I have been working with Supreme Modular for over a year now. My goal was to build my primary residence with no compromises. The sales team, in many ways, were more than accommodating for someone new to the home building process. Reflectively, the addressed my numerous questions and concerns, making me feel my time, savings, and future were in good hands. As with any complicated and substantial undertaking, there were a few missteps along the way. Looking back, and taking into account the unprecedented times of the past year, that seemed inevitable. For the sake of honesty and full disclosure, my business concluded with Supreme Modular before my home was built. The reason I am here is now is because the staff of Supreme Modular continued to remain in contact. I cannot say many other companies would take the honorable approach Supreme Modular did. They constantly checked in with me and focused on how they could resolve any issues I had. Well, issues resolved! We were able to come to a satisfactory agreement that would not have been possible without their dedication to their customer's positive experience. With that in mind, I fully recommend Supreme Modular.

We are in love with our supreme modular home!
We're in love with it. After an unfortunate delay caused by Township variances and Covid-19, our house, which was designed Spring 2019 is finally finished. SM did a wonderful job helping us to design and get the house delivered and installed. And post delivery follow-up was exceptional. All issues got resolved (thanks to Paula). Four bedrooms, 4.5 baths, sunroom, and large kitchen make it amazing. We're very very happy with the quality and construction. SM built the porch overhand and our contractor finished it off. Garage (left side) is stick built. Waiting for the solar panels to be installed (not an SM job).
I have absolutely no reservations recommending them and encourage modular building. It makes so much sense.

Wonderful Experience
What intrigued me to explore was information I found where I now wanted more information.

Modern modular homes have been evolving in the last few years to the point that they can compete with traditional stick built homes in many ways. Quality levels and adherence to local building codes have increased. These homes are traditionally built in a factory setting where the weather is not a factor, raw materials are assembled on site, and skilled tradespeople follow quality standards that are monitored and maintained. In this article, you can find a complete review of the pros and cons of modular homes.

They are transported to the homeowner’s site and placed on a foundation that has been prepared to meet the specifications of the home. Site delays due to weather, quality standards as mentioned and fewer delays generally contribute to a 15% savings for the homeowner on average. The homeowner must act as their general contractor or hire someone to do the job. But they are not free of challenges. In new construction situations, homeowners need to find their lot and arranged to have it serviced with utilities. Some locations have zoning restrictions that prevent prefab homes from being site built. Choose your location wisely with resale value in mind. Some potential buyers still feel that prefabricated houses are lower quality and less attractive as a result. Manufacturers have come a long way in the past few years, improving quality and building processes.

One of the cons of buying modular buildings is that it is not easy to customize or make changes once the build has started. -DO NOT USE THIS COMPANY-
I was working with Supreme Modular for about a year. This is my account of their misrepresentation of services, corrupt financial practices, and their absolute lack of communication. You will rarely get a reply to emails. You will not get a return call unless you leave several messages for days, even weeks. Yes, weeks. I thought as the process continued, and you were established as a serious client with the means to move forward, that communication would get better. It does not. Even at the expense of your project, like mine.

Supreme totally misrepresented the experience they said they would provide. I was told by Robert Sargent of the Hammonton office, that the selection process would be several hours, consisting of me making all the customizations and choices available to be made. That it would be in person and tours of the warehouse were mentioned. I was then transferred to Paula, and it became apparent I was being taken advantage of. What I received was access to the selection brochure, which gives little to no details on the selections. I'm expected to make choices on countertops, flooring, or the like based off of a picture on a screen. When compared to the actual manufacturer websites, the colors are different than that on the selection brochure. It's also not clear how to order the models I want, because the model numbers did not sync with the upgrade options. Speaking of which, there is no way a layperson can understand a majority of the options. They are listed in architectural terms you need professional to explain. So much time is wasted because there are no prices attached. If I have a question about a product it literally takes days or weeks to get an answer. If I decline the upgrade due to the cost, I just have to guess and hope that the replacement choice I make will be less expensive, or more days/weeks are wasted. Paula was unable to provide me basic details on the home I was paying hundreds of thousands of dollars to build. The home had a loft which she could not describe or gives dimensions of. She could not tell me what type of cabinetry I was buying (the brochure made it unclear). She did not know the pitch of the roof. I asked for clarification on the building specifications I received. I was actually given an answer for that, but weeks later. Yes, weeks! Or while she's not answering your questions, she sends you requests for approvals on upgrades you did not make. There is zero communication not only from Supreme to you, but between the employees themselves. From the start Rob told me Supreme worked with General Contractors and would provide you with one. I was told that throughout the process, multiple times. Paula had no idea what he was talking about.

