The tenants were definitely told ahead of time that they were responsible for all utilities within the home from the time they took possession and is clearly spelled out in their lease — their claim that they didn't know there wasn't electricity at the home would have been their responsibility from the beginning to turn on The claim that the gas line to the water heater was improperly installed — this is a brand new home and was inspected by the county inspector many times before the home was completed and had to be signed off by that same inspector that everything was in working orderThe lines to the water heater will not be moved due to how someone wants to situate their washer and dryer in that areaAgain, the house is new and was built according to state and local building codes The lawn of the property — again this is the responsibility of the tenant from the time they sign their lease and is clearly spelled out in that leaseWe have mowed the lawn time to attempt to appease the tenant, but it is the tenants responsibility to keep the lawn manicured The tenants initially indicated they did not need the physical garage door openers because they had built in openers within their cars, only after the fact did they request the openers and we gave them to them at our first opportunity which was within a week or two of the original lease being signed The current garage door issue was just reported and will be addressed if it is due to mechanical failure and not due to tenant damage Joe L***

This company is very unprofessionalAfter paying the deposit and first month's rent I actually went to the police station because we never heard back from our landlord regarding preexisting damages, questions, getting garage door openers, etcThey looked up information on the actual owners of the home and could not find anythingEventually I found out who the builders were and tracked down the original real estate agentOur landlord would communicate with him but not usHe repeatedly was supposed to have brought us the garage door openers but never showed upFinally he left them in the mailbox after checking to make sure someone would be home for deliveryThey still have not followed through on many issues, and it is a huge headacheI will add more of the story when I have time as I have all of the previous saved emails and hoping everyone takes precautions before renting from this company!

We have now rented two different homes through this company and they have been a pleasure to work with on both occasions, they were very responsive to helping us find what we were looking for in the area we wanted, they were very clear with the rental criteria, and have provided great and timely service on any maintenance issues that we have reported.
