This is a terrible company to useI have been trying to get my home repaired from them as that is where I bought my home from and have had no luckThe home came with the problems listed below and I have now been trying to get the home fixed for approximately almost months now with no resolution Everything was said to be repaired but never got repairedI have been going back and forth with them trying to resolve the issues with no luckThey claimed that the property I needed the house delivered to was not far, but once I purchased the home and had issues with it they declined to finish any repairs by using the excuse that I live to farI obviously was not to far to make a deal withIts a blaming game from them and the manufacturer, however I purchased the home from them and not from the manufacturer The problems and repairs that have been declined to be fixed are side frame braces as they are ripped under the housing and are ripped out, the under carriage insulation is ripped and hanging, there is water damage on the insulation, roof leaks when it rains in the hall and master bathroom, cabinet drawers will not close due to being poorly installed and aligned, kitchen and bedroom have cracked sheet rock, front room window does not open to the full extent, the home shacks and vibrates when walking as it was not tied down correctly, the Central heater blows the power breaker right when powered on, the a/c cover is not the proper size so it does not hold the proper a/c filter, the kitchen floor is soft due to the water leak, the front door has to be shut hard in order for it to close properly, and there are many more issues that are not listed and have been declined to be fixedAll of these problems and issues were present at the time of delivery and installation and have not been fixed All I want is for my home to get repaired and have had no luck with themI am now a homeowner of a home that is unsafe and not completed

Mr [redacted] and [redacted] Revdex.com Dispute Resolution First a brief history: Mr [redacted] ordered a new Legacy home that was to be a four bedroom houseThe house was built incorrectly in that the factory made a manufacturing mistake and omitted the forth bedroomThat mistake went undetected and Mi Casa delivered the house on 4/25/ Attached to this email is a notice of Delivery and Service which is signed by Mr [redacted] The form acknowledges that we need business days to complete delivery and set up of a home so the customer is fully aware of time tables associated with delivery Mi Casa had another home built and delivered to the site on 5/8/or business days from the initial deliveryIt was set and trimmed within hours During this process, Mr [redacted] decided that the responsible party should be Mi Casa and not the manufacturerIn an attempt to generate a better relationship with Mr [redacted] I offered several things to offset his inconvenience and produced sameOne of them was to pay for a U Haul truck to store his belongings in until arrival of the replacement homeAt that time Mr [redacted] demanded I pick up and deliver the U Haul to his location to which I responded that I had better things to doI went out of my way to accommodate Mr [redacted] to include resetting of his old home at a new location to provide him temporary living arrangementsAt the time he indicated that was sufficient to get him through the issues Now I would like to point out several items:Mi Casa did not manufacture or order the house incorrectlyThe replacement home was built in Ft Worth, delivered to his site in an amazing short period of time and within the time frame specified on the attached documentMi Casa set his old house for free a job we normally charge a thousand dollars forWe also loaned him axles to assistThe delivery of the replacement house was delayed due to high winds and Texas Department of Transportation refusal to issue permits under those MrMr [redacted] is again blaming Mi Casa for acts of GodMi Casa offered to pay for motel living expenses Since Mr [redacted] feels we are totally to blame, any and all other concessions are with drawnHis inability to find fault with anyone except my company and filing this complaint states that good will measures will not be acknowledged on his part I withdraw any other offers to help for which Mr [redacted] will be responsible Finally, I did offer Mr [redacted] his money back so that he may purchase a home elsewhere since he felt we acted deliberately to build his home incorrectly and could not be trusted as outlined in his complaint The attachment would not attach, will send separately Respectfully [redacted]