This company outright lies to you as well. While speaking with Rob he mentions the $15,000 down payment. I was specifically told that the payment moved the process forward and would be applied to the cost of the home, or returned to me. When it comes time to make that decision, you get told you misunderstood, and what Rob originally meant, was I could ask my construction loan lender to borrow an additional $15,000. Not what I was informed at all. Then they want you to sign a contract which says you agree that money is for sales commission, and other, some downright ridiculous, fees. They said this fee is not separate and goes towards the home, but the contract you're signing specifically says it does.

Supreme is not returning my $15,000 because of sales commission for a home that did not complete the customization/upgrade phase due to their own repeated incompetence. These issues were made known several times and that the delays were costing me money. They continued to get worse. Other fees I'm responsible for are $1,500 for an obviously copy and pasted floor plan which has multiple errors in it, and hundreds of dollars for copies made when everything has been online. There's much more but there's a character limit. This company will steal time and hard earned savings.

Total scam
2 yr old house needs a total removal and replacement of a roof
They don't cover that after yr warranty. Professional con artists. Sad.

I had the same experience with this fraudulent company. This company is a complete scam. They draw you in with a nice sales pitch and promises and then after you sign the contract and give them your $15,000 deposit the hell begins. The contract process was rushed, nothing was fully explained. After all the delays and stalling they do and you decide to cancel the contract they have the nerve to want to keep your hard earned money. If they provided nothing then the customer should be refunded in full. I can go on and on about this company but why waste even a second more reliving the absolute garbage experience they have put me through.

Great experience!
We had a totally different experience. The systems worked well and the system glitch was fixed. Also we bad the ability to visit the office for out selections. They were totally competent and professional. The home is exactly how we want it to be. We are sure we made the right choice buying our home from supreme modular.

Wow! We had the same experience around the same time frame. Even down to the login and password not working. Seems to be a pattern here. Looks like their motive is to jam up the consumer with their excessive deposits to ultimately not sell a house but keep your money. Not to mention their deposit are triple what the competition requires.

Supreme modular has exceeded my expectations. Very reasonable pricing and good quality building materials. The sales staff are very personable and are well knowledgeable of the products their company offers. They are very helpful and go out of their way for their client's satisfaction. They care and it shows. Debbie the front desk clerk was very helpful in directing me to the person I needed to speak with so I could resolve the issue I had and she to was well acquainted with the products and services this company offers. She seemed to keep the office operating smoothly with such a friendly disposition. I felt like I had some new friends when all was said and done with my time with them. So if you're looking to build on a lot you have, check these guys out and you too will be happy you did. I met with many other modular companies and found that Supreme was the most honest and upfront about the entire process.

Those folks at supreme modular are the best. so we had a fire at our house in short hills and we needed to rebuild it. when we met with the first
modular company the person took us into hoa basement. what? are you kidding me!? he said his prices were the cheapest and you definitely get what you pay for. he kept on insisting his prices were the best. but WHO IN THEIR RIGHT mind would buy their biggest investment their home from a person selling out of their basement. NOT us!

Then we went to supreme modular. supreme modular are a group of professionals. They have a real office and numerous locations. They really were the best around. Supreme modular delivered on all of their promises and we LOVE ❤️ our house and we love ❤️ Supreme modular for taking auch great care of us. Thanks Supreme modular you are the best around.

