Review: In Westhampton pines condominium is a new development. The house was purchased in dec. 2011- [redacted] house with 6 years structural defect coverage. We duscovered water in basement. Numerous phone calls and email gave us no results. Leak in the basement hapened twice.They do answer any calls or emails. There are many houses with timber ridge construction having problem with contacting timber ridge people. Can you help us to resolve the issue. Thank you very much.Desired Settlement: Repair required as per builders coverage.

Regarding [redacted]'s claim pertaining to water infiltration into his basement... Timber Ridge Homes received two Notice of Warranty Claim Forms from [redacted] in accordance with the terms of his contract pertaining to applicable service on his home. The first form was received on November **, 2012 and the second was received on February **, 2013. Neither of those Warranty Claim Forms indicates any problems with water infiltration into the basement. Our records indicate that Timber Ridge representative [redacted] visited the [redacted] residence on February **, 2013 to assess the recorded issues and take steps to make any corrections per the terms of the contract and warranty. In his complaint to the Revdex.com, [redacted] also makes reference to emails sent to Timber Ridge regarding this issue to which we do not have access at this time. Prior to making a determination as to whether or not this item falls within the parameters of the warranty timeframe, Timber Ridge would need further information in this regard. [redacted] also makes reference to a six year structural warranty on his home. Although there is a six year warranty on structural items in the home, water infiltration is not covered by that warranty. Water infiltration is covered for one year after transfer of title. If [redacted] has any documented record of this issue within one year of closing on his home, Timber Ridge will be happy to open a service ticket and take any necessary steps to correct the issue appropriately.

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:

The statement you have received from Timber Ridge is incorrect. Two emails they received from me are clearly indicate that there is water on a basement floor. I did not want to explain to Timber Ridge engineers how it happens. We are asking Timber Ridge engineer to visit my house and give us a professional statement on the way water comes to the basement. And after that they can answer my claim in any way they want. WATER INFILTRATES IN THE BASEMENT NOT BECAUSE OF "INFILTRATION' BUT BECAUSE OF THE MAJOR STRUCTURAL DEFECTS AS:

CRACKS IN BASEMENT FLOOR , CRACKS IN BASEMENT WALLS, UN-PROPERLY CAULKED WINDOW FRAME

UN-PROPERLY PRODUCED SEALS FOR PIPING WALL PENETRATIONS

All of the above is covered by the six years warranty.

I am positive that you have top professional engineers in your staff capable to help me with my problem.

At this time, I have been contacted directly by Timber Ridge Homes regarding complaint ID [redacted], however my complaint has NOT been resolved because:

On Wednesday, June [redacted] Timber Ridge Homes [redacted] and gentleman by the name [redacted] visited my house. At that time was no water in the basement ( no rain). So we agreed that in the time of rain than the water will come to the basement a have to call immediately [redacted] and he will come to my house and try to find the problem. Photos were presented to them where the areas of water damage are clear indicated.

In regard to our phone conversation I am hereby responding to your letter dated 6/**/2014. Timber Ridge visited [redacted]’s residents on June [redacted] 2014 to inspect the reported water infiltration into the basement. At the time of our visit there was no visible evidence of any water in the basement. We suggested to [redacted] that during rainfall [redacted] would contact me if there were any signs of rainwater infiltrating the basement so that we could assess the point of entry. Since our visit to [redacted] we had several inches of rain. During these rain periods I did not receive any notifications from [redacted] reporting water infiltration. I therefore assume that the problem is resolved to [redacted]’s satisfaction. I would like to request that the Revdex.com mark this case as “resolved”.