05/17/In response to the complaint received, we have reviewed our files and wish to explain the circumstances from our point of view Mr [redacted] did not in fact purchase a used home from Mi Casa Housing as all of our contract paperwork states the name [redacted] as the purchaser, however we would still like to address Mr [redacted] ’s complaint In Ms [redacted] ’s contract the delivery and s(Delivery as well as Block, level and anchoring was in fact included as well as a day habitability warranty) In regards to the issues involved with the installation permits, Ms [redacted] ’s closing docs state the following(See attached signed copy of full document) "ZONING AND RESTRICTIVE COVENANTS” Municipalities or subdivisions may restrict placement of manufactured homes on certain lots, may prohibit the placement of homes within a certain distance from property lines, may require that homes be a certain size, and may impose certain construction requirementsYou may need to obtain building permits and homeowner association approval before you place a manufactured home on a certain lotContact the local municipality, county, and subdivision manager to find out if you can place the manufactured home of your choice on a certain lotMr [redacted] did attempt to purchase a permit from the City of Laredo and was denied as the home was already on site Had this been done prior to the homes arrival I believe the transaction would have gone much more smoothly Mr [redacted] also stated that Mr [redacted] was there for his delivery when in fact Mr [redacted] is the Transportation Manager for the delivery company used to transport our homes and is not a driver, so I believe there is some confusion on his part as Mr [redacted] also reported Mr [redacted] to the City of Laredo who issued Mr [redacted] a citation for delivering a home without an installation permit Mr [redacted] went and met with the City Prosecutor and informed him that the transportation company does not install the homes and only delivers them and was told that they would look to dismiss the citationSince we would like for Mr [redacted] to receive everything that he was promised in his contract, we would be willing to pay the amount of $towards his set up cost which is the amount that we would have to pay to our set up company to set that home, he also can keep the axles and tires which normally are not included in the delivery which have an additional value of $rather than having them returned to us As far as reimbursing Mr [redacted] for transporting his home out of the city limits and back, that was done of his own accord and was not pre authorized by Mi Casa Housing for re-payment We would love to see a positive outcome from this unfortunate situation and hope that our offer will be accepted by Ms [redacted] as we want all of our customers to know that we want them to have a positive experience while purchasing a home from Mi Casa HousingBest Regards, [redacted]

Please add that Mr. *** was very courteous and professional and wanted to make sure that we were satisfied with our complaint. He handled this situation in a very prompt and professional manner, and he made sure that we were satisfied with the result. I was impressed with how Mr*** *** handled the situation and would consider doing business with him again

My address was clearly stated when the home was moved from *** *** ***t, to *** ***, *** ***(*** *** ***, *** ***,***).
Regarding moving the home: I (customer) picked the park (*** ***) and paid the owner the required deposit ($350) which was never refundedThe home was moved in the park, not set up and apparently the waiver from *** *** was presented to the owner after the home was deliveredI do not understand how I can be at fault with the bank paperwork, since the Mi Casa mobile homes filled out the paperworkIf I was required to pay for moving the home this should have been explained to my at the timeThis is an attempt not to refund the money that was supposed to be for the hookups($1000)
I hope no other customers will use this company.

I am rejecting this response because:In response to "Mi Casa's" offer, I am denying the offer since they are not taking the necessary responsibility of fault in this matter.   First of all, when Mr. [redacted] starts with my name not being in the contract and that he is doing the favor and addressing me, he needs to know that my WIFE is [redacted].  I am legally entitled to be addressed.  My wife is from Mexico and can not read or write the English language.   She was by my side and giving input when I was writing this letter.  How well you accept me on the check that I used to pay you for the mobile home!  (I provided a blank check that has us both our names on the check that we gave you to pay for the mobile home).  Clearly my name being on the check was not a problem for your company to cash it....was it?  Before even considering buying the mobile home from Mi Casa, I went to the city of Laredo Zoning and Planning department and spoke with the director of the department, Mr. [redacted], about what it would take to obtain permits for a mobile home to be placed at my property.  Mr. [redacted] told me that it was not my obligation to obtain the permits for the mobile home, but the seller that needs to obtain them.  This is how the City of Laredo issues their permits for mobile homes.  They do not give them to the buyer of the mobile home, but that the seller needs to obtain them before transporting the mobile home.  So when I went to Mi Casa and saw and bought the mobile home, I told Mr. [redacted], that he needs to contact the City of Laredo Planning and Zoning department to get the necessary permits as I was told by the City.  Mr. [redacted] understood this and told me not to worry, that Mi Casa will obtain the necessary permits and do the necessary delivery of the home and set up.  I was clear to Mr. [redacted] that I was not able to obtain permits from the city since they have a policy of issuing permits to the selling company.  Clearly, this was not done and the problem started.  Its not as Mr. [redacted] says that if I had gotten the necessary paperwork to get the permit before the mobile home was on my property this could have been avoid, was totally false.  So asking for payment of moving the mobile home out of my property and obtaining the permits required to set up the mobile home is not asking for too much.  I had to hire Mr. [redacted] to get the necessary permits and set up my mobile home in my property. (enclosed is the receipt from [redacted]).   I even lost money on renting the mobile home since it was sitting in my property for over a month and I was not able to rent it because it lacked the necessary permits to open the light and water.  I do understand that my wife signed papers that put burden of obtaining permits on me.  You have to understand that I did attempt and was told by your staff that they would take care of it.  I signed all paperwork thinking your company knows what to do to obtain all necessary permits.  I am willing to take some responsibility here, and would like to counter offer a proposal of $1,000 that I would accept as a response to solving our complaint.