We started working with Supreme Modular in October 2019. Prior to signing the contact, we worked with the sales person explaining that we have be working on a floor plan and we definitely knew exactly what we wanted and did not want to compromise on any features. We asked many questions, were extremely specific with our design vision, expectations, shared photos of what we were looking for and even explained our concerns with not seeing anything in the showroom we were satisfied with. We were reassured, several times prior to signing the contract that everything we wanted was absolutely attainable and that Supreme Modular had hundreds of options to select not just those shown in the showroom. We felt confident, had no reservations, provided them with the first of two deposits and proceeded signing the contract. At that time we were given the options link and password to start the process. However, the link and password did not work and were unable to view the options online.
We were excited to get started and set up a meeting to go over the preliminary floor plan, select options, meet with a general contractor and made the second of the two deposits. After sitting in this meeting for 7 hours the only feature Supreme Modular could offer us that we wanted was the vinyl siding, window shutter and roofing colors. There were no options of flooring, counter tops, cabinetry, carpeting, appliances, tile or doors that we had specified we wanted and were assured would be available. We decided it may be best to back out of the contract now because we were not being offered with what we were originally assured we would receive. We became very uneasy to invest anymore funds into this project by settling for what they offered instead of what we wanted.
We meet with Supreme Modular again in November 2019 on their behalf to rectify our concerns in order to salvage this project. The meeting ended with Supreme Modular’s solution being to continue with the project and that they would “try but could not guarantee” to provide all the features that were originally discussed prior to us signing the contract.
We decided it would be best to end the agreement at that time since they could not guarantee to meet our exact details as originally discussed prior to the contract being signed. The contract we signed did state that the deposit of $15,000.00 would be non-refundable should the contract be broken. Due to their misrepresentation of their abilities to fulfill our expectations as promised, we feel they should provide us with at least half, if not all, of our deposit.

Our experience was nothing like yours. All went well and we received our home exactly how we wanted it. Maybe it was a computer problem that you ran into? Those things happen sometimes and it’s nobody’s fault when the do. Maybe you be a little more reasonable, kind and understanding when they do.

We had the same experience in the same time frame. Even down to the login and password not working. We caught the sales person "Bob" in many lies before getting in too deep with them. Seems like a pattern with this establishment. Their primary goal is to jam you up and take your deposit not sell you a home. No coincidence the competition only asks for a 1/4 of the deposit money this "builder" does. BUYER BEWARE!

We had a very similar experience as you right around the same timeframe. We were very specific in the design selections meeting and we were "held" in that meeting for over 10 hours. We however did purchase a home via Supreme Modular. The modular itself is a premium product that was manufactured by PBS. However the service we received from Supreme Modular was less than satisfactory. I had several arguments with the staff including the operations manager- Marc Andreassi. Marc is also the one who originally sold us the modular, the first person we met at Supreme Modular. As I mentioned to other Supreme Modular staff after the fiasco we went through with them, "I now understand why he is the one we first met with". I won't go into detail, but I can say that some of the questions we had that were answered by him we later found out were not true". Everything was a hassle with Supreme Modular. Every little question we had they took forever to answer and they never committed to anything as you stated with how they "would try but could not guarantee". In the end we are happy with our home, but I am confident that there are much better modular retailers/authorized distributors out there than Supreme Modular. - CP

Complaint: [redacted] I am rejecting this response because: I actually entered into two contracts When I was turned down twice for a mortgage the first time, Supreme offered a cheaper house Both times I signed the contract right away...the first time one week after my first visit and the second time on the same day it was presented Both were 20+ pages and I was asked to initial every page with not much explanation of what was in the contract The second contract has sections missing which, as I said, should make it void As far as mortgage contingency, I don't remember being asked to remove it from the contract Why would I do that if it was explained to me and put in to help me? However, if it was, that was for the first contract, not the second Supreme has certainly NOT tried numerous times to reach me by phone In fact, I have e-mailed Marc a number of times asking for a breakdown (in writing) of where my $27,went and, as of today, I'm still waiting for an answer They only asked once recently for me to go down to resolve the situation which would be mutually amicable to both parties I answered in writing via USPS certified mail stating what I wanted as a refund, which is what I told the Revdex.com The Revdex.com is also aware that I asked for a mortgage contingency in the second contract and was told that couldn't be done...I'd have to sign a "Buyer's Request for Extension", which I did on June 10, (same day as I signed the second contract) This document would stop any work from proceeding unless and until I got a mortgage It expired on September 10, 2015, but I was billed $2,for septic design on July 13, 2015, which is within the three month period when NOTHING was to be done I believe a review of my job status could be done in writing, via USPS certified mail so there would be proof in writing of where my money has gone One other thing I DID NOT visit Supreme's office multiple times prior to signing any contract The contract for the first house was signed on the second visit when I brought the rest of the down payment on August 26, When that fell through, the second contract was signed the day it was presented...June 10, The only resolution Supreme has offered so far was asking for an additional $24, They have not so far offered so much as a partial refund of my $27,which includes $6,for permits for which there has been no application I don't feel that Supreme has done anything to reach a mutually amicable resolution to this problem All I'm asking is an accounting (dollar for dollar) of where my money has gone and an offer of a refund to me Supreme knows I really wanted to build a house, but now that is impossible They should be willing to "go the extra mile" to sincerely try to meet me in the middle I will wait for a reply If it is not agreeable to me, I will be telling various other outlets about my dilemma Regards, [redacted]

