They show up at your door without calling requesting entry into propertyI have had a irragation contractor let himself into my house because Rocky Mountain gave him a key to enter without notifying meAlso they are notorious for saying they call however I have verified my phone number with them times , and they still just show up whenever they want without callingI will never recommend them

I was interested in seeing a property listed through RMPM, and filled out one of the rental applicationsI also emailed to ask them if I would be able to arrange to see the property, and held off on having my husband fill out an application until I heard back from them, since we didn't want to spend even more money on a second application just yetI just got an email back from the company that was very short, had no salutaion, and said nothing more than "RMPM can do nothing more with your application because the other person did not apply." I responded with "Thank you, but we were waiting for word back on being able to see the property we were interested in before we spent the rest of the money, and never heard anything." Their response to that: "Until the application is run you can't see the propertySince you told us there were two applications, leasing won't contact you until both apps are in and run." I completed one in hopes that it would show good faith, but frankly I have NEVER heard of ANY rental company not allowing you to see a property before you paid for an applicationThis is absolutely ridiculous and unprofessional

I lived in my rental for yearsWhen I first moed into the apartment that was managed by Rocky Mountain Property Management, things were greatThey returned calls, did maintenance on furnace and AC 2X a yearif something broke they were right on itWhen the owners father in law who lived there passed away, things changed for the worseRMPM had come under new ownership which was not local a year before his passingThe owners father in law would complain how RMPM would not do anything anymoreBut the company got worseWhen my stove broke they took months to fix itWhen they fixed it, they actually broke it againIt took months to get it fixed and it was a half- [redacted] job at thatMy toilet started to leak around the baseI was told to turn the toilet offHard to do when it is your only toilet in the houseThen to boot it took them weeks to fix itHad I turned it off and stopped the leak, I would not have had a toiletThey had sent a non-licenced person to fix a leak in the base of the toilet and a few days later my husband and I came home to find our kitchen flooded with toilet water from the bathroom upstairsFor once they sent a licensed person outBut that person was a heating and AC guy from a company that did both heat/AC and PlumbingHe ended up replacing the toilet with a substandard toilet made for giants and unfit for use by people (Great if you were in a wheel chair and could get up stairs in your wheel chair)We spent hours trying to clean up the mess and RMPM did not careWhen it came time for a new contract we found that if you signed a contract you now paid more than if you did not sign a contract which is backwards and it was a "New" Policy with RMPM to charge more if you did sign the contract, but if you do not, then they can evict you with a day noticeWe tried for over months to get a new contact with updated info as my last name had changedTwo months to finally get a new contract was crazyMy husband and I bought a house as we had our fill of RMPM and felt it time to invest our own money into our own placeWe gave the required day notice only to be told that no, since we just signed a new contract that took them extra months to get to us, and that it was only months old, we had to give days notice.When we moved, we noticed that one outlet had a major short in the wallMy husband was still a licenced electricitian said this was a huge safety issue and we reported it times over the phone, once in person, and once by email never to get call backs on itWe also found that the fire alarm COdetectors were bad and had all gone off days after we moved out all the alarms went offThe neighbor sent me a text and we took the alarms down and reported it once again to RMPM but no responseWe found that the sloths washer cold water hook up was leaking and reported that and no responseWe spent days leaning and cleaned the carpet, but do you think we got the damage deposit back? NOPE! When we closed on our house and mentioned how bad our poperty management was without mentioning namesEveryone in the room said RMPM? This included realtors, loan agents, closing agents, previous ownersSo you know RMPM is bad when the real estate industry even things they are bad and will not return callsAVOID THEM LIKE A ZOMBIE PLAGUE

When the owner of the property inquired as to the February management fee, it was explained to him that he was charged due to the coordination of maintenance items that he wanted taken care of from the tenant move out He agreed with this charge The owner was informed that the March fee charged would be refunded due to the closing out of the management on this property The City of Loveland utilities were in the name of the tenant and RMPM never received any outstanding balances for this property The charges were discussed through email and the owner was to provide RMPM copies of the invoices so the tenant's security deposit would be charged No invoices were ever provided We suggest that the owner demand payment directly from the tenant The Owner will be contacted this week as to the time frame he can expect the March management fee of $ Rocky Mountain Property Management

