COMPLAINT WAS THE HOUSE CAME WITH SLIDING BACK DOORS IN THE LARGE BACK BEDROOM AND THEY NEVER LOCKED. I NOTIFIED MR. MCNATT AND HE NEVER RESPONDED, SO I HAD THE DOOR TAKEN OUT AND REPLACED AT MY OWN EXPENSE DUE TO SECURITY REASONS! TALKING ABOUT HOMEOWNERS INSURANCE, WHEN A CONTRACTOR FRIEND, WHO WORKS FOR [redacted] CAME TO TRY TO HELP ME, HE INFORMED ME THAT THERE WERE 3 DIFFERENT COLORS OF SHINGLES ON THE ROOF AND THEY WERE ALL SO OLD THAT I CAN NOT TURN THEM INTO INSURANCE! I CAN PROVIDE DOCUMENTATION TO BACK UP ALL MY COMPLAINTS.THANK YOU, [redacted]

Again, she owns this house and has for 5 years. I did not roof or rewire this house. This would have been listed with the realtor at the time. When you list a house you have to answer questions about the house, like did you replace the roof and how old is it, did you update the electric/plumbing, things like that are all stated on the listing with the realtor. I have remodeled a lot of houses. When a permit is required, I always get one. This house did not require one because all we did was paint and carpet. You can call [redacted] the city inspector with the city of Chickasha. I always use licensed plumbers, electricians, Central Heat/Air installers. Ms. [redacted] must not have understood at the time of purchase that this house was only cosmetically redone. I do a lot of houses that are rewired, re-plumbed, re-roofed, new electric and gas meters, reframed, new Central heat/air, new insulation, new doors and windows. This one she bought was not all these things. She had 15 days to inspect the property or to hire an inspector. Which there was a $420.00 charge at closing for an inspection. If these allegations are true the complaint goes to home inspector if she was not informed before the sale. After the closing it is her house, that is why it is called a closing.

THIS WILL BE CLOSURE!!!! I WILL REPEAT AGAIN I WAS TRYING TO REFINANCE THE HOUSE!!! THE PROFESSIONALS THAT CAME TO INSPECT OR TO FIX THE WORK.THEY WERE THE ONES THAT TOLD ME TO REFER TO Revdex.com. THIS HAS BEEN A LESSONED LEARNED. EACH ONE SAID THE WORK WAS THE WORST THEY HAVE EVER SEEN!!!
I WAS DOING WHAT THEY HAD ADVISED!!! THAT IS ALL I HAVE TO SAY ON THIS MATTER!!!!
