Re: ID [redacted] I was first contacted by Mr [redacted] and asked to do some home improvements on his rental propertyI explained to him that I was very busy but, I would definitely make time for himHe met me at his property that SaturdayWe went over the things needing taken care of at his rental propertyI let him know I would put him on the list, but, other jobs were waitingHe first wanted an estimate but, then called and said he didn't need oneHe just wanted me to do the work.On my first rain day, I told him I could install his entry doorSo, without taking any payment in good faith, I installed his doorA week or so went by, then on the day after Christmas Mr [redacted] contacted me pushing that he needed his job done for himHe had stated that if I couldn't get to it right away, that he may look to hire another contractorI assured him I would get to it for himI let him know I was going to push him in front of my next scheduled jobHe was happy about that and again assured me that it wasn’t about moneyHe did not want an estimateHe just wanted the job done by my crew and myselfWe went to elementary through high school together, so we had a common trust in each other and as far as I'm concerned we still do.The next Monday, as arranged, I started the demolition on his bathroom floor, the subfloor and floor joist were deteriorating do to moistureI installed new joist, put down new 3/plywood for subfloor and layered it with 1/luanThere was an 1/“ difference where the transition from old subfloor to new do to some swelling from previous moistureBut, where we tied into the old it was dry and soundI then built a wall to close in the tub and shower, installed tub and shower, and shower fixtures.There were a choice of handlesI installed that plastic one which matched the existing fixturesThen I hung and finished the drywall around the tub and the newly constructed wallThen I tore out the old window frames in customers crawl spaceBuilt new frames and installed new glass black windows with vents, and mortared them inThis was all out of pocket except for the tub shower surround and bathroom doorWhen this was completed, I was asked to address the bathroom ceilingThere was wallpaper on it that I could not get completely off, so I let the customer know and we decided to try and skim coat with drywall compoundAs suspected the wallpaper bubbled and was unsatisfactorySo we then installed drywall on the ceiling and finished it with compoundWe then went to install the bathroom door, but as with the tub and shower surround, Mrs [redacted] had ordered the wrong size.I ordered the correct door and while waiting on delivery moved back to entry door [redacted] wanted the door and frame raised which I saw as no problem to do, so I reinstalled the door, built new trim, and jamb extensionsI stuffed the new door with proper insulations and caulked the J channel with color matching caulkingWhen all was complete except waiting on the right door for the bathroom we picked up all of our tools and cleaned the kitchen, living room, hallway, and bathroomNot only did I sweep but, we also mopped up the mess that came from back and forth from outside.There was talk about me installing new flooring from kitchen to hallway and throughout the bathroomSo rather than addressing this small issue, I decided to wait until we were doing flooringThis could be addressed of waysJust before installing the floor, you could apply floor leveler, which is a mix that hardens quickly andmakes for a smooth transitionThe more costly option would be to apply another layer of luan, and you would still want to apply floor leveler for transition.I sent the bill and was contacted by Mrs [redacted] She had stated that I needed to send her picturesShe also stated that the invoice( that I have been using for years) was not sufficient for herShe then told me to break it down and add that this work was due to renters neglectDue to the fact that I did not see the place before or after the renter moved out, but months after, I told her that I could not rightfully label itthis wayWhen she had called me with her expectations of the said above, I could not get the chance to explain any reasoning of my situationMrs [redacted] was loud, vulgar, irate and reluctant to hear any explanation on my behalf and repeatedly threatening legal action and was stating she would refuse paymentShe abruptly ended our phone conversationShe did send me the first and final payment in check, stating disagreement with the charges in the note on the check.I contacted Mrs [redacted] a week or so later when the door I had ordered/purchased had cameMr [redacted] meet myself at the property and I installed the doorHe stated he was pleased I asked if there was anything that needed addressed he said, “No”He thanked me for the work I’ve done and apologized for his wife's behavior toward me.Sincerely,Randy S [redacted] Owner/Operater Venango County Construction Company

Review: Randy S[redacted], owner was asked for a quote on work that we needed done at our rental property located at [redacted]. Several weeks went by and we had not received one. My husband called him and asked if he would be able to start work on the property. Mr S[redacted] and a helper started work and within 2 weeks was finished with what we asked him to do. He called us with a very high final billed amount. We asked for 2 detailed invoices. One breaking out the charges for damage caused by our former tenant and one for upgrades that we wanted. We received 2 invoices but the charges where separated incorrectly and there was no detail breakdown for cost. I texted Randy several times and spoke to him that same day on the phone asking him for the corrected invoices and photos that were taken of the damage. He called my husband asking for his check the same day I received the first invoice. I told him that I did not have a problem sending his check out but that I needed justification for the charges since I was not given a quote. He assured me that he would get me whatever I needed but he needed to pay his suppliers and wanted the money now. I sent the check out the next day. I still a month and half later and several email attempts have not heard from Randy or received what I asked for.

workmanship. The drywall above the shower was not sanded and left unfinished. The wrong shower handle was installed. The shower head was not installed. There is a 1/4 inch gap from the new subfloor to the existing subfloor. They left a mess for my husband and I to clean up.Desired Settlement: I would like my photo and corrected invoices. I would also like a detailed bill breaking down the charges. I believe that I was over charged by $1500.00. So if the owner can not justify the charges to me then I would like a refund of $1500.00
