Initial Business Response / [redacted] (1000, 10, 2016/01/27) */ This is a response to a complaint made to Regency Place ApartmentWe would like to present what our experience has been with this tenant and how we have gone about dealing with the dilemmas that the tenant states have been a part of her involvement with this complexIn particular, we will be covering the specified complaints that were made in the comment and how we addressed them I would like to begin by stating that I have made it a point to be attentive to all of her calls, notes, and voicemailsThere has been an extensive list of requests for repair from this particular tenant consequently putting her as a priority for customer satisfactionIn the contract the tenant signed before she moved in there is a specified clause stating that we can leave notes on their doors as a form of communication with our tenantsWe encourage all our tenants to read all parts of the contract before signingShe did request we no longer leave notes on her door but she was told that she gave us permission when she signed the contract and that we practice this with all of our tenantsIn regards to our maintenance staff, they have extensive experience in repair and have worked with us for many yearsShe has put in multiple request and we have fulfilled them to the best of our abilityFor instance, she addressed an issue with the dishwasherThere was a water stain on the dishwasher which did not make it any less serviceable or functionalIt worked properly, but we did go ahead and remove the stain from the interior bottom corner and even went as far as to replace the washer for herIn regard to her statement that live wires were dangling behind wall plates, she only informed us that the outlets on the left side of the wall were not workingShe did not say anything about dangling wires or something that could cause potential dangerWe had an electric technician come in and fix the issue and have paper work to prove that everything was functioning after his visitWhen the tenant moved into the complex the doorbell was workingLater she informed us that it was not working and wanted it repairedWe took a look at the doorbell and the wires were still enclosed with the button and edge coverThe tenant later took pictures in which the doorbell cover was no longer on there and the wires were exposedThis damage was not how we left the doorbellRegardless, we replaced it for her and it now works properlyBefore the tenant signed the lease agreement, she did a walk through with us and looked at the apartment and still went ahead and signed the contractNone of the requests she has given were brought up during this walk through though she states it was not "move in ready" when given to herShe was told that she can do a walk through by herself within days of her move in date and give us a list and we would repair all of the damaged articlesA list of all of the work and repairs that have been done to that apartment was put together and the tenant did in fact sign the list stating that all of the items were fixedHer paperwork was given to her upon her requestWe are willing to break the one year lease with this customer upon the written submission of a 30-day noticeShe will be returned her security deposit only after she has moved out of the buildingWe apologize for consuming your time with this predicament but none the less, it is highly appreciatedThank you for allowing us to share our perspective and knowledge of the situation at hand and we will do all that is necessary so that this may be resolved in a timely manner Sincerely, Regency Place Apartment Management Initial Consumer Rebuttal / [redacted] (3000, 12, 2016/01/28) */ (The consumer indicated he/she DID NOT accept the response from the business.) What a cute response! I'm seriously dealing with several different people here! Whoever wrote this response has not been involved in my situation throughout this ordeal or at all! The people I am left to deal with barely speak English and continue to bait and switch what they say with what they doI hope your maintenance is legit because I'm about to push that issue now! And legit or not this guy does crappy work! Since this complaint he has installed a 'new' dishwasher...crooked! He was completely content with his sloppy job and obviously inconvenienced when asked for it to be adjusted! I've also since had a water leak in the kitchen and it seriously took myself, my mother, and my father to point out and stress that water damage needs to be addressed and pieces need to be replaced! Once some wood was removed it was quickly stated that the underlying water damage we could now see was 'from a previous leak!' So that's apparently how this place works! Cover things up and never fix anything completely or accurately! This response states that I changed my door bell to the broken one when I first moved in...yes I'm so sure I had nothing better to do..a spare broken casing lying around and the electrical knowledge to do so! The 'corner' or the bottom of the dishwasher was 'water damaged!!' WOW! Ok! I have the pictures so I'm really not worried about it but that's an absolute joke! The ENTIRE bottom was BLACK! There was debris in there! I signed a contract that I didn't get copies of for 1/months! Only when this company heard of my complaints to the Revdex.com did they finally spring into action...which was still completely half asssed! Never have I been formally told that I could have my lease broke! In fact I was told my the apartment