Gave 1 star because it wouldn't let me rates NO stars. Complete sm of the earth landlords. I don't know how he, his wife or anyone else working in that office sleep at night knowing they are the worst, nastiest landlords in the whole city. Out for a buck. Your buck. And DON'T YOU BE A DAY LATE DAM IT because MR.MOKLER will talk to you like a child, and push his jacket back over his hip so you can see his GUN! Is that a threat buddy? You suck. Yea -Take your racist bankrupt a***s into real estate With your customer service skills, your whole family will starve.

Review: This is a problem with our landlord and their inability to repair items properly. Moved in Aug 2013, still missing a drawer in kitchen (noted upon move in), certain windows not functional(noted upon move in), outside light fixture was never functional(noted upon move in) and going on 4th request to fix same problem with refrigerator in 2 month period. Moving out Aug 22 2014.Desired Settlement: Would like compensation for spoiled groceries($100) and security deposit back in full amount($650)

Unfortunately the tenant is not giving an accurate accounting of the facts and is unreasonable in their time frames. On July 14 the tenants called indicating that they thought there was an issue with their refrigerator. They stated that the freezer appeared to be fine, but the refrigerator was not as cool as they thought it should be. We responded and replace the defrost timer the next day and defrosted the freezer. They then called to complain that they were upset that we defrosted the freezer and they had not called us for that, obviously not understanding that the coldness is generated in the freezer and shared with the refrigerator portion. The fact that the freezer was frosted up was the issue with why he refrigerator was not working and the freezer being frosted up was caused by the defrost timer not working correctly. WITHIN 24 HOURS THE REFRIGERATO/FREEZER WAS REPAIRED. Then on July 31, they called again believing it was not working. We checked the unit and found the temperatures to be appropriate and all was working fine. The outside light was also indicated, on July 31, to be an issue, and it was repaired August 1. AGAIN all repairs and responses were made within 24 hours of the tenants calling. OUR POLICY is to attempt to make all repairs by the next day of our customers call, when possible. If we need a plumber or other tradesman, we are at the mercy of their schedule. If parts have to be ordered, some delays may happen. In this instance parts were able to be gotten locally and the repairs made within 24 hours of the initial call.

Looked into the reviews yesterday when I was wondering if anyone else was completely ripped off as bad as I was. Charged for things that I did put on my check in sheet years ago, but after so many years I was negligent - and I lost it. Chris takes advantage of knowing people expect the best in others and don't necessarily keep every last piece or paper and charges who knows how many tenants for the same exact damage! You Chris, are a true dandy. I wondered for the couple years I was there, how anyone could marry a man like you - and then I saw her in the office once. And it explained everything.
So after reading the reviews and responses I have the following conclusions:
1. When the tenants say that Chris argues and talks to people in a disrespectful way as if they were unruly children, his replies to the reviews - even though he uses big words - make him prove he is extremely childish! Like that one jerk in gym class who couldn't get over the fact that someone may be better than he is. And:
2. He is just a complete ae. Ripping people off as he does.

But seriously. His replies are funny. Search Google for Mokler Properties Reviews and the ones where the renter is really unhappy? He responds to. And It is so funny. My sister actually lived in Green Tee after the fire and he really DID leave it exposed to the elements for quite some time there were birds living in the building and squirrels and who knows what else! He had already gotten the insurance payments and just left It sit for more than a year - that I can remember anyway. It wasn't until one of the guys in the building called the city inspector that anything got fixed! Then it was done quickly! And the pool they advertised for Tennant's? Like swamp water. Laundry facilities are some old coin op units from the early 80's. HaHa. It really is a good thing you couldn't hold it down after your father passed away Chris. The people and students in this city deserve better and I'm sure you would have had less issues with non-payment if you'd just fix the st up - even when the cost is expected to be more than $25!

Slum lord to the fullest. Make requests to get stuff fixed and they close the requests and dont even fix anything. Chris will argue with you, hang up the phone on you and act like a child not an adult/landlord. Sends bills when it has nothing to do with you and if not paid get a 5 day notice. Should NOT be in business.

My rent went up $5 in April. I failed to increase my automatic payment amount and short paid rent by $5 each month for 4 months before receiving a notice that I was late. During those 4 months $96/mo of late charges had been charged to my account. For $20 of outstanding rent I was charged $384. That is 19.2 times the outstanding amount. They did waive 3 months of this fee, which was used to justify charging $96 for $5 outstanding in April and to justify not notifying me for 3 months. I was informed by their accountant that their company policy is to notify tennants of past due rent only after the amount past due is $100 or more. Because $96 is less than $100, waiving 3 months of late charges kept the balance below the threshhold that a notification was necessary. When I called in July, to negotiate April's late charge, their generosity for waiving $288 was the focus of the call. Finally after 4 months I received a 5 day notice to pay the late fees or vacate the apartment. If the notice came in April it would have been much more difficult to justify $96 of late fees for $5 of outstanding rent. Please look at the 8 yelp reviews that all show a 1 star rating for this company. There seems to be a growing consensus that this company neglects its customers and regularly profits off of questionable late fees.

