This is not a fast process but if you stick with it you will get resultsIt could take up to months to get final resolutionEZ Advocates representatives were knowledgeable, courteous and always kept me informed of steps being taken on my behalf to cancel my timeshare contractThey were persistent and kept the correspondence constant with the timeshare companyYour credit will take a hit but their third part affiliate will help with filing a dispute with the credit agencies to alleviate to much damage to your credit ratingThis over time will recover as wellI am now back in good standing with my credit and EZAdvocates also helped me to receive financial restitution based on my claimI cannot recommend a more reliable company to work with if you are trying to cancel your timeshare contract* *** 

Review: Initally, the property management company took my credit application on a property in Carmichael and I was later advised there were numerous applications and never disclosed this information. Therefore, I was advised an older couples application and credit check was processed over mine. I found an additional property and gave the management 2 1/2 months of rent plus a deposit of $750.00. There were numerous things after moving in I found out. For instance, I was required to pay $50.00 to have a mail key for access to my mail. They advised me that the previous tenant was arrested and they didnt change the locks. I paid $160 for new locks. The property did not include a washer/dryer/fridgerator. The management would not preform a walk through with me and wrote up the issues with the place without my approval of authorization. The place was filthy to a point my 2 year had black feet walking on the living room floor. It was covered with a substance which I cleaned numerous times to no avail. The closet doors were broken, there was black mold in the bathrooms with leaky plumbing, the dryer vent had not been cleaned in over 2 years which increased my SMUD bill dramatically and was a fire hazard. I brought these issues to the management which some were fixed, however, not everything was fixed. In January 2014, I starting receiving numerous harassing messages boarding on threats from an assistant in the office while I was working. The most disturbing part is this company has no regard for children's safety and placing people in dangerous situations. In light of the circumstances and being harassed, I moved out and notified the company. The law states they are required to provide me a full detail of my deposit in 21 days, however, they did not provide me anything until after 30 days of moving and kept my entire deposit. The house was left immaculate and they did not have reason to keep my deposit. I didn't owe them anything. This company violates renters laws without any regard to the safety of others.Desired Settlement: I would request the return of my deposit in the amount of $750.00 and the credit check fee for $35.00. Also, pursuant to the law, they are required to pay 3 times the deposit for failure to adhere to the 21 day deadline re a detailed summary of my deposit. This company should be required to adhere to all laws.

The person in your complaint letter was a contracted by lease rental tenant who resided at the property we manage in the Rosemont area. She never applied for a property in Carmicheal. She did apply for a condo in Fair Oaks but it had been rented up to a prior applicant. She asked if we had other rentals available, we informed her of the property in Rosemont, she viewed the property, liked it & decided to lease it for one year.
