To Whom It May Concern, Permission was not given to the tenant to remove any of the posts at the propertyThere was sufficient room for parking with the posts in placeThe owner specifically has the posts in place as it prevents persons from parking on the grass area(s)Attached are photos showing that the posts were in place at the time of move in for the noted tenantBecause the tenant removed the post(s) without permission and the owner requested they be put back in place (new posts needed to be used for proper setting), the charges to the tenants ledger stand as chargedTenant has been mailed several copies of their tenant ledger along with a specific letter noting the charges to her accountAdditional questions can be directed to the Property Manager, [redacted] Regards, [redacted] Valley Oak Property Management

Below is a brief timeline of the work that was done on the unit: 05/11 – contacted by tenant to state that the AC was not working properly. Vendor was sent out and found that the unit needed Freon. Added Freon and confirmed it was blowing cold air.06/27 – contacted by tenant to state that...

the AC was not blowing cold enough air. Vendor was sent out and found that the unit was in fact operating properly it was just an extremely hot day and having trouble keeping cool. Confirmation of unit working properly via Vendor 06/29.07/06 – contacted by tenant to state that the AC was again not working properly. Vendor was sent out and found that the condenser belt needed replacement. Approval for replacement was given and vendor scheduled repairs.07/07 – contacted tenant to confirm unit is working. Female tenant acknowledged that the AC was then working properly.07/08 – contacted tenant to confirm unit is still working. Female tenant acknowledged that the AC was then working properly.07/11 – tenant contacted our office and asked if they could send their own vendor out to give a second opinion on the unit working properly. Tenant was told yes, but the expense of the evaluation would be the tenants responsibility as the Vendor contracted by VOPM confirmed the unit to be working properly.07/27 – contacted by tenant to state that the AC was not working properly. Vendor was sent out and found that the thermostat needed to be replaced. Review: My husband and I have been living at village oaks for 4 months. During this time our AC has broken a total of 4 times.

We have made several attempts to get a hold of the property manager, property management office, handyman and vendor, however: Each and every person has failed to answer the phone and do their job.

As of July 6 2016, we have been without AC in our apartment for 12 days straight. My husband suffers from severe asthma, because of that, we have been living with our friends at their house because my husband literally cannot breathe in that house and starts having asthma tracks due to the air quality in the house

Every month we have paid rent on time and been good tenants. However, this is extremely outrageous. In our lease it says that heating and cooling will be provided, however a total of 25 days since we moved in we have been without AC due to the fact that no one calls us back or makes an effort to fix the problem.

At this point we are not sure what to do. We have spent almost 3000 dollars in rent and have not been able to sleep in our house because of the weather being 94 degrees inside the house.Desired Settlement: For the time we have paid and not been living at the apartment we would like a refund. Along with that we are proceeding to sue Valley Oak Property Management.

Review: This property management company is adding new fees and/or charges to my rent on a monthly basis. When I give proof of payments made for the charges they are not accepted and new fees are added the following month. When I have asked for someone to explain the fees I was told "I don't have to tell you what those are for." I believe that is an illegal business practice. If they are not made to be accountable how much money are they making off each renter?Desired Settlement: I want to know I am paid in full and I do not want any new additional fees. I also want proof of what the previous fees are for.
