Teri did an exit walkthrough with *** after permission to move to another property. The place looked good at the inspection and move out. As common with pet odor, the place was shut up and all windows were closed for a few days and there arose a pet odor. Teri and TJ went to
inspect the property the next week after the move out and they pulled the carpet back. There was a myriad of pet stains and the place reeked like pet urine. The tenant was not allowed any pets but she did have dogs. Neighbors at each location where she lived verified it. Teri called *** and requested that she come and smell the apartment and look at the carpet that was pulled back, *** response was "it would do no good to look at it or argue about it." Due to the age of the carpets she was only charged for 1/of the carpet and carpet installation but she was charged for all of the removal of the carpet and killz paint to mask the smell. *** sent us a certified letter requesting all of the information (reciepts, pictures, etc.) to prove our case. A response and proof of pictures and reciepts was delivered to *** and co-signer on 3/16/2016. *** then sent another certified mail packet that explained she did not accept the recipets because they are not broken down as she wanted or the pictures were not proof that it was at that apartment. She received everything she requested the first time. She owes Reliable Property a balance that she has days to pay for (until April 8th, 2016) or she will be sent to collections with collection fees. This will effect *** and co-signer. She also proceeded to complain on google and lie about not having pets at the apartment and slander Reliable Property Management's name. *** did move to another property and after we saw the damage the pet did we requested a pet deposit to have the dogs at the property(we were unaware she had dogs until we saw the carpet and asked the neighbors at each location) She was delivered a day lease violation to pay the pet deposit or surrender the property. She vacated and was responsible for rent until it was rented out, which it was. Reliable Property Management does not feel like anything is owed to *** *** and all of the money due to Reliable Property Management will be sent for collections if not collected

Complaint: [redacted]I am rejecting this response because:I feel that the response that TJ gave was very opinionated, he did not motion how that I provided them with evidence showing how that majority of the charges that they are trying to charge me with are directly refuted. I also feel that he decided to respond on here because they missed the legally required 3 day response that business have with a situation such as this. I simply asked Reliable to provide me with documentation of receipts of charges that their statements claimed were there, not to mention the work orders they provided me did not have a description of what the charges were for except that they were classified as "supplies" these work orders were printed on the date of the first response and did not include any verification signatures to show the work was completed or that the charges were actually paid by Reliable. Even with the picture that was provided by TJ in this response it does not prove that it was the location of the apartment that I was in, nor does it have a date to show that it was in the time of after I moved out.  In the second response that I sent them it included pictures of the first property with dates of the pictures, it included emails and requests for the property owners names and numbers. No response has been received from Teri or Barb for both properties. The work orders for both properties had a claimed a supply charge of exactly the same amount but no justification as to what it was for also no receipts for charges have been provided. The only receipt that has been provided is the one for the carpet and when I spoke with the gentleman who they claimed replaced the carpet he informed me that he was a private contractor not certified with the state and did carpet repairs and not replacement. He would charge $50 an hour and could buy supplies but would charge for those purchase if not bought by the individual needing the work. The receipt did not show proof of the purchase of the carpet just that something was installed, on his receipt the charge was wrote under the line of linoleum and not under carpet, this is all very misleading. They do not have the right to send me to collections due to the dispute in charges, if I get contacted by CBC, I will ensure they understand the situation and will send them all documentation I have including these responses on the Revdex.com. Complaint: [redacted]I am rejecting this response because:
They did not provide receipts, they provided unsigned work orders with no receipts for supplies used or proof that the work was actually performed. I am more than willing to provide the Revdex.com with the entire packet that was mailed to me along with my responses. They failed to reply to my second letter within the three day time limit and they have not made any offers to me to sit down and discuss the situation; this is the only mention of that and it is only when they have responded to the Revdex.com. I also have individuals that will sign affidavits stating that I did not have pets at the property. I was given an eviction notice that gave me three day t evict, get ride of pets, or pay deposit; due to not having pets I cannot get ride of something not there nor pay for something not there, so the only viable option provided was to move from the property. I also spoke with Barb on move out and said would be gone before the 1st of February and are trying to charge me rent while property was claimed to be vacant after Barb informed me that as long as I gave them permission to remove the washer and dryer I would not own a storage fee of any kind but I would pay a haul off fee, which can be taken out of the agreed upon forfeit of deposit. Since they were the ones that gave the eviction notice they are the ones that terminated the contract and I do not owe a contract cancellation fee. As far as not understanding what I was requesting, I did not receive any questions back from Reliable, this again is the first time hearing of the issues with the misunderstanding. I and [redacted] will be responding to CBS with all information acquired throughout this and will dispute charges with them as well.  From the numerous complaints with online reviews this is a normal business practice of theirs to charge people in excess of the deposit and for things not discussed in the exit interviews. In response to the second response,
All documentation was provided, and because it wasn't broken down like [redacted] wanted it, it doesn't excuse the fact that every request for receipts were provided.  The original complaint is not how the carpet layers bill is written out, but the fact that [redacted] had 2 unauthorized dogs that destroyed carpet in [redacted] #1, also the fact that she moved into another unit of ours and was asked to get rid of the dogs or move out and break her lease.  She complied with the latter.  [redacted] requested information for the owner of Reliable Property Management and the owner of the property.  This information is confidential.  We are hired to be a 3rd party between the owner of the property and the tenant.  As far at the contact information for Risa T[redacted] of Reliable Property Management, she is on a sabbatical and will not return for another year.  Every complaint is directed toward TJ, acting President of Reliable Property Management.  I apologize that the bills say supplies but that is what they are.  The bill breaks down the work that was performed and the supplies that need to be used to complete the task.  Kris S[redacted], the carpet layer does in fact lay carpet.  I think [redacted] thought she caught him in a trap because she asked him about carpet repair but last time I checked carpet repair men can also lay carpet.  Kris S[redacted] is up to date on his liability insurance as well as workman’s comp through the State Insurance Fund of Idaho.  I struggled with the rest of the response from [redacted] because I could not decipher what information she was requesting with sentences like "The work orders for both properties had a claimed a supply charge of exactly the same amount but no justification as to what it was for also no receipts for charges have been provided"  [redacted] was provided a packet of receipts and a response letter from Barb and TJ for each property.  She signed the certified mail receipt and she continues to lie about not receiving proof.  Once again the dispute originally was that she had pets and destroyed carpet, not a carpet layers bill that was written under the wrong line.
[redacted] will be sent to collections along with [redacted] for the balance owed for [redacted] #1 along with collection fees.  This is signed in her lease that she agrees to this.  I am more than willing to sit down with [redacted] and show her everything we have to prove our case and make payment arrangements for the balance owed but she continues to dance around the fact that she violated her lease with unauthorized pets and she is trying to find problems with receipts to justify her dissatisfaction with our services.  [redacted] owes Reliable Property Management a balance that will now need to be taken up with CBS Collections beginning next week.

They truly understand how to run a business and make it become part of their lives by building relationships with their tenants and their property owners. They care. They are confident in what they do. And most importantly, they care about the experience the people they work with have. Not all property managers are alike and RPM is the one you want to work with in [redacted]