Complaint: [redacted] I am rejecting this response because:My first inclination is that this was NOT A NATURAL DISASTER, there are seven houses on the block where Foothills is located, this is the ONLY HOUSE THAT HAD THE BASEMENT FLOODED Part of the cause was beause of the terrain of the area, the water rushed to low spots located around the winow well, thus washing out areas around the foundation draining into the basement walls and window Second, we as tenants realize that it was/is an expensive repair and since it was surface water the insurance did not cover the damage Concidentally, we as tenants had the same insurance company (our contract with RMPM requires us to carry renters insurance); and I might add we had thousands of dollars worth of personal property sitting in the water along with items from the tenants deceased mother which can not be replaced) we too thought the damage would be covered only to find out it wasn't, none the less the residence to be totally usable had to be put back in place exactly as it was prior to the water damage and the rental of the property by tenants I hestitate to know what RMPM calls IMMEDIATELY; the first call made to RMPM was at approximately 9:pm on the evening of the 23rd of May That call was made to their EMERGENCY NUMBER, NO ONE RETURNED THE CALL At 5:am and again at 5:am on the morning on the 24th, two more calls were made to the emergency number; in the meantime the tenant proceeded to contract restoration people on their own which they later canceled after RMPM then back at approximately 7:am that morning Therefore I fully rehect that they responded immediately When the individual called from RMPM she had no idea when the restoration comnpany would arrive saying "if you want to know you can call them yourselves" which of course we as tenants did The restoration company provided by RMPM did not arrive until approximately 11:on the morning of the 24th; that is far from immediate RMPM was not here on the "next business day" as they claim, their represntative did not show up to access the damage until Wednesday, May 28th at approximately 12:pm; did a brief 10-minute walk through to "access the damage", took a few pictures which I can only assume were to be sent to the owner That was about it, the tenants were further unable to contact anyone at RMPM via phone on the 26th, 27th, or the 28th as no one was answering any of their phone lines at the office A process should not take weeks to accomplish it few days should be suyfficient to make decisions and gather additional bids from wendors if that was the plan The tenant was never advisefd as to the status of anything from time frames to possible vendors Regards, [redacted]

When I was looking at apartments a year ago, I had an appointment with the RMPM rental agent After waiting for a while, I called to see when someone would show up I was not able to contact a real person After about an hour of waiting, I was finally able to contact a real person…and she said she had forgotten! Since she was in another town, I would have to wait longer for her to arrive I believe I finally saw the apartment about 2-1/hours AFTER the appointmentWhen I signed the lease and paid my deposit, it took them over weeks to get the apartment “cleaned” before I could move in I was working evening shift, and when I got to the property management office to pick up the keys that day, I was told that they wouldn’t be available until after 5:I had to call in and take the day off The apartment was filthy! I was told it had been cleaned to their standard of cleanlinessBasically, I could not do a walk-through to make a note of the damages present before we were unloading the trucks and trailers to move in The carpets were in really bad shape with parts worn down to the canvas in a number of places, and the joining seam from one of the bedrooms to the hall were raveling The carpet was nastyI was working evening shift, and the lights in the stairwell went out shortly after I moved in Putting in a maintenance request usually didn’t get much activity Most of the time, a request had to be put in multiple times before any action was taken…and then it was after I pointed out that if someone fell on the stairs due to the lights being out could be a basis for a lawsuit that finally someone came to replace the lightsThe lights in the stairwell are out quite often, with a very short time between when the bulbs are replaced and they go out again The last time they were replaced with CFL bulbs, and they lasted about months The lights are again out, and have been for well over a month now I was actually contacted by phone about the lights and another issue, and they assured the lights would be repaired the next day That was early last week, and no one showed up…and the lights are still outThe heating system leaves a lot to be desired When the tenants in the apartment below had their heat on, my heat would be on Even if my heat was turned off, I would have heat pouring out of of the