We were leasing a condo managed by PRET's broker, [redacted] and PRET's Broker in Charge is [redacted] (will refer to as ** & [redacted] We notified ** about an early termination of our lease due to lack of response to provide a safe and habitable living environment.Term letter listed various reasons(abbreviated ver):A/C issue Notification(Nft) was sent 8-9-13. Fixed 8-21-13Paperwork Walk through completed 8-6-13,walk through check list and relevant ppwk not received as of 12-6-13, *Note, STILL not received 2-17-14Refrigerator Nft of freezer issue sent 8-20-13. New fridge delivered 9-7-13 o Lived w/out freezer for 18 days, discarded all frozen foodsGarden tub faucet Nft of faucet problem sent 10-21-13. Fixed 12-29-13. We used the garden tub for our son's baths since the 2nd bathroom did not have a tub. Due to the faucet problem, we had to use the stand up showers which was clearly a safety issue.School sons school in [redacted] want to move closer to make our commute easier. After ** acknowledged the above Nft, she listed the condo for rent at a higher rate than what we were currently paying. She referenced a section in the lease agreement that allows this type of price adjustment, however she could not provide any documented evidence. My realtor ran a market analysis and the condo seemed over priced (unethical?). We sent [redacted] a letter which included most of the above info with supporting docs. Due to these circumstances, we did not feel obligated to pay the rent for the rest of the lease term. [redacted] advised we must pay rent due to a price adjustment down of list price (We think [redacted] confirmed w/ [redacted] of [redacted] now asked that WE pay to fix a ceiling fan that was working before we moved out. We believe the landlord has an obligation to maintain the premises and to make repairs if defects occur. Conclusion: ALL issues not addressed by [redacted] which leads us to believe that [redacted] are not competent and morally fit to act as real estate brokers.Product_Or_Service: Condo RentalDesired SettlementWe do not feel obligated to pay the rent for the rest of the lease term (March - July 2014) and pay for the ceiling fan repair.Business Response Thank you for informing me of this claim. This is the email that was sent to my agent from these tenants. We didn't mean to make it sound like we had a bad experience with you or the property. We should have approached it in a different way.. We were just looking for excuses. There were many things that we did not realize until we actually started living there and we were not sure if we could keep that lifestyle for another half a year. We thought we would be okay with not having an attached garage and not being able to park our cars in front of the building but we were having such a hard time with it especially on a rainy day. Having a toddler always made us have extra bags and we actually ended up buying a cart - also noticed many of the residents at [redacted] condo had some sort of carts. Also, having someone else living on the floor above us was not a fun experience since they were up early in the morning and late at night, and we could hear them walking all the time. We did enjoy having a small yard in the back and the view though. Double oven was definitely a big plus. Once the inspection is done, please let us know if you have any suggestions to make the place more presentable. We will try to keep the place clean and neat for the showing. I did not see any other units at [redacted] listed for rent and hope that we can find a new tenant soon.Thanks for the opportunity to experience the condo life - we learned our lesson that we need a place for ourselves.
