Builder will not resolve covered warranty items. My wife and I have been promised resolutions and builder has no showed multiple times.My wife and I purchased our first home a new construction in November of 2013 from the Builder: Valu Homes (Owner: [redacted]). Who was also our Realtor: [redacted] (Owner: [redacted])Since closing we have had unresolved issues in his workmanship and a continually growing list of items needing attention. Communication from our builder after our closing has been little to non existent. I have records of every E-Mail since first meeting with the builder in July 2013 before our closing to Present, as well as saved Text Messages between myself and the builder. We have been told numerous times he was sending contractors to resolve the issues and he nor anyone ever shows. These emails show my wife and I reporting all of our issues numerous times and the builder telling us he would handle them and they are still unresolved after just over a year now. We have contacted our Home warranty company, who hasn't helped aside from also trying to contact the builder to no avail. The home warranty company has asked for us to pay money to help in resolving the issues. Complete List of Issues at Bottom of PageMy wife and I desperately need help in getting these issues resolved. I can provide all necessary documentation showing our continued efforts to communicate with the builder as well as his acknowledgment of the issues at hand. Also we have copies of Warranty information, showing all of our complaints are covered by the builder completely. List of Issues:Outside Home Issues - * Screen Door on back Porch needs to be adjusted to Open/Close Properly without dragging ground (Was a pre closing walk through item never handled)* All columns on front porch need to be recaulked where boards above rocks are seperating from each other and the columns repainted with exterior paint to prevent mold* Top most pieces of siding (Garage Side of Home entire length) need to be nailed they keep falling and have to be reinstalled constantlyGarage - * Hot Water heater has electrical short if touched by hands you are shocked by high voltage electricityLaundry Room - * Trim around door entering hallway from Laundry has a chunk missing, was previously patched by your Contractor [redacted] after closing and still is unacceptable was told he would return to fix and he never came, it needs to be properly fixed or trim replced and repainted around door. (Was a pre closing walk through item never handled, also brought to attention of [redacted] at 30day walk-through)Master Bedroom - * Molding around ceiling is seperaiting from ceiling and has seperationg cracks at joints needs to be caulkedMaster Closet - * Behind closet door builder removed shelf before closing to allow door to fully open and the holes after removal need to be sanded/patched/painted. (Was a pre closing walk through item never handled)Master Bathroom - * Countertop needs to be recaulked where pieces meet each other and meet walls* Molding at Floor level has cracks in corners and has seperations between joints need to be caulked* Trim around both windows need to be caulked* Grout Lines in Shower need to be repaired, they are cracked in multiple areas* Sheetrock by left side of shower at floor needs to be patched and sanded/painted (Was brought to [redacted]s attention at 30day walk-through and never handeled)Kitchen - * Small pile of dried tile grout beside island on tiles needs to be removed (Was brought to [redacted]s attention at 30day walk-through and never handeled)Dining Area - * Chair rail needs to be caulked where it meets with wall and at joints from seperationLiving Room - * Trim around ceiling neeDesired SettlementWe want all listed items to be resolved by licensed contractors immediately, or a blank check to hire our own contractors to resolve all issues. (All items listed are covered under documented Home Warranty and their resolution have been agreed upon in communications with builder but not provided) I can can provide ALL documentation of this.