baseboard heaters It was usually in the middle 80’s during the winter…with windows opened, even during sub-zero outside temperatures They finally sent a plumber out last fall He checked the system out and advised it was a faulty valve on a very old boiler heating system, and he was sure the property management company would not pay to have it replacedAfter the tenants downstairs moved out, it was still miserable in my upper apartment until I was able to catch the people who came to move out the downstairs tenant’s furniture After being asked to make sure the heat was turned down and those people made sure that was done, I was actually able to control the heat in my apartmentI have checked on the maintenance requests submitted…the most recent requests for maintenance on the stairwell lights were marked as closed But, checking in July and August, one from September was shown as ‘scheduled’ The maintenance request from October about the heating problem was marked as scheduled The leasing agent contacted me a couple of weeks ago asking if these requests had been done I advised that the request about the heating had been done, and told her the plumber’s comments about the faulty valve I also told her that the lighting request was also from last year, and that the last few requests I had submitted about the problem had been closed and nothing was done She advised someone would be out about the lights the next day, and also a different plumber would be out to check on the heating system the next day No one has shown up to work on the lights, but a plumber did actually show up He tried to check out the system, but there was no power to the boiler, so he could not check out the system He said he would advise RMPM So far, no more has been done on this issueI have noticed that if a tenant moved before their lease was up, the apartment isn’t even posted as available until the old tenant’s lease is over The lease agreement shows that the tenant will be charged with rent until their lease is up or the apartment is rented, whichever comes firstJust recently the two empty downstairs apartments have been listed as available I had someone ring my doorbell a few weeks ago He had an appointment (confirmed by email) to see one of the downstairs apartments He waited for the leasing agent to show up for well over an hour, even ringing my doorbell again to ask if I had seen or heard from RMPM I don’t believe the agent ever showed up I have had people ring my doorbell wanting information on the available apartments lately When I told them they would need to contact Rocky Mountain Property Management, they said they had called and emailed and never got a responseAbout months ago, I was called and was told she would be at the apartment for the 90-day walkthrough on the next day When I expressed my surprise, she said I had been sent an email informing me I was out of town, but I had access to the internet and my email, and I NEVER received any notice I cut my visit short, and drove home to be there for the walk-through Well, after waiting all day, no one ever showed up, and there was never a call advising that the walk-through had been cancelled When I contacted her by email, she basically said “Sorry, I was running late!” No apology for not contacting me Then about a month later I was home, and there was a knock on my door She was there for the walk-through Again, no email or even a call advising she would be doing a walk-throughWhen I was talking to her at the walk-through, I was advised I could go Month-to-Month when my lease was up, and there would be a 10% increase of the rent when that occurred I received my statement for rent for September, and the rent increase was $instead of the expected increase of $I have been trying to contact Rocky Mountain Property Management by phone leaving multiple messages over the past several days and in a maintenance request for the stairwell lights (with information that I had been trying to contact them with no call back about the rent increase) I have also been saying that I was aware the rent was due September 1, but I did not want to make that payment until my concerns were answered I was finally able to contact a real person today, and she just didn’t know what was going on and she would get with their accountant for an answer I advised her that if I did not hear from Rocky Mountain Property Management by 5:today (September 2, 2015), I would be posting a negative review on Google I believe I will also post the negative review on Yelp, and I will contact Revdex.comRocky Mountain Property Management just contacted me, surprisingly pretty quickly It appears they made a mistake and were discounting my rent during the whole lease time instead of just the first months At least it didn’t sound like they would charge me the amount of their mistake over the last several months If their statements had been detailed, I would have been able to check on this mistake months ago! I will be giving them my 30-day notice to move out

