The business response is absurdThis house has always had bathrooms since its original construction in The appraiser walked tgrough the house and I opened each door, allowed her to enter the room and take picturesThe notion that I had some responsibility to say, "here is bathroom number 1, here is bedroom number 2", etc is absurd and unprofessionalIn EVERY other appraisal I have had done the appraiser, after completing the waljthrough, sat down with me and verified his or her general review if the property and asjed the ALL IMPORRANT QUESTIIN" " have you made any inprovrments to the properyy"If this appraiser had asked that question (and spent less time talking on her phone) I would have advised her about the upgraded electrical panels, powred pool cover and other items, which add thousands of dolkars to tge value of my homeHer failure to include an entire bathroom caused her to compare my home to lesser value homes, rendering her valuation as too lowAnd why federal law says she can't refund my money? My years of law practice makes ny head spin on that bizarre statementIn short, less time on the phone, closer attrnrion to the job at hand and verifying with and asking questions of the homeowner would have been how a professional would have done this jobShe lost me the ability to refinance my home due to a poor quality job

Mls from when built shows bathsSee attached I cannot refund money I do not have The lender needs to take care of this for him I can certainly revise the report once the lender sends me his issues I have contacted the Amc to get this resolved They said the lender is suppose to send me the information to address I already sent a revised report to the AMC with the extraordinary assumption this 4th bath exists He does not have the report that is revised He must go through the lender It is illegal for me to give a refundFurthermore I do not have a $from the AMC I was not paid by the lender and not $ There are laws that prohibit the refund of appraisal fee from the appraiser Please read Dodd Frank It is illegal to pressure an appraiser for value and in filing complaints and tactics used herein, this is a violation of Dodd Frank I am happy as noted to come back and see the bathroom It is up to the owner to allow access He may send me all the information he wants considered and I will look at it This needs to go through the lender and am more than pleased to take care of this

The owner is not pleased as the appraised value is not what is required. The lender did not send me his concerns and I was not aware of any.  A revised report was sent to the lender.  It is against the law for me to refund fees.   The lender has to refund his money, however, this...

is at the lenders discretion.  My client is the AMC.   These complaints are threatening to the appraisal practice. Dodd Frank prohibits the intimidation and threat to the appraiser for the value.   The value is supported and reasonable and the revised report is sent to the AMC.  The owner does not have the revised reports. I am not certain why the lender is not responding to the owner.  They have not corresponding with myself through the AMC.   He escorted me through the house. This could have handled this with a phone call, email to get correction or clarification.  If he wanted reconsideration of value, he could have presented alternative sales and I could reviewed this.    I have been practicing for 14+ years and have a background in accounting - cpa.  If an error was made it was not intentional  and revision was sent.  I noted his water, sewer, roads.  I can only get this information from him.  He had time to speak with me during my time at the house.   The house did not look renovated.  The original mls from when the house was built showed 3 bath count.   The walk through with this information was what I noted.   Like noted, there is a revised report and he can go to the lender for this.  I sent it to the AMC.  If he speaks to the lender, he can send all his information to me that way  I can address all his concerns.  I have sent a revised report and he can get that from the lender. It was sent to the AMC.  I am happy to address any issues, but the lender must initiate.

My 30 years of law practice makes ny head spin on that bizarre statement. In short, less time on the phone, closer attrnrion to the job at hand and verifying with and asking questions of the homeowner would have been how a professional would have done this job. She lost me the ability to refinance my home due to a poor quality job.
