To Whom it May Concern: This letter is in response to ID [redacted] received in our office on March 21, We manage the property at **, we are not the ownerNo work can be done in this apartment without permission from the LandlordThis tenant moved in on 6-1-and in that time frame the maintenance staff was sent out seven times to repair items requested by the tenant until she was evicted from the property on 1-31-due to nonpayment of the rentA copy of the work orders are enclosed for your review There was a fire at this building in January and the tenant is under the impression that her smoke alarms should have gone offHowever, the apartment with the fire was apartments down from hersThe buildings smoke detectors are not linked together so her alarm would only go off if her smoke alarm detected smoke or fire The tenant signed a smoke detector addendum when she first moved into the apartment instructing her that she was responsible to maintain the smoke detectors in her apartmentShe was also given an inspection sheet to complete and return to the officeThis sheet was never returned indicating there were any problems that needed to be addressed with the apartment The tenant made several agreements to pay the rent but never followed through with them and so the Landlord had to evict her for nonpayment of rentEven after the judge issued the warrant to evict we held it for three weeks giving the tenant extra time to find an agency that would help her pay the rentPlease feel free to call or email me with any further information you may need Sincerely, [redacted] Manager

I went to court for payment of rent and when going on Janurary 8, after a verbal agreement of payment couldn't be made by me I was taken to court and after agreement was made the day after on the 9th the Management sent [redacted] to my house in which I am living in need of repairs that I have already reported and nothing has been done about these things yet monies are pursuedOn the 12th of Janurary a fire took place in the same dwelling in another apartment which brought about attention lack of working smoke detectors and after checking the batteries were months past expiration and were not properly connected and now a pipe that has busted in the bathroom has accumulated an inch and a half of water on the floor and now there's a hole in the wall and it took an hour for some one to get here and the other repairs weren't addressed and now that is being overlooked as I can't afford a private attorney to defend me in the matters

This company took over my former complex in April 2014. A few weeks into their new management, I e-mailed the landlord regarding the same unruly tenants the person who left the previous review mentioned. She said she would mail out letters to the tenants causing the problems but instead, mailed the notice to ME. After notifying them of the error, they posted a note on the inside of the doors as a public notice, nobody specifically was mentioned. This was not effective and a few weeks later I wrote R&M management another e-mail expressing my serious concern with the way these tenants were affecting my complex after noticing more and more people moving out. I never got a reply!! These tenants began to act as if they owned the place, had complete disregard for anyone else living there and were obnoxious! Inflatable bounce house in the courtyard, parking vehicles in the unloading driveway, loud music, loud children, toys and personal items left scattered on the lawn and in front of their balconies, giving people tattoos with a tattoo gun on the porch, screaming profanities etc.. Funny how after they ignored my warnings, these two families were involved in a fire that heavily damaged their porch, and their upstairs neighbor's porch. The grill that was left unattended sat blocking the sidewalk for two weeks before it was moved. It took 6 weeks for someone to even come over and attempt to clean up the outside!
Nearly 3 months of living under R&M's management was enough for me as I slowly watched my home, become what looked to an outsider like low income housing or a white trash haven. I notified them that I would be moving out in one month and they were SHOCKED and had NO IDEA how bad conditions were at my complex. It was sad that in my 4 months there that I never even saw the landlord or knew what she looked like. They did not care about their new property at all! A family moved out and it took them TWO AND A HALF WEEKS before someone even walked into the apartment to begin to clean it! In the meantime, I had to smell ROTTING FOOD AND GARBAGE for those two and a half weeks!!!! From what I saw, when people moved out, it would take them over a month before they brought people in to begin to clean, or get the apartment ready for a new tenant.
After moving out, I was told by the assistant Margie that it would take 4-6 weeks for them to return my security deposit. Seemed like an insane time, but whatever I decided to let them have their way and see how they did. After 6.5 weeks, I called to check on the status. I called the office TEN TIMES in one day, and got NO ANSWER. After calling the previous landlord who did some investigating I was told that they FORGOT about returning our deposit!!! R&M did such a POOR job at my former complex, they were stripped of their duties and were no longer involved! Another week went by and I had to leave a nasty voicemail for them to even return my call. I later checked my phone to see I had a voicemail from them, but upon listening to it discovered their nice 4 second voicemail, was the sound of them hanging up on me. HOW PROFESSIONAL! My boyfriend called them and after telling them who he was, the assistant gave him attitude and said "we have been nothing but nice and accommodating to you.." which is why you never gave a damn about us from the get go! When asked about why it takes 4-6 weeks we were just told that "we don't understand the logistics of it." I also have heard from others that they hardly pay attention to their properties, and had to remove someone who was squatting in a vacant apartment. THIS PERSON WAS THERE 35 DAYS BEFORE COETTA EVEN NOTICED!! I am so glad that their hands are out of the pot at my former complex because they truly ran that place into the ground! R&M management, it is a miracle that you are still in business after the hell that you put this good tenant through who had always paid rent on time and had a great rapport with the previous landlord and other tenants.

A copy of the work orders are enclosed for your review.

However, the apartment with the fire was 10 apartments down from hers. The buildings smoke detectors are not linked together so her alarm would only go off if her smoke alarm detected smoke or fire.