Review: I rented from Mokler Properties 2013-2014. My lease was up on May 30th. I had the carpets professionally cleaned on May 29th by a company that was recommended by Mokler Properties. According to the lease agreement, I was supposed to give Mokler Properties a receipt from the carpet cleaners in order to prove I had the carpets professionally cleaned. The cleaners did not provide me with a copy of a receipt, so I did not give a copy to Mokler Properties when I turned in my keys. On June 21st, I was given a statement of charges that stated I was charged $150 for not having the carpets professionally cleaned. I contacted the carpet cleaners and they gave a copy of the receipt to Mokler Properties, as well as to me. I know Mokler Properties received a copy of this receipt because I spoke with [redacted] about the cost of getting the carpets cleaned, as we were both alarmed at how I had been charged $280 to have the carpets cleaned in such a small apartment. It has been over two months since Mokler Properties has received proof that the carpets were professionally cleaned and I still have not been reimbursed the $150 that was wrongfully withheld from the security deposit.Desired Settlement: I would like to be refunded the $150 immediately.

My lease with Mokler Properties ended in May of 2013. I did not receive my security deposit until October of 2013 after a series of phone calls and requests. At the end of my lease, I had to fill out a pink slip giving my forwarding address so that the security deposit was sent to the appropriate place. Mokler claimed to have sent my check to the address of the rental and were unable to find my pink slip when I contacted them. One of my roommates still lived at the house and said she never received any information regarding my security deposit. After asking about my deposit, Mokler said I would have to pay the cancellation fee for the check they sent. This was probably the third of fourth call after not hearing from the company when they said they would respond. I refused to pay the fee without documentation and records of the written check. Mokler was unable to provide this. On the final phone call, I requested this information and the bank's information and my file from living at the place. This was left as a message. The call I received in response to that call was needing my forwarding address where they should send the check out to. I received my check finally, cashed it and will never work with this company again. My other roommate who moved out at the same time I did, did not receive her check either. We both were calling Mokler throughout the summer and repeatedly over the last couple of months.

Its a nice place to live. Moklers have worked with me a few times when I may be late with rent. They also allow pets in quite a few of their properties. The pool and grounds are very well maintained and I have never had to wait more then 2 days to have anything fixed

Review: I slipped on the ice in the poorly maintained apartment complex where I live. I contacted the landlord and even sent copies of the emergency room bills. When I contacted them to get the name of their insurance company, they flatly refused to share it, stating "this is Wisconsin, ice and snow happens" and were unwilling to give me even basic contact info with which to file a claim. The total amount, including out-of-pocket expenses is about $2,400 (I have itemized bills I can send you).

They have a history of poorly maintaining their grounds and are trying to excuse their negligence on weather and are being uncooperative with sharing information that I feel I should be entitled to.Desired Settlement: Pay the $2,181.50 to Aurora Health Care to cover the bills for the fall, x-rays and other services. Also to reimburse me for the $165.50 out-of-pocket expenses I have paid, myself.

The tenant slipped on ice during extremely cold weather and right after it rained, which in turn froze, creating more ice. Our crews did put salt down, but the weather and ground was sold cold, it did little to help. The tenants method to solve this issue to to threaten us and request information that we do not have or have no need to supply him. He also is requesting payment for unrelated issues, but we have left that to our insurance company to resolve. Mr. [redacted]'s inappropriate way of dealing with issues is leading to his problems. Yes, I did express to him that if it were my choice, he would receive nothing for supposedly slipping on the ice when the there is significantly cold during the winder and rain. Not everything that happens to people in life is someone else's fault. Sometimes Mr. [redacted] needs to responsible for himself.

When I moved into this unit in April of 2014, it was so dirty and nasty, I could not move anything in for a couple of weeks. First all of the carpeting had to be cleaned. The stains on the upstairs carpet made it apparent that the carpets had not been cleaned before I moved in. Both bathrooms were so dirty it was apparent they had not been cleaned as well. As far as the kitchen goes, I had to literally take the refrigerator apart and clean it and the stove. But, one of the biggest projects was to take down all of the blinds in the unit and soak them in the bathtub, because they were so dirty. The kitchen ones were caked with food and grease, so not only did I have to soak them, but I had to get a brush and actually scrub them before putting them back up. Here is the kicker, when I moved out, Mokler Properties charged me for cleaning fees. I had mopped and cleaned those bathrooms before I left, and also cleaned the carpets. bottom line is that the unit was cleaner when I moved out than when I moved in. Lastly, the staff, including Chris [redacted] talk to people like they are nothing. They become argumentative for no apparent reason. They though my rent payment was late one time, and when I called, they immediately started yelling at me, when all I was trying to say was that I had made the payment electronically. Every time you call or interact with these people, it is the same thing. They made that year in my life a living hell, and made me hate Wisconsin in the process.
