All decisions made regarding this homeowners account, fees and citations were made by the [redacted] Homeowners Association Board of Directors Sequoia Management Company does not have the authority to override or change any decisions made by the Board of Directors at [redacted] HOA At the [redacted] HOA Board of Directors meeting on Tuesday April 18, 2017, the Board voted unanimously to grant [redacted] *** an extension until July 25, to rectify the violation for the spalling driveway with full replacement as he had indicated as his plan of action Once the violation for the driveway has been corrected, the Board will consider waiving the $rules violation charges that was assessed to his account However, he will still be responsible for all legal feesTo date the violation has not been corrected therefore the account remains at collections with the associations legal counsel and with the rules violation charges and legal fees included on his account

Better Business Bureau, In response to this complaint, we have researched our records and found the following: [redacted] 's check was received in our lock box on time however, the bottom of the check was cut off and our bank wasn't able to process the check as they could not read the routing numbers (See Attachment) As a result, the check was returned A copy of this notice should have been sent to [redacted] notifying him that the bank was unable to process the check We have provided all documentation to [redacted] and requested that he submit a replacement check as July Dues are still outstanding ($103.99) [redacted] 's account has incurred no late fees or return check fees as a result of this problem

I am responding to the Revdex.com complaint that was provided on 12/31/ As the manager on this account, I have spoken to this homeowner countless times regarding these issues and the complaints about the trash contractorEach time they have lodged a complaint to me or Sequoia Management (during such time as I was the Manager, which has only been since September 2013), I have contacted the trash contractor to rectify their issues Please note that our business hours are Monday through Friday from 830am to 5pmWith the holiday’s, our office was closed at noon on 12/31/and we were not in the office to respond to issues such as thisIn other email correspondence between myself and this homeowner, I have always responded in a timely manner indicating that I would be looking into these issues As the Vice President and CFO the disposal company has indicated several times, calling the Management Company for issues with trash for correction is not the proper avenueIf a homeowner has a missed pickup for trash or recycling service they should notify the appropriate contractor immediately to have them correct the issueUnfortunately, calling Sequoia Management to have us contact the contractor on their behalf doesn’t always work (or work fast enough), as in this case, where the homeowner did not allow ample time for the trash contractor to rectify the issue and by the time the homeowner contacted us here at Sequoia, the homeowner had already taken it upon themselves to remove the items from the curb and take them to the local facility at their own expenseCalling the contractor directly will allow them to document the missed collection and will put the responsibility on them to respond to the homeowner’s (client’s) missed items immediately The Board of Directors of the Association have full control and authority over contractsI was not the Manager at the time that the Board initiated contracted trash services, but do know that in the past, years and years ago, each homeowner in this community did contract and pay for their own trash contractor directlyThe Board of Directors made a decision to contract for these services for the homeowners and pay for these services from the quarterly assessment which is required from each homeowner inside the communityManagement solicits proposals on behalf of the Board of Directors and the Board of Directors make their decision based on the proposals provided and guidance from the Management CompanyAs reviewing and considering of contracts are an Executive Session item and not open for homeowner attendance, this homeowner may not know all of the facts concerning who was able to bid and why Discussions in Executive Session are not public or homeowner knowledge, so this homeowner was not privy to the discussions, reasoning, etcthat the Board held during these sessions and how they arrived at their decision The Board of Directors is an elected board who serve on behalf of the common interest of the communityThe homeowners in the community vote to elect their Board members to make decisions on the community’s and homeowner’s behalves We will be speaking to the Board of Directors about this issue this week at the Board meetingHowever, please note that Sequoia Management does not make any decisions without the Board’s consent, and we do not enter into service contracts or agreements which are not under firm instruction from the Board of Directors

HOA.  At the [redacted] HOA Board of Directors meeting on Tuesday April 18, 2017, the Board voted unanimously to grant [redacted] an extension until July 25, 2017 to rectify the violation for the spalling driveway with full replacement as he had indicated as his plan of action.  Once the violation for the driveway has been corrected, the Board will consider waiving the $900.00 rules violation charges that was assessed to his account.   However, he will still be responsible for all legal fees. To date the violation has not been corrected therefore the account remains at collections with the associations legal counsel and with the rules violation charges and legal fees included on his account.

This complaint is COMPLETELY without merit.    Both bank accounts were closed on January 23, 2017 with the proceeds issued as Cashier’s Checks drawn on [redacted].  Those checks were in fact included in a box containing various records of the association that was picked up on...

January 27, 2017 by a courier for the new management company, [redacted] ([redacted]).  Those checks cleared [redacted] on that same date and were used to open two new bank accounts at [redacted], both in the name of [redacted].  {The cancelled Cashier’s Checks are provided herein}.   [redacted] has subsequently stiplulated that the funds in question are, and have been since January 27, solely under their control.  Sequoia accepts no responsibility for the initial inability of [redacted] to provide accountability for those funds.   We vigorously deny that phone calls or e-mails have gone unanswered.  An extensive back and forth exchange of e-mails between personnel at both management companies exists in regards to this matter.  Further, at the time this complaint was filed, the Executive Assistant at Sequoia had been in discussion via phone with the President of [redacted] in an effort to resolve her concerns.   I am available to answer any questions from any interested parties in regards to this complaint. Please be advised that the [redacted] Homeowners Association is not owned by Sequoia Management, we are just the management company employed by the Association.  All contracts are awarded by the Association's elected Board of Directors, in the name of the Association, and not by...

