Review: In January 2015, I experienced significant water damage in my master bathroom closet. The water damage spread to my carpet. The damage was due to ongoing construction defects in my unit. Vierra Moore, HOA Property Management received a settlement on behalf of the homeowners to repair construction related defects. In 2015 they selected [redacted] Contractors to perform the repairs. [redacted] sub-contracted with SRL Construction and the sub-contractor repaired the water damage and replaced the carpet. The HOA Board of Directors are aware of the issues in my home.

In March 2016, I experienced water damage in the same area repaired in 2015 by SRL Construction. The water damage again spread to my carpet. Vierra Moore, authorized [redacted] Facility Services (MFS) to make the repairs in the bathroom, however, Vierra Moore refuses to address the water damage to my carpet. They insist the damage in the bathroom and carpet are not related therefore they are not liable. It should be noted MFS contractors personally witnessed the water damage to the carpet when they came out to inspect the water damage in my bathroom. I have contacted Vierra Moore ([redacted]) several times to discuss this issue but she will not respond.

I have not slept in my master bedroom since March due to the strong odor of mildew.Desired Settlement: In 2015 Vierra Moore accepted liability for the construction defect damages in my home and authorized the repairs to my master bathroom and carpet. The 2015 repairs failed, which again resulted in water damage to my master bedroom carpet.

I want Vierra Moore to use the settlement monies they received to repair the construction defected related damage to my carpet which includes mold removal

This property management company has significantly dropped in quality since the year 2000, when I first moved to Independence at Mather. It takes numerous emails/ calls to get someone to address landscaping issues, such as maintenance of our front bushes and trees. For example, I had to contact Cathi Barrett 4 times before she finally handled a fallen tree concern. When I asked her why it had taken so long, she was rude, condescending and dismissive over the phone. I have also had issues with their accounting department which routinely misapplies payments to my account. Just this year there have been a total of 3. Getting the issue straightened out takes time out of my busy schedule. I have always been a homeowner that pays on time and abides by the rules and regulations, but this company doesn't seem to understand that they are here to serve us. We should not have to beg for service, or be made to feel as though we are burdening them with our concerns or requests. Their website states "We understand we’re in the “Customer Service" business. We constantly strive to exceed your expectations and help you meet your community objectives," but they are clearly lacking in EVERY way, from their Community Manager to their incompetent accounting department.

This organization has mastered not being able to provide even basic customer service. In this particular industry, this type of continued poor behavior and their unethical practices are unacceptable. They won't return phone calls, are extremely rude on a consistent basis, can't even do their basic job of reasonably running a HOA management company, are unprofessional, unresponsive, and intentionally withhold necessary information.

Review: I have sent many request to this management company about out landscape in the front that is not being taken care of and have had not response back.2nd issue was dogs (6 of them) barking at all time at night and day. Sent request to management to take care of this, 3 month ago they were to notify owner but as of this date still problem.3rd issue is they sent a letter out 2 months ago that the trash can were on the side yard and to move them out of site. This was done and on 3-25-14 I received a $1100 violation fee, even though I sent them in a photo that the can were not there.Desired Settlement: I would like them to take care of these items in a timely manner, we pay there salary!!I would like them to go by and see that a violation has been taken care of since they can go by to spot a violation

I have reviewed the response made by the business in reference to my concern, and find that this resolution is satisfactory to me.

After paying all my dues for HOA in 2014, I get notice from the collection agency stating that dues were not paid. They happily cached my online banking checks but manage to not credit my account! When I called up, person on the phone was simply rude and unprofessional. This is the worst service call I ever experienced in my life. Person slammed and hung up on me without having proper conversation. When it comes to maintaining the front yards, part of basic HOA service, they simply fail to do a good job at it. Front yards have running water and replacing sprinkler etc is not taken care of. In the modern day banking, one would expect to have e-bills and not paper bills but alas, if they can't clean the yards, what else to expect!

Review: VierraMoore is refusing to provide landscaping services to my backyard slope, even though this is required by contract.

VierraMoore maintained my backyard slope in 1997-1999, after I purchased the property. The diagram I received from the builder says the backyard slope is common area. I have e-mails from 1997-1999 showing VierraMoore maintained my backyard slope, including discussions about getting the tenants' phone number so they could get access to do the required landscaping. Then, when my new property managers took over in 2001, they stopped maintaining the back slope, apparently unethically taking advantage of the fact my property manager was not following up with VierraMoore. In August 2012, I started managing my own property and demanded VierraMoore resume maintenance. Now they claim they do not have to do this!!! I talked to surrounding property owners this week and their backyard slope is maintained. My departing tenant stated they just bought a property in the development and the HOA is maintaining that back slope. In addition, the tenants leaving in March 2013 also stated they had seen the HOA landscaping service doing landscaping on surrounding properties. Yet they still insist they do not have to do mine. This is just a blatant case of taking advantage of an out of area property owner to get out of doing work by hoping we do not know what is going on.Desired Settlement: They need to replace all the back slope landscaping that has died due to VierraMoore neglect, reconnnect the watering system to this area and maintain the area going forward.

Initial Business Response

This matter was forwarded to the Board of Directors of the Association back in September of 2012 when the complainant contacted VierraMoore. A letter was sent to the complainant with the Board's conclusion after extensive research in October of 2012. VierraMoore does not have the authority or the ability to resolve these issues without direction of the Board as the maintenance of the Community is the Association's responsibility. This matter has now been forwarded to the Association's legal counsel.
