Hello this will be my second complaint with Village Bank Mortgage Bank CorpDue to my loan being denied, I was due a refund of $I had given Betty C*** a check for $In which $for an appraisal and $for a credit reportI was notified that $was nonrefundableI'm perfectly find with thatHowever, the $was supposed to be refunded to me in fullWhen I received my refund check, it was in the amount $I called to the mortgage company to find out whyRoy A*** stated they had to pull my credit report again due to the first one expiring before the loan closedThat was not what Betty And I discussedIf I was approved for the loan and they had to pull my credit report a second timeThat means I would have to give $dollars moreJust so the house could be appraised for the price of $This company has dragged me for almost months and knew I didn't qualify for a longYet in still took me through the processA process that SrVice President Roy A*** states is how they do pre-qualifications for loansThis company has put a bad taste in my mouth and I will not recommend anyone else to Village Mortgage Bank.I would like to receive my $It is the principle of the matterOnce my $is received the matter will be closed

I also read no reference to the breach of confidentiality which occurred when Michael C** sent appraisal information to the incorrect real estate agent, one that was not associated with me at all. Not only have I been left homeless I am out of a large amount of money spent on the appraisal ($465), credit report fee ($75) extension with HUD ($375) which was never needed and repairs to the property ($450)My entire life has been altered because of $I feel that Village should be held accountable for the incorrect information I was provided when they told me once I get the $in my bank account I would be ready to close.

In which $465 for an appraisal and $30 for a credit report. I was notified that $30 was nonrefundable. I'm perfectly find with that. However, the $465 was supposed to be refunded to me in full. When I received my refund check, it was in the amount $439. I called to the mortgage company to find out why. Roy A[redacted] stated they had to pull my credit report again due to the first one expiring before the loan closed. That was not what Betty And I discussed. If I was approved for the loan and they had to pull my credit report a second time. That means I would have to give $26 dollars more. Just so the house could be appraised for the price of $465. This company has dragged me for almost 4 months and knew I didn't qualify for a long. Yet in still took me through the process. A process that Sr. Vice President Roy A[redacted] states is how they do pre-qualifications for loans. This company has put a bad taste in my mouth and I will not recommend anyone else to Village Mortgage Bank.
I would like to receive my $26. It is the principle of the matter. Once my $26 is received the matter will be closed.

Myself, agent and agents broker was advised that once I made the deposit I would follow the same same steps as I did with the $2000.00 but this time I needed to leave the money there until closing. I received a call from my agent around 9 a.m. asking if I was able to meet the condition of having $3000.00 in my account, I advised him that I would make the deposit and send confirmation to Angela. Within 15 minutes of that call from my agent I get another call from Michael C** with Village bank stating he had bad news, my loan had been denied because "we don't feel you are ready for a mortgage loan". He went on to say "you spend all the money you get into your account including the $2000.00 gift money". I explained that the $2000.00 was not gift money at all and only around $500.00 of the money had been spent since I had around $1500.00 in my account. I also advised that I only used some of the money because Angela said it did not need to sit in the account for a period of time. By this point I was very upset and ended the call with Michael Cao. I immediately contacted my agent to explain and he said he had also just received a call from Michael. 
To explain the $1000.00 EMD of which $800.00 was not accepted as sourced money. In reference to deceased Mother's June/July 2016 refi for VHDA Conventional FHA 20 ur home loan. Her loan was denied after she paid the $495.00 7/11/16 to Village Bank Mortgage Co., Betty Caylor. She never received any money back and died several months later. I am her heir and expect $465.00 refund that she was too sick to pursue.

Review: To whom it may concern:

I am in the process of buying a home. I had talked to a realtor who gave me Village Bank Mortgage because they have different programs for first time home buyers. I filled out several applications for pre-qualification. I spoke with a mortgage leader at [redacted] unit regarding getting a mortgage with them. The leader explained due to my bankruptcy, I had to wait until August. Which I was perfectly fine with that. However, Betty at Village Bank, explained to me that my bankruptcy wouldn't be a problem and she can have me in my home before August. Plus, I can get a FHA/ VDHA Plus loan in which will help me with my closing cost. I been in constant contact with Betty through emails. I still have all documented emails were Betty said all of this as well. I found a house I love, sent all the emails to Betty. Betty sent out my Pre-qualification letter to the realtor stating I was approved for the house and I could move in after the closing date. The closing date was supposed to be May 6th 2016. Everything was going smoothly, to smooth I should say. I started talking to Betty in January, and in April when my file went to the processor. Everything was fine. Before I know it Betty started asking for more documentation, for my car, discharge and bankruptcy paper. I didn't qualify for the loan anymore and had to pay out of pocket for closing cost. In which I had the money. Nevertheless, every time she came up with something negative I fix it and made it positive. However, she had been sending me emails to discourage me from continuing the process. I didn't understand why, until know. I have lost $359 for house inspection that shouldn't happened and other moneys that I don't know if I can get back. She has not responded to my emails or answer any of my phone attempts. Betty, instilled false hope, time, and energy due to lies. I even gave up my apartment on the false pretenses of me moving into my home. I was scam by Betty.Desired Settlement: I would like to speak to the head supervisor regarding this issue. I do not want another person or persons like me to go through this process. It is not fair that someone gives false hopes and dreams then snatches it up under their feet. Even when they knew before had the issues that was going on.

Review: I tried very hard to open a 15 year refinance mortgage with this bank but when they did not give me the rate and low closing cost I wanted they turned around and sent me a $22 bill for the credit report.Desired Settlement: Stop contacting me and forget about charging the $22.00 credit report fee.

It is the policy of Village Bank Mortgage Corporation to collect the credit report fee at or before application or at settlement. The fee is still due and payable even if the loan does not close. This is in accordance with [redacted]: Good Faith Estimate. The application was taken by telephone, and the [redacted] was unable to collect the credit report fee at or before application. The fee was disclosed to the borrower in the initial disclosures that were emailed to the borrower. The borrower acknowledged receipt of the disclosures in an email to the Lending Assistant, and later withdrew his application. No payment for the credit report has been received. No further attempt to collect the debt will be made.