Sequoia.  After reading the complaint, I visited the home to see the actual surroundings and condition of the yard.  The home is located next to several Association-owned trees, which are in the process of losing their leaves and needles for the season.  There were leaves and needles in the front and side yards.  Without trying to decide whether or not the grounds maintenance contractor was responsible for blowing leaves/needles into the yard, we contacted the contractor.  They agreed to return to the home and remove all the leaves and needles immediately.  They were also reminded to be cognizant of how their leaf removal process can have a negative impact on homeowners property, if not completed properly.  Pictures of the yard before and after the contractor's work on November 14 are included with this response.  The defoliation of trees is a natural occurrence that will result in wind blown leaves/needles landing in adjacent yards.  Neither the Association or contractor can be held responsible for this result in the future.

I am responding to the Revdex.com complaint that was provided on
12/31/14.
As the manager on this account, I have spoken to this
homeowner countless times regarding these issues and the complaints about the
trash contractor. Each time they have...

lodged a complaint to me or Sequoia
Management (during such time as I was the Manager, which has only been since
September 2013), I have contacted the trash contractor to rectify their issues.
Please note that our business hours are Monday through Friday from 830am to
5pm. With the holiday’s, our office was closed at noon on 12/31/14 and we were not in the office to respond to issues such
as this. In other email correspondence between myself and this homeowner, I
have always responded in a timely manner indicating that I would be looking
into these issues.
As the Vice President and CFO the disposal company has
indicated several times, calling the Management Company for issues with trash
for correction is not the proper avenue. If a homeowner has a missed pickup for
trash or recycling service they should notify the appropriate contractor
immediately to have them correct the issue. Unfortunately, calling Sequoia
Management to have us contact the contractor on their behalf doesn’t always work
(or work fast enough), as in this case, where the homeowner did not allow ample
time for the trash contractor to rectify the issue and by the time the
homeowner contacted us here at Sequoia, the homeowner had already taken it upon
themselves to remove the items from the curb and take them to the local
facility at their own expense. Calling the contractor directly will allow them
to document the missed collection and will put the responsibility on them to
respond to the homeowner’s (client’s) missed items immediately.
The Board of Directors of the Association have full control
and authority over contracts. I was not the Manager at the time that the Board
initiated contracted trash services, but do know that in the past, years and
years ago, each homeowner in this community did contract and pay for their own
trash contractor directly. The Board of Directors made a decision to contract
for these services for the homeowners and pay for these services from the
quarterly assessment which is required from each homeowner inside the
community. Management solicits proposals on behalf of the Board of Directors
and the Board of Directors make their decision based on the proposals provided
and guidance from the Management Company. As reviewing and considering of contracts
are an Executive Session item and not open for homeowner attendance, this
homeowner may not know all of the facts concerning who was able to bid and why.
Discussions in Executive Session are not public or homeowner knowledge, so this
homeowner was not privy to the discussions, reasoning, etc. that the Board held
during these sessions and how they arrived at their decision.
The Board of Directors is an elected board who serve on
behalf of the common interest of the community. The homeowners in the community
vote to elect their Board members to make decisions on the community’s and
homeowner’s behalves.
We will be speaking to the Board of Directors about this
issue this week at the Board meeting. However, please note that Sequoia
Management does not make any decisions without the Board’s consent, and we do
not enter into service contracts or agreements which are not under firm
instruction from the Board of Directors.

Attached are two critical exhibits:Exhibit #1 shows the July 1 payment (sent from my bank on June 23), which was never deposited by Sequoia.Exhibit #2 shows one year proof of on-time payments to Sequoia, excluding the July 1 check which was never deposited.

I had assumed that this issue was closed, they sent a response, I sent a response, then closed.
My real issue is that you have them listed as having a very high rating but your tool which checks complaints states you do not address complaints on management companies. This would explain the high rating. But I was told the tool was old and going to be fixed. Do I think this company does a good job, NO. Am I just one voice, yes.
I think the Revdex.com is a very valuable asset, thanks

Better Business...

Bureau,
In response to this complaint, we have researched our records and found the following:
[redacted]'s check was received in our lock box on time however, the bottom of the check was cut off and our bank wasn't able to process the check as they could not read the routing numbers (See Attachment).  As a result, the check was returned.  A copy of this notice should have been sent to [redacted] notifying him that the bank was unable to process the check.  We have provided all documentation to [redacted] and requested that he submit a replacement check as July Dues are still outstanding.  ($103.99).  [redacted]'s account has incurred no late fees or return check fees as a result of this problem.