With Regard to the requested refund for Complaint #[redacted] there are two issues, first the customer that is writing the complaint is not the initial customer on the application in our office. After further researching, I managed to locate the right customer and the file.  After reviewing the file there is no written request for a refund. As per company policy, any refund must be requested in writing and we will issue the check within the 15 days required by law.
The customer just contacted me today and I told him our policy he will email the request today 6/17/14. I informed him that there would be a 5% deduction due to a special order home.
The matter of the refund has been addressed and a check will be issued, in the amount of $4798.00.
The amount of the check is less the 5% for a special order home. According to Sec. 1201.1505 of the TDHCA  Occ. Code it states that “a retailer may require a deposit in a specially ordered manufactured home”.  So for this reason, the refund was less 5% of what was given to Mi Casa Housing, Ltd.,  the home the customer wanted was a special order home.

All I want is for my home to get repaired and have had no luck with them. I am now a homeowner of a home that is unsafe and not completed.

Been having problems with my house since day one. I've only had this house for 2 years and I've already had roof damage flooring damaged, and plumbing. I've been emailing calling and faxing to get repairs done. The only thing they have came to repair was the damaged that was done when they delivered the trailer.

Mi Casa had another home built and delivered to the site on 5/8/2014 or 9 business days from the initial delivery. It was set and trimmed within 24 hours.
 
 
During this process, Mr. [redacted] decided that the responsible party should be Mi Casa and not the manufacturer. In an attempt to generate a better relationship with Mr. [redacted] I offered several things to offset his inconvenience and produced same. One of them was to pay for a U Haul truck to store his belongings in until arrival of the replacement home. I am rejecting this response because: Mi Casa has not refunded any money to me.
The mobile home that I bought from Mi Casa was originally moved to [redacted] mobile home park in Rockport, TX. [redacted] did not submit the correct paperwork to [redacted], and the park owner rejected the waiver, which came late, and therefore, the mobile home was relocated to [redacted] in [redacted], TX. ( about 10 miles) This was no fault of mine and Mi Casa never said anything to me about charging me for their screw up on the paperwork.

I am absolutely amazed at the lengths this company will go to cheat someone and use government forms to do it.

I am respectfully requesting that the additional information be added to the file with regards to payment sent to the customer.  Mi Casa Housing, Ltd.  did issue a check to the customer at the address provided, the check was returned to us with the mail sticker “ no mail receptacle unable to forward”.   Contact was made with the customer and the check was resent to the updated correct mailing address provided by the customer.
 
As for the second issue regarding the placement of the home, it is the customer’s responsibility to find a location, get the agreement from the park and pay any necessary fees or permits required by the county, park or city . This is disclosed in the paperwork during closing. We will assist with this process, however, many entities will not permit us to be involved since we are not the resident within the city , park or county.  It is my understanding that after the home was placed in the park chosen by the customer, the park owner did not want to sign the necessary paperwork to permit this home (which belongs to the bank) on his property, so the customer  informed us of this situation, and said the home needed to be moved to another site.
As per our contract we will deliver the home to site and install it- once to the location provided by the customer. After that, it is customer’s responsibility to pay for any additional moves.