This place is a scam. They lie from the very beginning during the sales meeting. They stole my deposit money and never gave me a house. They have a price match guarantee that they don't honor. They rush you to sign their contract which is one-sided and takes away the buyer's rights to bring claims to court. They threatened to put a lien on my home and ruin my credit because I was awaiting financing and could not give them any more money until my loan was approved. They kept calling me to harass me about bringing them more money and threatened that we would be in litigation for several years to come. They kept sending me invoices for work they never did and now they are sending those invoices to collections. They even breached their own contract by speaking to my loan officer without my permission! Steer clear from this place. Supreme Modular is a scam and they should be shut down. It's the most unethical business I have ever worked with in my life. They have hurt my family more than anyone ever has and they don't care one bit. Go anywhere else and you will be better off!

Hello [redacted] , we are sorry to hear that you have had such a negative experience Building a home is a major decision and we are truly sorry that you feel the way you do We have been serving clients since and take customer service very seriously I understand that you had a change of heart and decided to renovate your existing home rather than build a new home We have reviewed your contract which does not call out any contingencies for cancellation related to your decision not to move forward We would like nothing more than to amicably resolve the situation so that it is fair to all parties Please understand that when you make the decision to move forward by signing the contract, there are fees associated with the commitment Please contact the office do discuss setting up a meeting where we can review and hopefully resolve the situation

Complaint: [redacted] I am rejecting this response because: It's almost two years now and I still haven't been told where my money has gone I have asked for a partial refund from Supreme...they refuse to acknowledge it or send a counteroffer I've told them the contract in question is incomplete and so I feel is null and void As I've stated numerous times, I can no longer afford to build a house I will not go to Supreme's office to discuss the matter I feel it would be a waste of time and I would have no proof in writing of what was said Whatever would be said in the office, Supreme should communicate to me in writing or via e-mail so there are no mistakes or misunderstandings It will be in black and white This is the main reason why I like to have everything in writing (hence why I like to communicate via e-mail) If Supreme is truly interested in an amicable solution, they will send me a partial refund As for no mortgage contingency being in the contract, I asked for one on June 10, and was told that I should sign a "Buyer's Request for Extension"--they wouldn't include the mortgage contingency on the second contract I did as they asked and signed the extension along with the contract The document was only good for three months That doesn't seem to me like a replacement for a mortgage contingency in a contract And what good was it when it expired on September 10, and I was billed for septic design on July 13, 2015? Also, I never had a conversation regarding any mortgage contingency with regard to the first contract Someone at their office spoke to my mother and not me regarding this I felt that I was persuaded to sign the last contract even when Supreme knew I was having mortgage issues and took advantage of that Regards, [redacted]

Complaint: [redacted] I am rejecting this response because: We longer want to build a home with you, we can not purchase property within our area it is not within our price range and we don't feel comfortable using your company! My husband [redacted] and I have tried to reached out to you many times and you returned our calls only once that is not good businessWe sent you mail and you did not get back to us, we do not want to work with you! Please just return our money, I also lost income due to cut in hours and can no longer afford a modular home, we are looking to down size our rental as we speakPlease consider this the end of our contract! The contract(s) are legally binding contracts My advise is to consult with your attorney regarding your claim The client signed a contract to build and there is no mortgage contingency in affect Due to his situation, his ability to build may have changed however, a change in the client’s financial situation does not remove any job costs incurred by the company nor does it automatically nullify a legally binding contract Rather than respond to an online forum with details that may contradict what the client is stating and additionally be of a personal nature to the client, the company is requesting the client pay the past due balance.Within the contract, there is a section that clearly identifies actions that the client may take if they feel as though they have a right to a refund or to resolve any other disputes The position of the company is to try to work out an amicable solution for both parties The company is willing to discuss solutions regarding the outstanding payments due by the client The company is willing to meet the client in the office where the contract was signed for discussions

