Review: Bottom line up front: We purchased a house in October 2013 and used Versatile as our titling agent. The original property deed they sent us was wrong and did not include my wife's name. Today, on 10 JAN 2014, we still have not received the corrected deed to our new property and I am unable to reach [redacted], the owner of Versatile and the person supposed to be handling my paperwork and resolving the situation. This was our first time buying a house, is still very inconvenient and stressful, but I don't know if this is a legal issue yet.

The Whole Story:

1. When purchasing our house, on the day of closing, the Versatile representative (closing agent) that met my wife and I had an extremely strong foreign accent, English obviously was his second language, and was unable to explain the LEGAL papers that we were required to sign. This was our first time buying a house, there was a stack of papers, and he could not explain any of them to us. English also is my wife's second language, so this added to the stress of the situation. It was so bad that my realtor eventually had to speak Spanish to the Versatile representative, and then translate back to us in English.

2. After signing all the papers, we received a copy, but Versatile needed the originals in order to issue the final deed/title and survey...etc. It took over one month to receive the final paperwork, and after reviewing we realized the Deed was incorrect. The Deed, the most important document, was incorrect by having only my name listed without my wife's name, and it also specifically labelled me as UNMARRIED.

3. Today we have lived in our new house for about two months and two weeks, and the situation is remains unresolved. For the past FIVE WEEKS, I have left many many messages on voicemail and with the receptionist for one of the owners named [redacted] to contact me, but all I get is silence. I understand that there are two owners, but unfortunately the second owner has been in Argentina this whole time. Additionally, I have of course been in contact with my realtor, the seller's realtor, and the seller's title company, and none of them can give me an accurate account of why this is not being fixed.Desired Settlement: My desired outcome is that Versatile finish the job by providing me with a finished, correct, and notarized Deed to my property. Additionally, in light of the amount of time I have spent attempting to resolve this situation over the past five weeks, I would a refund or billing adjustment. I currently work as a contractor for the Department of Defense and make approximately $60/hr. I have spent approximately six hours in total (over 5 weeks) on the phone with the Versatile receptionist, my realtor, the seller's realtor, the seller's titling company ([redacted] Title), typing emails, writing online reviews, and seeking council from experienced professionals in the real estate industry (who recommended I approach the Revdex.com before going the legal route). I believe that an adjustment/refund in the amount of $360 is very reasonable considering the thousands of dollars I was required to pay Versatile for deed/title/and closing services.

I am rejecting this response because:

It gives no explanation, and it proves the correct deed is still not finalized. It's good to see that they finally re-draftedbthe deed to include my wife's name, but I need to see the signatures of the seller. My wife and I have already signed and returned the newly drafted deed and now I need to see the final.

Review: On 09/30/2013 we went to closing on our home, but it did not happened, because seller had not completed the repairs requested and needed. We reschedule closing for 10/11/2013. Our realtor called back a few days and told us that all issues were fixed and that the seller wanted to go to closing on 10/07/2013. We agreed. We did the walk through on 10/07/2013 and the list was still not completed. We went to closing and an addendum was written up and signed by both parties. The addendum stated that $1000.00 will be held in escrow as collateral and released to buyers if all work was not done by 10/15/2013. The seller did not meet the deadline. Both the underwriter/closer and our realtor requested that we give them another opportunity to fix these issues. They have fixed everything accept the stairs and the brick mailbox. The last conversation was on 11/08/2013 and the closer said that she would e-mail the seller’s realtor letting them know that she would release the funds to us. We have attempted to work with seller from 09/30/2013---through today and still getting the run around. Our realtor has told us that this is between the title company and us and we should not be calling him. The underwriter does not respond to our e-mails or calls and the only updates we get is through the realtor. We have texted, e-mail and call requesting an update our realtor and closer are not returning our calls or responding to our e-mails. Documents can be provided if needed. The issues that still exist are garage remote control missing Never replaced; stairs not fixed and mailbox. Seller realtor was sent the pictures of the stairs and invited to come by and look at it, but has never came. At this time we want this resolved the money released to fix the stairs, replace the garage remote and mailbox so we can move on.Desired Settlement: Funds released and check issue.