[redacted] This dispute is not resolved and won't be resolvedThey have now with held fixing my AC for three weeks to prove that they don't have to fix disputesThey did not pay anything for,not repairing the heat and toliet and only blame the vendorsThis needs to be left open

We checked with the software company and it was the tenant who paid her rent twice. The way the system is set up the software company or our company can not access her bank account. The tenant set up a recurring payment and then did a one time transaction. We offered to refund the tenant one one's rent if she needed it, the tenant implied they were able to cover both payments and just show that we indeed had her money and she has a credit for next month's rent. Attached is her ledger.

My girlfriend and I are both relocating to Colorado with jobs from State FarmWe found a house on Rocky Mountain Property Management for rent that we really likedWe both applied for the house and each paid $each to applyAfter waiting a week to finally hear our applications went through and we were qualified to rent we both tried calling and sending emails to tell them we wanted the property (voicemails, emails, and many phone calls left unanswered)Its been over a week now and they still havent tried calling us back or letting us know anythingEven after we are interested in another property after our original one was taken done from the site for which they did not tell us aboutBasically this company stole $from us and cant even give us the time of day for a phone call even when we were interested in another propertyI cant believe this company is in business when they cant even answer or give back a single phone call

Complaint: [redacted] I am rejecting this response because: This complaint comes from a Veteran as well as a single father with a solo income As you can see, RMPM does not take responsibility for things that are considered errors on their part, but make sure to go after the tenant for anything they canI have heard over and over that it is the vendors issue and that RMPM won't take responsibility when I know if it was a house I owned and I contacted a vendor that I would contact them again after the length of time that heat and the toilet had been outI did return the call to RMPM to ask about the service, at which time the security indicated that they were still waiting on the work order to be created to contact the vendorWhile I was OK with that answer to begin with as I understand human error, but after seeing that any error that I have is not looked at with the same like it is no longer an acceptable response I have received the "It is the Vendors fault" reply for anything that you contact RMPM aboutWhen I first moved in I found old food in the drawers, cat hair and dog hair throughout the entire houseEnded up having to shampoo the rugs on my own to make sure they were clean, yet I know when I move out that RMPM will try to charge me for every spec of dust they can findWhen I contacted RMPM about this, their comment was "It was the vendor and we are no longer using that vendor"I don't know about anyone else, but RMPM at that point would be a the management aspect over all these said vendors and I guarantee that I couldn't go to my boss for work that should have been done by someone under me and say "Sorry it was the vendor" as my boss would expect me to have made sure the work was done being management and not expect excusesNow there is human error and I was able to give that leeway to RMPM regarding all these issues, but they continue to have the same practices and then go after the tenant as much as possibleLeasing procedure response- Tenant was not on a month to month at any time and I have all copies of the lease to show dates This will be the third year in this same house, with each lease being datedThe lease states that it needs at least days notice for if you will stay or be vacating the propertyThe walk though is known of due to the first renewal of the lease, so instead of making it difficult on RMPM to do the yearly walk through before lease renewal the tenant was proactive with trying to schedule time in order for the walk through to be doneThe first renewal brought out the excuse of "We are short staffed" so an attempt was made to try to help RMPM with this process of the walk though and renewal of the leaseClearly they are again trying to blame the Tenant, but if they claim it was at some point on a month to month I can upload the lease as well as show a time line of contact to try to renew the lease in advanceI know they will retaliate for calling out their business practices in not doing a renewal which is why people just bend over and take RMPM business practices, but several complaints already exist both from vendors and tenants regarding business practices and the morals of how the company is run Pet reply - RMPM was made aware of a stray pet that was found and that a report had been filed with the Larimer Humane SocietyThe Larimer Humane Society said they did not have room to take the animal in and asked if I could keep it while they tried to find a new homeI did ask RMPM if this would be a problem, which RMPM said it would not be an issue to keep the cat for a short time frame, again without any indication of what they thought would be a short time frameThey used knowing I had the cat as an excuse to enter and inspect the property without a notice, scaring my kids (and 9) that stay at home and were still in bed when they entered the property without making sure they were aware of their presenceAt the time of talking to RMPM about the cat and looking at the $fee as well as the $deposit, it was strictly asked if it would be a problem once the cat was gone to switch it out with a dog and not have to pay the security deposit and able to apply the $fee to a dog since I was not a cat person Again RMPM indicated that this was not going to be a problem, yet now they are trying to say it isRMPM was made aware of the switch from a cat to a dog as soon as the trade was done since they had already said that it was OK Late fee response - RMPM is correct that I am upset with the $late fee due to being late with $pet feeThis amount of late fee is excessive and no other company or business would be able to charge such an excessive feeAs you have seen they are calling the amount that was late as the Pet fee and not rent even here, yet in order to get to the $late fee they claim that it was rent that was late I did drop off the $rent due on the 27th of the month before showing a full intent to pay rent, giving them several days to send an email phone call snail mail out about the other $I admit I spaced the $fee due to an emergency trip when my aunt was put in the hospital from having a heart attack, but made an attempt to pay the rent before I leftFunny part is that on the day that RMPM could charge a fee, they were able to have the papers delivered by 9:am showing that certain vendors do not have any delayI had taken care of the missing $by 12:am that same day as I felt bad that I had spaced itWhen I asked for the late fee to be reduced due to human error and the family emergency, they were not willing to budge to at least a reasonable feeAt this point since they won't see human error as acceptable for the tenant and treat them fairly, then their isn't any reason to allow them to hide behind "It's the vendors fault" replies Courtesy late fee removal response - RMPM did remove the late fee one time in the several years that I have been living in the houseI informed RMPM that I would be late on rent ahead of time after being laid off from a job I had worked at for yearsI indicated that rent would be late due to switching from a check from a company to Unemployment, which if anyone else has even done it isn't easy going from $75k a year to $14k a year and being paid by a government programThough what RMPM doesn't state is that I paid months of rent in advance when I got my severance package in anticipation of this event I will admit that going from employment to unemployment was a difficult transaction, but being a single father of two kids is a rough task at that point when it is a solo income The way that RMPM picks to treat tenants, needs to be addressedIf they don't have leeway in their fees based on life events, then they shouldn't hide behind vendors as excuses of their failureEven if you look though the Revdex.com complaints you can see Vendors complaining and saying not to work with RMPM as wellI think that RMPM could easily bring up their morals and business practices and show Loveland that they are the business that you want to rent from and have manage your propertyI guess since their are only that do that service and they dominate the area, that it doesn't bother the owners or people that work there as to business practices This coming from a tenant that stayed at my last place for years until the landlord needed to move inI am a Veteran as well as a single father and take pride in where I liveUnfortunately, due to the likelihood of attempt at retaliation by RMPM when my lease is up I am sure they won't try to improve morals and business practicesAs it has shown they don't take responsibility for the human error and try to hold the tenant to a higher responsibility Regards, [redacted]