manager to go a head and buy myself a living room rug and she would reimburse me! She also continues to state about things that she does not wish to fix that we will just document them so they don't work against me when I move outWhat if I had planned on being here for a length of time!!? You give me bubbled floors, water damaged kitchen cupboards, a bathtub that appears to leak blood when first turned on, electrical outlets that don't hold cords, 'water damaged' appliances, disgusting tile floors! I'm embarrassed to have company! This place at this point is a reflection of the home I keep! I would love to be out of your hair because apparently I am too much to deal with! An absolute outrageous tenant...so pay my moving expenses too!!? I've already been given the run around literally every entire step of the way! From lies about what would be done before my move in..to lies about when I actually could move in! I was completely set to move in, had given a day notice where I had been, had movers, etc and days before my move in date (that had been set for over days) this lady tells me she'll need a nother week!!! What kind of [redacted] is that!!? Is that practice!!? How unprofessional! She got three days out of me which literally left me ONE day to get out of the old place! Cost me my movers and miscellaneous fees for changing other reservationsWas I compensated...NO! Did she even ask...NO! Was I nearly homeless...YES! So get me outI'd love to be done with all of this and with whoever wants to down play my horror story as if I'm just being difficult and unruly! Make my move out pleasant...seamless and I'll remove my Yelp review with all the pictures you've seemed to have missed since you described my issues as so minuscule and unimportant that I must be exaggerating or making them up completely! And the live wires is a fact! That electrician you have receipts from is the one who told and showed me! I wasn't aware I had to be so proficient in the profession of each issue when letting this company know that an entire wall had no electricity that I should have further stated that other walls might possibly need to be looked at in order to solve this problem because hello..big shocker this stuffs all connected and runs through every wall!! The live wires were behind a wall plate so until the technician you sent out (who was the third guy to come) actually did his job I had no idea I was in such danger and I'd be willing to bet that most of the other units have similar problems! You seriously need new maintenance...I think I would have been happier all a long if things would have been fixed right the first timeIf this guy wouldn't be so obviously unconvinced when asked to adjust his sloppy work I probably would never have been driven to these lengthsBut here we are and I sure as [redacted] refuse to back down now! It's becoming apparent that this entire company is petty and unprofessionalEither the left hand had no idea who the right hand was or just didn't care! Final Business Response / [redacted] (4000, 22, 2016/02/25) */ [redacted] wants to terminate her tenancyShe provided a Notice of Termination of Tenancy, indicating that she would vacate by March 4, Although no acknowledgement is required, that Notice has been formally accepted in writingAlso, if she pays her prorated rent, and leaves the rental unit in good condition, her security deposit will be returned in full within weeks of the rental unit being fully vacated Final Consumer Response / [redacted] (4200, 26, 2016/03/07) */ Berenice, I just finished my final walk through with [redacted] and I was denied any documentationI understand that she does not carry a copy machine in her purse or something like that, but given the current circumstances I would have liked for her to at least written and signed that upon the inital inspection everything appeared to be in orderI would also like to document that when I left the empty apartment yesterday I secured both top and bottom lockUpon arrival tonight the top (deadbolt) was no longer lockedI asked [redacted] about this and although she confirmed that she is the only one with access to her set of keys she denied having entered although obviously someone hadI noticed that my assigned parking stall had been changed a few days agoAt that point I was still a tenant and completely living at the residenceI was switched to a stall with a covered car in it that hasn't moved in weeksThe stall that was mine was occupied as well and I was failed to be notified or provided with a parking stall [redacted] denied having any knowledge of this and assured me that I would have been notified if she would have been involvedOnce [redacted] was asked for some type of documentation about tonight she became very defensive and walked out of the residenceI had a witness as did sheI took photo and video documentationWhen [redacted] noticed she was being recorded she refused to speak any furtherAlthough she would speak in Spanish to her witness knowing I could not understandI could not figure out how to add to my already filed complaint at this point so I just wanted to get as much out as possibleI would like to know if you can provide me with alternate methods of complaintMaybe the owners direct information, or a different agency that can handle different aspects of my ordealAnything really...and pleaseI just feel so helpless and completely at her whimI just keep typing responses but am unsure anyone is really listeningPlease contact me [redacted] XXX-XXX-XXXX
