into consideration when you review the statement below.  My assistant [redacted],  is generally responsible for overseeing the maintenance and condition of properties.  He expertise goes back 18 years and we rely on his skill and integrity, plus, the owner has an input and corroborates his statement below.  Except for the term of the lease, 2 years not 3, I must abide by the final assessment.    I will, however, provide you with the receipts.    Finally, I am attaching a photograph of the garage floor that I took when I did a walk-through a few days ago.     Maggie [redacted] did not turn in a move-in form, even though it was provided and I always tell tenants when signing the lease that the form is important, so their security deposit is not responsible for per-existing conditions.  The concrete cleaning cost $200 for special chemicals & cleaners.  The oil was fresh.  [redacted] explained to me that he did make a hole in the living room wall when fighting with the neighbor about noise.  He tried filling it in and painting it, however, the paint did not match & patch was poor.  The result was that we had to paint the entire wall to match.  He had a dog there for 3 years and the the dust was all over and I explained to him that we needed more cleaning.The wear & tear to the grout and tile over 3 years needed to be cleaned, however, the owner paid for half of the tile & grout cleaning.  I had late fees removed for him twice during his tenancy, because the few times he was late were really anomalies.  Please let me know if you have any other questions.Thank you,[redacted]assistant to [redacted]

This business is a complete FRAUD on both tenants, and on landlords (or property owners). Management company NEVER returns a phone call, unless there is something that THEY WANT FROM YOU. If you as a tenant, on the other hand - request anything to be replaced, or fixed - forget about it. They act as an intermediate "slum lord", whom won't return your messages or emails.

My landlord decided to hire these mns a few years back, and the experience has been less than pleasurable. The HOA kept fining me for my lawn, which was dying due to a previously defective irrigation system in the front yard. Upon having an inspection with VEPM ; my agent [redacted] assured me that the lawn and other minor things around the home would be taken care of, no problem.

Weeks went by. Months. No calls, no emails, nothing... Then I got an invoice in the mail -- they decided to charge me an additional $50, after I had sent them $100 extra split between two months. I called and left messages. No reply. I tried for months afterwards. No response.

Then, as my lease is about to expire in a few months -- they send me a note with another lease agreement ; saying the fine is for not paying an additional $7 on my monthly rent for their "fees". Are you kidding me? You guys rack up a $100 fee out of a tenant for this instead of just informing them? What a horrible way to run a business. I call again in lue of the invoice -- again, no reply. These people are a perfect example of what should NEVER happen in this industry. I mean, they are literally making me want to move ; when I have no problems what so ever with the home or the neighborhood. Think my landlord will like hearing that? I still have their phone number, and I have a good attorney on retainer so I'm thinking this may be VEPM's last unhappy tenant. If your home is managed by Valley Executives Property Management --- RUN!!! They'll put on smiles and make you think that they are your friend and everything is fine --it's all just a big act because the minute you need something from them, they will not lift a finger.

Valley Executives Property Management, LLC is the most unprofessional business that I've ever had experience with. The home that we are renting has so many problems. Pryor to moving in they told us that these problems would be resolved. At move in day nothing was fixed! If you try and call you never get an answer. It took four months to fix a broken window, we've had a leaking shower for a month that hasn't been fixed. I could go on and write a book. I wish I would have listened to the other reviews about how horrible this company is. I can not believe this place can stay in business!

I have been using Valley Executives Property Management, specifically [redacted], for over 10 years and am extremely happy with his services. He is always professional, makes great recommendations and decisions and keeps me feeling secure with my property investments. He locates outstanding tenants and helps keep the property well taken care of when rented. I recommend his services to anyone!

Valley Executives took over the management of the unit we were renting after the agent of the prior company was issued a cease and desist order. Whenever there was an issue with the unit, they continued to refer me back to the other agent saying he was still overseeing the account. At the end of our 2 year lease the owners decided to sell the property. The keys were returned to the office of Valley Executives with our new address. 1 month went by with no contact or return of our security deposit. I emailed [redacted] who is listed as the Designated Broker and she stated she would follow up and get back with me later in the day. She did not. It wasn't until I emailed her again the week after that I received a voice mail from the prior agent stating they didn't have my address, then he said he was able to locate it. He stated the home needed major cleaning and excessive repairs that were time consuming. However, the property was listed for sale by Valley Executives within 7 days. They even stated the home was recently remodeled. I emailed [redacted] requesting that I not be contacted by the other agent again and that I preferred to work with her as the Designated Broker. She replied that she would follow up for me. 1 week went by. I had to email her again for an update. She replied back that there were no funds left in the account for the property and they had to wait on the owners to submit the funds. I sent her an email requesting an update 1 week later. No reply. I sent another email the week after that requesting an update. She replied back that the refund was processed and that repair and cleaning invoices were attached. I had specifically requested that we be given a chance to review any receipts for cleaning and repairs prior to a refund to allow time to dispute any charges we did not agree with. There was no attachment. She also asked that I contact the owner [redacted] or [redacted] with any further questions. I asked her to resend the attachments. No reply. I emailed the owner the same request and have asked for a copy of my initial fully executed lease, the extension, and any invoices for repairs prior to the return of a deposit with the request he reply back within 24 hours to my email even if he was requesting additional time. Again no response. I would never recommend the use of this company to ANYONE. They are horrible.

