This letter is a follow up to our conversation last week regarding complaint ID [redacted] During our conversation, it was determined, that at the time of our conversation, you had not received our letter dated September 27, with our response to a complaint filed with your office&you have in fact received our letter, please couple that communication with this one so that we ensure we are fully addressing the complaintThe complaint filed against us indicates that our improper withholding of a security deposit due to damage and replacement of various ItemsThe items in question include carpet cleaning and replacement of the carpet for the first floor living room, a professional cleaning of the townhouse, and garbage removalAs evidence of the state of disrepair and filth that the tenant left the townhouse, I have attached pictures to show the condition in which the tenant vacated the unitPictures and show the condition of the unit on the last day of the previous tenant's lease while she was moving outPlease compare these pictures to that of pictures and 4, which show the condition in which Ms [redacted] left the unitAs you will see, there are multiple places In which appears to be pet stainsThe odor from the carpet soilage obviously could not be evidenced in pictures, but the pictures show the streaks and drippings of what appears to be pet urine and possibly fecesThe carpet was left in a condition that could only be remedied through replacementPicture is the oven and the condition of filth that the tenant left the applianceThe last picture is the garbage the tenant left on the street in which we were responsible for disposalIn addition to the attached pictures, I have also enclosed the tenants' lease in which it was agreed that the unit would be returned to us in the same condition as it was at the commencement of the lease, ordinary wear and tear exceptedPer the lease, the unit was also to be professionally cleaned, which obviously not the caseMs [redacted] and Mr [redacted] were returned their damage deposit with an itemized list of deductions from the depositA copy of the breakdown is attached in the letter addressed to the tenantsThank you [redacted] for your time and I look forward to additional discussion if needed

The items in question include carpet cleaning and replacement of the carpet for the first floor living room, a professional cleaning of the townhouse, and garbage removal. As evidence of the state of disrepair and filth that the tenant left the townhouse, I have attached pictures to show the condition in which the tenant vacated the unit. Pictures 1 and 2 show the condition of the unit on the last day of the previous tenant's lease while she was moving out. Please compare these pictures to that of pictures 3 and 4, which show the condition in which Ms. [redacted] left the unit. As you will see, there are multiple places In which appears to be pet stains. The odor from the carpet soilage obviously could not be evidenced in pictures, but the pictures show the streaks and drippings of what appears to be pet urine and possibly feces. The carpet was left in a condition that could only be remedied through replacement. Picture 5 is the oven and the condition of filth that the tenant left the appliance. The last picture is the garbage the tenant left on the street in which we were responsible for disposal. In addition to the attached pictures, I have also enclosed the tenants' lease in which it was agreed that the unit would be returned to us in the same condition as it was at the commencement of the lease, ordinary wear and tear excepted. Per the lease, the unit was also to be professionally cleaned, which obviously not the case. Ms. [redacted] and Mr. [redacted] were returned their damage deposit with an itemized list of deductions from the deposit. A copy of the breakdown is attached in the letter addressed to the tenants.
