offered such an event this spring, in our "March Madness Bracket" eventIn our February and March newsletters, which are sent to all residents and posted in our community center, we advertised for this eventBoth newsletters have been attached, showing an offer of "discounted rent" for the winnersIn order for this resident to have known about the event, she would have had to read one of those newsletters, which state "discounted rent" as the prizeIn a follow up email to the newsletters (also attached), our leasing consultant sent a reminder to all residents of the deadline for submitting their bracketsIt was in this email that the leasing consultant mentioned "free rent"It did not state that an entire month of rent would be free
After the March Madness tournament began, our leasing consultant sent an email on March (attached), which updated all participants on the current rankings, and outlined the specific prize earnings for 1st, 2nd, and 3rd place winners1st place was to receive $of free rentThis resident was a recipient of this emailOn April 9, a final email (attached) was sent to all participants (including this resident) which listed the 1st, 2nd, and 3rd place winnersThis resident was the 1st place winnerOn May 1st, both the 2nd and 3rd place winners paid their appropriate May rent amounts, with the 2nd and 3rd place prize discounts appliedThis resident, however, paid no rentWhen this resident received a late letter from us, that is when she claimed that she was told her May rent would be free
When this resident discussed the issue with our leasing consultant, the property manager was out of the office for the weekThe leasing consultant told her that, and that we would be in touch with her when the manager returned to discussWhen the initial advertising for the event was sent out, via the February and March newsletters, we had not yet decided on final prize amounts, which is why it was only advertised as "discounted rent" and the discount amounts were not released until later in the tournamentThis was what the leasing consultant was trying to explain to this resident while the property manager was out of the officeIt was never *** ***' intent to offer a free month of rent to the winners of the BracketThere were communications sent out from our office to residents concerning this event and none stated that a winner would receive a full month's rent, as that was never our intentionOf the three winners, this resident was the only one who did not understand how much to pay for May's rentOur communication was clear, and we do not feel we were misleading in anyway
In response to the resident's statement that repairs have not been completed in her apartment due to the past due rent, this is not trueWe do not withhold service requests due to past due balances being owedAt this time, we have no outstanding work orders for her apartmentThis is the first that we have heard of an issue regarding any service repairs for her apartment

Review: On March 18, 2014 I received an email from my leasing consultant advertising a contest for March Madness the winner as stated in the email would receive free rent. On April 9, 2014 I was notified that I won the competition, which according to the advertisement I would receive, free rent. On May 8, 2014 I was notified that my rent was past due which confused me because I won the competition. I spoke with the leasing consultant and she explained to me that they did not know what the actual prize was but when the property manager returned it could be discussed. Unprofessional and false advertisement. She is currently offering me discounted rent. Free and discount has completely different meanings. As a resident of two years I have never been so displeased. Unfortunately since I "owe" rent I have not received repairs to my current apartment.Desired Settlement: That the issue be resolved by giving me the advertised incentive.