Review: Valley Executives has failed to fix issues in this house since we moved into the home in April. There were no mailbox keys and no garage door openers which we purchased with promise of reimbursement. We did not get reimbursed until August, 4 months later. There is a whole list of things not working properly or in good repair when we moved in. Missing outlets covers and light bulbs, No door stops, Neither toilet worked, Master bathroom shower leaks horribly, Master bedroom fan did not work, Cracked window in den, Holes in most of the screens, Knob on bedroom door broken, No pool vacuum, Dryer didn't work, Laundry room door off, No pool vacuum, No mailbox key, No garage door openers, Previous tenant smoked; it smelled terrible. Last week the garage door broke from the monsoon storms and is now inoperable. There are also water marks on the ceiling in the garage. We have notified them of both and neither are fixed. The only things to be fixed in the home since we moved in are the bedroom door knob, we brought in our own dryer and fan, the cracked window and the missing outlet covers. Nothing else has been repaired in the home. My biggest concern is the very possible growth of mold in the master bathroon and garage. It will need to be cleaned up properly. I Had to drag the recycling can throuh the house and will have to do the same with everything else I need out of the garage until the door is fixed. The office manager, agent and maintenance people have failed to return phone calls or emails in a timely manner, if at all. Even when they do, it is a week or more later. The master bath shower only gets worse; it now sounds like a rain forest in there and the bathroom constantly remains moist. We put it on the move in inspection and another repair request over a month ago. I have now resubmitted requests for all repairs and a pool vacuum. Some of these repairs are health issues and safety concerns.Desired Settlement: Fix every issue in the home within one weeks' time. Respond and fix all future issues within 24 hours. If this is not completed, we would like out of the lease at a time of our choosing with a 30 day notice to Valley Executives.

I have been a client of Valley Executives Property Management for a

few years.

I've been very pleased with the property management service that

they provide me.

Having left the area for a job, I needed someone I could trust to look

after my home when I decided to rent it out.

I have not had any trouble getting in touch with their representatives.

My phone calls and emails have always been returned promptly. Within

hours they provided me with photos of the property when the HOA has

claimed violations clearly contradicted by the photos. They have been a

great asset in dealing with the HOA.

All expenses have been well documented with receipts. Approval has

always been sought for necessary repairs or appliance replacements.

Rent checks show up in a timely fashion. Dealings with them have been

smooth and professional.

Valley Executives has been nothing but a complete headache for me. I can personally account for at (least) twenty un-returned phone calls, and complete denial when it comes to getting a response from them in regards to their complete unwillingness to communicate with tenants.
VEPM has repeatedly not fixed problems associated with my home, and does so by refusing to communicate with tenants.
Over two years ago, I asked them to fix problems associated with an Irrigation system, among other things. They fixed the other things, but not the irrigation system (which they said they would do) ; and continue to harass me with letters from the HOA which I am responsible for when the lawn dies due to a faulty irrigation system. It took them over a 6 month period last time just to get their people out here to fix major problems with the pool plumbing, etc. Now I am having another problem with the pool, and I stated this on July 1st, 2014. It's not July 25th, 2014 and I have repeatedly called, left messages, emails, etc.. without ANY response from this sad excuse for a business.
I feel that VEPM is doing a great injustice to both their tenants, and the homeowners whom entrust VEPM to "manage" their properties for them. I am sure other(s) have had similar issues with them ; due to their [redacted].com review status as well as [redacted] review status. I'm not the only person who feels this way. This company is sadly just an intermediary "slumlord" for home owners whom do not want to deal with management. But don't think for once that they will "manage" anything with exception to your money.
I will be filing a lawsuit against this company, so my review is just here for others whom need evidence that this company has disenfranchised them, their homes, and their pocketbook.