We are not interested in have a home build with Suprememodular Homes anymore since we lost all confidence in their ability to produce the home we want, they continually ignored our request for the floorplan we wanted and tried to get us to settle for a plan that the had in their archieves since (outdated) and not accommodating to our needsAlso they have floorplans on their website which they told us they can no longer build, I believe this is advertisement, along with their displays of cabinets and other items in their showroom that are outdated and no longer supplyIf they can't keep thing updated how can they produce a home? Complaint: [redacted] I am rejecting this response because: I don't know, nor have I been told about any job costs incurred by Supreme regarding the building of the house other than two sets of plans I received Besides this, the second contract is incomplete...portions are missing, which to me means it is NOT legally bindingAs far as responding to an online forum, I alerted the Revdex.com of my dilemma because I wanted others to know about my experience with Supreme I will not pay Supreme any more money It has been months since I've asked for a dollar for dollar accounting of where my money has gone That amount is: $4,on Aug18, 2014, $17,Aug26, 2014, and $6,Oct20, for permits that were NEVER applied for That's a total of $27, When I signed the second contract, everything became one lump sum The total amount, $27,has been used for....what exactly? This is what Supreme has never disclosed At one point, I was told they don't like to discuss the situation via e-mail because "e-mails lead to mistakes and misunderstandings" I really don't understand that comment Both of us have the same position...reaching an amicable solution to this dilemma The problem lies in our different definition of an amicable solution I am willing to accept a partial refund...$6,for permits--that should be a no-brainer since there has never been any application submitted--and $12,000, which is a small percentage of the remainder of my payments I will not visit Supreme's offices for any discussions regarding the above I want proof in writing of where my money has gone, and what my payments cover as well as anything else that might be discussed at a meeting in their offices This request should have been addressed months ago, and yet, here we are, almost into and no answers from Supreme This does not sound right to me If I don't receive a partial refund as stated above, I will definitely be in touch with other outlets regarding this ongoing problemAs I've stated, I can no longer afford to buy a house, nor can I afford any other remedy Supreme may be suggesting Supreme should do the right thing and offer a partial refund That would go a long way towards making Supreme a reputable company in my eyes Regards, [redacted]

Complaint: [redacted] I am rejecting this response because there is no litigation pending Supreme had our case dismissed because our agreement of sale states that we can only go to the [redacted] for disputes The cost of arbitration isn't worth it for us for the amount of money they took from us Stating that you are an honest company does not make it so and these guys are anything but Others should be aware of their actions and you should have an interest in getting reviews available to innocent people that rely on your site and reputation Bottom line, they owe us money and at closing on our house they brought a check for the money but would only give it to us if we signed a general waiver that prevented us from opening any claims for repairs even those included in our warranty This is unethical to say the least They owe us money and refuse to provide evidence that they don't -- even though I have asked verbally and in writing several times The two main items are: They gave us a $credit toward builder upgrades and said it would be honored at closing They refused to honor it and said they applied the credit during the sales cycle -- even though they have no record and provided us with no evidence of it It should also be noted that every cent for everything they did required our signature so how this could go un-notices is ridiculous They withheld $from us to move the electric feed to the house from one side to the other They said we requested it and that is why we should pay However, I would never think of or know anything about an electric feed When I called the electric company they said Supreme never called them to find out where the feed would be provided They called this builders It is frustrating to deal with dishonest people and have little recourse other than letting others know that they should be on the alert Supreme ran almost a year over their own projected deadline because of their failure to follow local building codes and having to redo work or because they failed to take the proper steps first to determine what type of work was needed These are facts You can't let them off the hook or it makes your service worthless I know that people can make erroneous claims but this is your business and you should have some way of getting to the answers when things like this arise [redacted] Regards, [redacted] ***

Wonderful experience. They really took the time to explain to my wife (Cookie) and I everything about Modular Homes. We traveled from over 2 hours to get there off a friends recommendation and it was well worth the visit.

As usual, Supreme Modular does not want to answer any of my requests for information and does not offer me a partial refund. If they were truly interested in an amicable solution, they would get in touch with me in writing. I guess they really aren't interested in working with clients. I just want the Revdex.com (and anyone who reads this complaint) to know that I tried my best to reach a solution, but it is difficult when the other party is not willing to have a discussion
