In May 2016 I was needing a loan for property in Sun City, AZ. Homeowners Financial told me that the appraisal would cost $475, but I was not provided with any documentation that stated why the charge was so high. I asked to have a different appraiser, as I knew from experience that appraisals on home typically run in the $300 $350 range. She said I had no choice who to have appraise the property. I was relieved to see that the charge for the appraisal was written on the report at $360. Because of the discrepancy, I asked for a refund of the overcharge of $115.00. Value Trends did not return my phone calls. The loan company stated they would fix this after the closing on the property so as to not jeopardize the closing. I had placed the charge on a credit card and would dispute the $115. I didn't want to sign for the $475, but had no choice at that time as I was moving from Tennessee to Arizona and had "too many irons in the fire." After the move I disputed the $115. It wasn't until then that I saw paperwork on what the $115 was for - it was a management fee! Apparently this management fee is to make sure that appraisals are done correctly. Upon further review of the appraisal report I found a couple errors. The sale price on the property was incorrect, and two figures contradicted eachother. The appraisal cost was written on the report at $360...why did it not say $475 instead? I brought this to the company's attention, but received no response as to why these errors were on their report despite management overseeing them. They didn't negotiate with me at all in removing this additional fee. The loan company never followed up with getting this issue resolved either. The credit card dispute could not override the added $115 charge because a contract was already signed on the house. For these reasons I would not recommend any loan company that uses Value Trend for their appraisals, unless you don't mind not having their breakdown of cost information in advance, and don't care that you are paying a management fee for documentation that may contain some error.s Side note: They did have photos and comparable properties listed that obtained the loan. Therefore, this rating is between a neutral and a negative.
